It is the easiest Property Management software that I have used in my time as a Property Manager.
It is very easy to use. You have so many options in just one platform.
I think that the payments integration side can be a bit challenging, but overall it works well.

I have been a property manager for 14 years and so far on of the best.
I like that you can track each resident and run a ledger.
I do not like that customer service is in a chat. I would like to call and talk to a person.

On Facebook there is a group called Apartment Management and Maintenance Support Group. Every month there is someone asking which software package we recommend. I always throw out ResMan. It's inexpensive, but still a quality product. I've also recommended it to my personal HOA, where I sit on the board. I really believe in ResMan, its support, its reports, and the overall product.
I have used Yardi, Appfolio, Quickbooks and ResMan throughout my career. ResMan by far is the easiest to manipulate. It's a new product, and I like that the owners are willing to listen to suggestions and improvements. It has met my needs for everything property management has to offer.
Just small little items. For instance, on the lease expiration report, why would I ever want to mark former residents? It's set to default.

As a Property Manager of a small portfolio with limited employees, this software has changed my life. It has helped me organize, stay on track, and most importantly become more efficient.
I am pretty new to ResMan, so there isn't anything in particular I dislike at this point.

I love how user-friendly Resman is. I also love the fact that there is a support team I can reach out to if I have any questions.
I was using this software multiple times daily as an Assistant Property Manager however, I received a promotion to in house collections and there isn't a lot of good features or reporting to fully be able to do my current position.

There is no mobile app Traffic reporting isn't always accurate on different reports and hard to track. AP isn't the best, but that might not have anything to do with the software, but how the company has it set up.

The main benefit of Resman for me is running a large amount of Form Letters, emails, and texts. As the Assistant Property Manager of a large community of over 500 units, Resman makes my tasks of communicating with residents much easier and less time consuming. I have used several Property Management websites in my years of experience and Resman is definitely my favorite.
My favorite feature of Resman is the texting option and online payments. I can easily and quickly send out text alerts to all residents about emergencies, events, etc. With most residents they respond quickly to this feature as most people have a cell phone with them at all times. It has helped me as an Assistant Property Manager to have regular contact with my clients.
There is not anything I can think of that I am unhappy with at this time. Resman is very user friendly and also has training videos that you can watch if you need assistance.

From the very beginning of researching ResMan, implementing, and our ongoing usage, we have been very fortunate to have hands on availability to those that can help us with any question or issue that comes up. With online training and additional webinars, we have been able to onboard a new accounting manager and Property Manager in no time at all. We are extremely thrilled!
This is the easiest product to use. Coming from a non-multi housing background, but using programs like Yardi in my past for Commercial Real Estate, ResMan, without taking any training, is the most intuitive program. It has every report you could ever need, the integrations are seamless, and the navigations through screens is super easy.
On property teams struggle a bit with the ease of the software, as it is completely different from Yardi and Property Matrix programs but it really can do so much more. I'm sure 2 years in we still haven't used all the functionality offered to us at this point. Customer service was a little tough when you had a question in the beginning, but they have since moved to a new platform where you have a dedicated team and it works amazing.

The training was good and they helped get me going. Once I did it was easy for me to start learning and configuring it for myself.

Has good features, but ResMan can be slow with the most critical aspects of the business.
Organization and integration is the best part. Syncs up with bank accounts, inspection software and other various tools needed for successful property management
Customer Service/Help Line: On average, I'm on hold between 30-45 minutes Creating a New Property: Took 2-3 months for a newly managed property to be added to the system

This is a cost effective way to manage a property.
No way to download accounting to QuickBooks to handle accounting after selling a property. Needs instructions for Custom Reports. Customer service is very nice, but getting an answer is hit or miss and I often call other ResMan users because the customer service reps couldn't answer my question.

I'm very used to another system and this ine works very differently so I am having a hard time acclimating to this system
This software does have more functionality for Rental Property owners
The updates can be very frustrating when you are using these reports for Excel spreadsheets with formulas in them and your constant changes confuse these forms usage

Fantastic software, one of the best in property management!
Implementation was a breeze. Property documentation is easy to upload, sort and find. Reports are easily customizable.
Issues seem to come with every update. Tax Credit compliance features could be better and easy to manage.

I am able to easily navigate thru this site. I enjoy how easy it is to correct ledgers and line everything up the way it should be.
Very user friendly, love the live chat. Information is clear to understand. Makes your property tasks a smooth process to work with ease.
No real cons at this time, so far my favorite property management software to date.

Onboarding didn’t cover what we needed and our account rep and support is a steady disappointment.
The dashboard is simple. Getting around is not as complicated as other property management CRMs.
The features they used to sell us on the software do. not. work. They don’t offer an open API. The reports cost extra to pull exactly what you need.

ResMan is the most comprehensive software we have seen and/or tried for multifamily property management. It's amazing to be able to handle accounting, leasing, workorders, resident communication and everything from one place! I wouldn't want to do property management without it.
I can't recommend to everyone because ResMan isn't available for smaller properties

The best feature I love about this software is the search bar. You can look up whatever you need from that one tool.

The sharing of knowledge is vastly sped up with an integrated system like ResMan. Owners, property managers, maintenance staff have all the data they need in an easy to use interface.
The ease of use and everything you need to manage a property is in 1 system!
I wish you could integrate photos and other images into the email blast functionality. Email only supports text, or images must be attachments.

Overall, ResMan is a well thoughtout out system that was developed by property management professionals for property managemetn professionals. The ResMan team is highly trained, reliable, and always willing to help. The migration process is very seemless, the support team truly cares, and the software works like a true property management software should. Feedback from our on-site teams has been nothing but high remarks.
Software is user friendly, intuitive, and boasts productivity.
A few process could use an overhaul to be more modernized, but overall a great software.

I have been using ResMan for property management for about 2 years now and I love it!
I love ResMan! It is so easy to use, it does everything and if you make any mistakes they can be easily fixed!
What I like the least is all the glitches this software has, seems like weekly the server goes down. It is only for a short time but is still inconvenient.

The interface is user friendly when quickly trying to reference residents, but leaves a lot to be desired on the marketing department.
I love that our property managers are able to text and email our residents and prospects from one platform.
The email analytics are non-existent. This makes emailing prospects and trying to develop a quality strategy near impossible.
