Overall, its good software
Easy to use and manage leases and tenants
I loved that it integrated wit Happy inspector, except that my integration is problematic and not really functional. Borderline useless.

Positive. The software is exceptional. I just wish their customer support was on par with the software they provide.
Everything. It is extremely easy to use. Various integrations including PayNearMe is a plus.
Customer support is sometimes not available due to company meetings or events. They do give notice in advance however this is extremely inconvenient. They are also not available on the weekends OR in the evenings. When an issue does arise, they DO NOT follow up in a timely fashion.

I really like this software.
I really like how you keep track of owners and tenants all in one software.
I struggle with the accounting part of this software. I have a basic version so I don't have phone support.

Overall, this software is easy to use and reliable. I love how the engineers are constantly working at improving the software.
I like the ease of using the software. I especially appreciate how it automatically calculates totals and generates reports.
I don't like how sometimes we have to click through several links to get from one screen to the next.

HORRIBLE, HORRIBLE, HORRIBLE company and software
It can do everything I want it to do, if I have 3 hours to research, watch videos and contact tech support
This software is the least user friendly software I've ever had. Good luck finding anything, and when you do find something, like a lease, then you want to go back to the property to write a note, there's no going back, you'll have to start over from the home page. I paid in full for a year. I don't owe any money. My bank issued me a new debit card and canceled my previous card. Now I can't get into...

This software is great for the price.
The software is user friendly in the respect that is only takes a few steps to perform the most common functions. The reconciling process is straightforward.
I wish the software recorded prepaid rent as a liability. To do so, it requires a manual journal in the month rent is prepaid and then a reversing entry in the month the rent is to be recognized. Also, the process for offsetting security deposits with charges is not as easy as I'd like it to be. The charges don't seem to run through the reconciliation process the way I feel they should.

everything I needed for property management software
It seems to be able to handle everything you can think of for property management. The back office accounting is great and will make day to day operations a breeze.
it can be a little overwhelming with all the options you have. However, customer service is great and will walk you through anything.

The ease of using this software rather than to keep trying to figure out the other software programs that I have tried to start using.
It is so easy to get around in buildium. The tabs are all self explanatory. If they change anything is is always for the better. When you call the help center they are always very patient and helpful in answering all of your questions. I have never submitted a support ticket but I would imagine that they would get back to you as quickly as possible.
I do not have any cons for this software.

As good as any other software I’ve used
Ability for on line payments - I just wish it was easier for tenants to reach their accounts
I would like a a portal or address or website to tell tenants to log into.

Did you know that your subscription comes with a public website that prospective tenants can visit to learn more about your properties, complete applications, and set up an applicant center account? Overall it's a good software and we have been pleased with the ease of use and their ability to take requests and make changes to the software
I really like the ease of use. It's pretty simple to figure out for both managers and tenants. Tenants are able to pay their rent online which has made collecting rent and on time payments so much better.
The software has the ability to take payments for multiple months however in order to properly apply them on the months when you need to it doesn't have an automatic feature. Also, it would be nice if there was a way to go to a specific tenant and make payments on multiple accounts without having to go out to each account separately. We have storage units as well as properties and some tenants have multiple units. They would like to only make one payment that could be dispersed to all the accounts instead of multiple payments. It would be nice if the property manager was able to do that as well. In addition, I don't like the integration of the mobile app for the software. It's clunky and difficult to use. The older version was more user friendly.

Very user friends and generates a very functional workflow. Easy to categorize with photography. Easy to track renewals.
Lacks the ability to archive old resident's and could enhance internal search features. Sometimes does not save work.

We started our business with Buildium and are continually growing. It has taken us awhile to understand how Buildium works as well as the accounting system. Buildium's customer support staff had a positive role in helping us to understand the software as quickly as we did. Buildium team members are curteous, and willing to help. Buildium has been able to resolve most of my issues.
-Entry level software that grows as you grow -Customer support is always available -Software is growing and trying to meet the needs of the user -Software provide beneficial workshops and webinars to assist in learning the accounting process -Software automates the double entry method of accounting
-Would like to see more customized information on home screen dashboard -Would like to see more use of interface screen -Would like to be able to pull quick reports on anything or screenshots of any particular item in the software -Cannot hide/inactivate unwanted, unused, old chart of accounts -Would like to drill down 3 levels in chart of accounts

It's been two years since I started using this software; it has made my work load so much lighter. The software has provided nothing but satisfaction and smooth sailing. I have no problems with my internet, or the software itself. It has helped my business to tract all of my rents and deposits. There is not one bad thing about this so far. I will continue to use the software in all of business management. I recommend that you use this software for your benefit.
