OwnerRez vs Track Vacation Rental PMS Comparison

It can grow with us a vacation rental business. We currently do not accept direct payments or have our own website, but we can expand to those when we are ready. We can post and coordinate multiple channels. We can share several calendars with our cleaners and maintenance contractors in an easy calendar format.

The initial setup is cumbersome. OwnerRez is a powerful software that must be set up correctly from the initial posting of your vacation rental. We decided to pay OwnerRez for additional support. We recommend that step for new users. It helped us to understand the full capabilities and scope of the software. The customer service is quick, responsive, and informative, and will work with you to get creative solutions. However, you cannot speak with someone on the phone. It must be done via email which is slower for quick questions.

All the information we need in one place and the ability to save time in most day to day vacation rental activities.

Doesn't integrate in to the same extent with all OTA's However, not really the fault of the software itself, more an issue with the API's of the OTA's

OwnerRez is a cost effective and flexible PMS for vacation rental providers. The engineering team is constantly rolling out new features and 3rd party integrations that help us continue improving the overall guest experience pre-stay, intra-stay, and post stay. Support has been amazing and allows me to focus on what we do best, which is offer our guests an unforgettable experience in our homes!

OwnerRez is so flexible it tends to spoil you, so being able to think of new features we'd like to have can sometimes be overwhelming for the engineering team. I don't think this is a problem with OwnerRez, but more of a function that when you offer such a great service, customers continue to want more and more features and 3rd party integrations!

OwnerRez is easy to use, and really simplifies that management of our beach rentals. I do a lot of my work on the weekends, and I still get quick response from the support team if I have questions or problems.

The pricing setup could be a bit easier to work with.

I have yet to find a feature that's "missing" from OwnerRez. Everyday it feels like I find a new feature and/or use for the software. It really does everything I need it to with other features that I didn't even know I'd want until I discovered and used them. Their customer service is absolutely wonderful. Every question asked is responded to quickly and in detail.

It's ugly. Truly this is a non-issue as a user, and one that shouldn't stop anyone from selecting OwnerRez to manage their vacation rentals. But the marketer in me knows that if this software was a little more aesthetically pleasing and intuitive, they'd secure more new users.

Customer service is exceptional. When we email a question, we get a comprehensive reply within 2-3 hours, always with screenshots and very clear guidance on what to do in the system. The system was very easy to set up, because there are recorded short videos that explain everything. The UI is extremely intuitive and the polar opposite of the vendor we pulled the plug on.

The reason we felt we owe OR this review is because there is nothing they could have done better. Anyone looking for property management or vacation rental software should know about OR.

It’s a dynamic software that thinks of everything that’s required to run a vacation rental business. Very often the solutions implemented with the knowledge of what the user needs even before the user realizes that it’s needed.

A guest two way communication module would be appreciated. So that all guest communications can remain within the OwnerRez CRM.

- Calendar needs to sync in real time. I like to know immediately when a booking comes in - as is, the sync takes up to an hour.

There are still more features on OwnerRez than I actually use. This is not a 'con', but it is critically important to take the time to understand how you are supposed to do what you are trying to do when using OwnerRez. OwnerRez has been instrumental in growing our vacation rental portfolio from 2 units to several more. The software makes cross-listing among different booking channels a breeze, and the single reservation calendar helps us keep a firm handle on all our reservations. If I had to pick just one favorite aspect of the software, it's that, once fully implemented, we are able to offer direct bookings and are no longer tied to the big players in the vacation rental industry. That means we can enforce our own policies on house rules, guest damages and more. OwnerRez gave us that freedom. My second favorite aspect was the integration with dynamic pricing software, which has led to an almost 50% increase in gross revenue from previous years.

OwnerRez wasn't the easiest to implement - we took about a month to fully integrate, and learn the ins and outs of the software. The OwnerRez tool is a HUGE time saver for us to automate, track and communicate with all our guests, both direct bookings and OTA bookings. We especially love how well it keeps our availability calendar synced across the four different OTA websites that we use to market our vacation rental home. We also love the reusable e-mail templates that make it easy to automate our guest communications while using fields to still personalize the content of the e-mails.

Once I figured out how to use ownerrez, it is amazing. I love the ability to send rental agreements and collect security deposits as well as sign up for additional services like rental guardian

It’s a steep learning curve. I think setting up templates and triggers can be quite difficult and not intuitive, especially having to set up ones for Airbnb and non-Airbnb.

Great value, especially for smaller operators like me. Customer service is immediate, personal, and helpful.

There are some integrations that are not yet implemented, but some also require a user to manage more than 5 properties (not an OwnerRez limit - an industry-wide threshold).

Purpose build for the vacation rental market and the features and capabilities align are so well conceived to align with all the major booking channels, inquiries, and direct. They cover day to day nuances as this overall market is evolving and think about ways to make the property owner more successful and avoid risks. They have tools and reminders that help those of us who are new to the industry optimize our listings as well.

While the set up covers what is needed, the expansive feature set requires time to optimize the listing. Well worth it though compared to limitations of other systems.

For a newbie, learning from scratch, this software is super easy to learn. There are videos associated with the features of the software. If you couple that with the Concierge service they offer, the learning curve is manageable. Concierge service is 10+stars! Worth every penny. The customer support is very quick in responding to questions via email and they help guide you thru the process to become successful with managing your own vacation rental. I HIGHLY recommend OwnerRez!!

It's functionality is so thorough, they have literally thought of everything we need and it works so well. No glitches, no issues ever. I've been using it for almost 12 months and it's literally worked perfectly the whole time. It's also very cost effective. Considering how much functionality and the direct API's with the platforms and quickbooks and pricing tools etc it's very very cost effective!

There was a little bit of a learning curve in setting it up but their customer service is so incredibly helpful and responsive!

Cross integration of channels to manage everything from one site has been a game changer for our rental.

Somewhat of a steep learning curve to start using. I paid for the proconnect service for a step by step help to set up my account. As some one who is tight on free time this was well worth the money.

Message Automation, Security Deposit, Travel Insurance and Damage Protection are the 4 big items I'm looking for to manage my rental, and OR had accomplished that.

GUI and workflow can be made better. Everything makes sense but sometimes it's hard to figure out where things are. A UI artist can make things way better.

So far there has not been anything to dislike or complain about.

There are so many automated templates to improve communication with each of my overnight rental guests. Ease of use Integration with my website and wi-fi door locks
