As I live abroad ( ie. far from my rental properties ) having this software allows me to follow closely all the aspects of the business, although I use it pincipally for the financial data. Rent received, rent rolls, checks issued by the property manager, income and expense data for preparing P&Ls.
It took me some time to familerize myself with all the possibilities and I'm certain that there are still many that I ignore. If I lived closer to my property manager he could most likely assist me . There may be tutorials prepared by Buildium but I have so far not looked into them.

In the Help & Support menu in your Buildium account, you'll find Buildium Academy. There, you will find courses that will help you learn more about the various aspects of Buildium. Tracking leases and rent roll is easier, collecting rent electronically is a game changer.
All my info is in one place. One stop shop to manage properties. I think it will be easy to scale up as well.
There is a decent learning curve to really be able to dig in and use all the features and benefits. Some minor user features still seem to be missing, like uploading PDF files in lease templates and the elease editor seems to be behind the times from a other editors. Not a fair ask, but more "accounting" training would be awesome to help with bookkeeping knowledge. But Buildium is constantly improving and adding new stuff all the time.

The system works well until tenant pays early. When a tenant pays early you have to manually enter the rent for the appropriate month. Buildium does offer videos, but it is extremely confusing. It appears they have new employees who are untrained on this issue.

EFT/Prepaid rent/ If prepaid rent is not applied correctly your entire accounting system is off.

It was easy to set properties up, run background checks, and list my tenants and leases.
Setting up the rent and offsetting the credit was difficult. I never saw that I should have put in the yearly rent and the credits or else the rent income would reduce the amount owed by the tenant.

Super time saver- from contacting tenants, sending rent reminders or outstanding rent e-mails. Really easy to do at once.
Easy to search for what you need; everything in one area- can be totally paper free if you want. Start to end solutions- from applications to evictions. We are thrilled!
Being in Canada, there are a few merged forms we would love to have and don't - Ontario Landlord and Tenant Board Forms. In the Mobile version- don't like that all the payment types aren't there. There is sometimes a discrepancy/data lag in the information available on the mobile app vs the on-line full site.

Easy to learn to use the software. Outstanding balance view, lease ledger, lease expirations are very useful.
The direct deposit bank statements does not reflect which unit/tenant paid the rent. there should be a way to add this option in the system.

Helped to organize rent roll and maintenance management.
We have been using Buildium for about 5 years now. It is really good at the things the company wants to be really good at. Very easy to use, reliable cloud based application, integrates well with other ad-ons.
In a day and age when user flexibility and customization is the new norm, this company takes a "one-size-fits-all" approach to the software. Forcing people to adapt to using the software the way they want you to, as opposed to allowing you to customize the software to adapt to your preferences. They also arbitrarily make changes to the program's functionality with little or no warning. If you are fine with this sort of thing, then you will love the program. If you prefer things your way, I would suggest continuing your search.

We are a small company so the monthly fee kept us from jumping on board immediately. When we finally did jump on board we realized that the automatically added late fees actually were paying for our monthly subscription. The reports we can pull are an amazing tool to determine how each property or the company as a whole is doing.
Late fees applied automatically. Notifications whenever tenant is late or pays rent.
Can't add late fees properly on rent paid other than monthly.

Buildium is web-based and is easy to learn.
I dislike the unit pricing and prepaid rent function. The accounting function doesn't follow through to the tenant ledger in regards to prepaid rent. It makes it very difficult if a tenant prepays.

We were using QB for accounting and excel as a rent roll. Although that worked it wasn't very efficient

This is our main platform for all of our rental management.
The tenant portal is our main form of communication with tenants, and also in rent collection. Tenant Turner has been a great addition for managing showings.
The rent ledgers often disperse payments incorrectly if tenants make small payments over time, these disbursements are often not caught until 3 or 4 rent cycles have passed, and can be confusing to remedy.

Overall, I have had a positive experience, and it has simplified my business.
Imputing properties and collecting rent online was a painless process.
The accounting platform is a bit confusing. Adding expenses to a property seems harder than it should be.
