Pros

The Help Center is wonderful. Any time I have to call I get good response and answers to my questions.
Getting better over time, but the best of the bread so far. Hope they can maintain their competitive pricing and rapid development and not let it reverse like their competitors.
It has been a fantastic experience, many of my colleagues have switched to AppFolio and are as excited as I am to see what they add next, as they are always improving their product.

Pros

I solidly and unabashedly recommend this software to any and all who ask my opinion, not just because the software works well and saves me time, but their responsiveness is fantastic.
Everyday, we feel like we find a new feature that we didn't know about before, that makes running our business easier, and they are adding more all of the time. The customer support is superb.
The management of those payments quickly got out of hand, but the ability to import those and allow OwnerRez to handle the automations quickly saved our sanity.

Cons

I hate change and had built a cumulative system of various software's to support our business. The idea of dumping all that into one system was scary and took some adjustment.
We have had new clients furious with us homes did not get listed or shown due to appfolio changes without warning. It really has gone from a 9 to about a 6 overall in the last year and a half.
Example, you can now email tenants/owners from their page. If the email does not go through there is no notification so we are unaware that tenants/owners did not receive our communication.

Cons

I had been using another property management product for a year that was absolutely horrible and had zero enhancements to the product while I was with them.
Before using the application I was strongly considering selling my properties, I grimaced every time the business line rang, and on more than a few occasions I inadvertently double booked.
This software does so much that truly complete configuration can take some time - but is that really a con. I can't really think of a con or complaint.
