Great team. Responsive to helping us. Started without a partner bank and it worked great. Then we witched to a partner bank and WOW even better. Strongly suggest daily reconciliations with a partner bank. Call module is great.
It works. The different features are vast and come together well. If you are in the association management business you already know software is essential. I have worked in the below systems and CINC is hands down much better functionality and has more bells and whistles. Stay away from TOPS...seriously DO NOT USE TOPS. Yardi, Appfolio, & Frontsteps are okay but CINC brings all of their features together.
The cost was affordable compared to others, but it is not the cheapest. If you are in the association management business you already know software is the backbone of what we do. Do not go cheap, you will regret it. TOPS One was cheap and talked a good game but after 3 months of use we could not reconcile three months and had a massive data loss causing us to lose multiple communities. I have worked for years with TOPS, Yardi, Appfolio, Frontsteps.....CINC is much better than any of these other packages by far. We are working with the CINC team on the form letters it is really the only thing I think needs improvement but what is there does work.

Absolutely nothing, the entire process was a mess.
CINC doesn't have basic HOA management needs covered. No process to approve architectural requests. Getting approvers set up for invoices was a disaster.

Ties everything together and allows the professional management of our HOA members associations.

The robust functionality, the intuitive interface, the easy integration with banking.......all combine to produce an experience worth writing home about. We use the software in a managemeent company with over 300 homeowner associations, and the flexibility and full-featured software allows us to serve our clients with some of the most advanced technology available. A few screens need rethinking. For example, the screen in which you compose the message on a statement has potential, but the screen itself offers only a small viewing space. Integration with the web portal for homeowners and board members works, but is limited by some of the functionality of the legacy CINCWEB. The new web product being rolled out this year eliminates this bottleneck and restricted functionality and brings it into the 21st century, but until you upgrade, there can be some frustrations compared to other web products.

Very good on the whole but some nagging issues keep it from being perfect.
Intuitive most of the time and the integrations are industry leading. The accounting portion is fantastic.
Some of the features are extremely helpful in theory but need to be more thought out and fully realized. The correspondence template editor is atrocious. Training is far too surface level. More in-depth knowledge should be given up front. Much of what we have learned we've learned on our own and some of that has been contrary to what we were trained on in the beginning.

CINC has really helped us with better record keeping of homeowner account information and with all aspects of our accounting payables and receivables. It has helped us become more automated, efficient and keep more accurate and detailed records.
The software is Web based which makes it easy to access from anywhere.
The software periodically times out while in the middle of completing a task.

If your primary concern is banking relationships for ease of accounting, then this is the product for you. But if you need helpful reporting on the status of regular and preventative maintenance; that easily references material specs, standards, and warranties; you will be much better served looking elsewhere.
24/7 access to all owner account matters and various community data/reports
1) Getting the run-around. For example, being told "out of town for a week" without assigning an important issue to someone else. Meanwhile, making you think that progress was being made, only to discover that nothing was being done for 1 month. 2) Terrible maintenance reports- particularly, if you need a brief summary of work that was recently completed, still in progress and on-hold. For this will takes many pages as it fills the page with info that you don't need and must merge 3 separate report queries; 3) accounting glitches from 2 different management companies who use this program as being "Ghost" programming issues (from the words of tech support at Cinc) and thus never getting a real answer about the cause.
Thank you for this valuable feedback. We have searched our customer base and cannot locate a customer with the name of Paul H. It appears that Paul may be a board member of a homeowner¿s association. We do not sell directly to HOAs. It is important to note that since the time this review was written, we have made a number of improvements to address the specific concerns outlined in the review....

Ummmmm....this will take awhile to come up with. We are 6 weeks since we went live and this has been the worst 3 months of my life. Perhaps after a year, we might see some positives. Right now, there are none!
A/R - If you're used to clicking on an owners account to email a statement forget about it. Actually ANY report you want to view, you have to create a PDF, or excel file and you can not click on the items contained in the report to guide you to more information. It is a batch posting system, multiple steps are required before items are posted (often times requiring upper management posting). You...

Cinc Systems has been great it has taken my company to the next level. It has also allowed us to cut my accounting dept in 1/2 and put those employees in other rolls to help grow our company. I am working faster and more efficient with with a smaller staff.
The per user fee not per door! It allowed us to complete financials in a much faster time period and gave us a easy to use portal system.
No Quick easy way to document calls Its very important for us to document everything and the current system is very time consuming to document because of the different tags that must be entered A

We have used CINC for over 14 years and it has served our firm well.
Flexible and scalable. We have grown from a few clients and CINC has handled the expansion. Web-based access, granular security, homeowner and board member access create a portable and flexible management system.
It does not have a generic report writer or user-configurable screens.

CINC is beneficial to our company as it is used as our homeowner and accounting database and overall does what we need it to do.
CINC is a vital part of our day to day workflows. I do feel that the interface can feel outdated at times, but I also know that CINC is continuously taking steps to update the functionality and overall use to best fit the needs to their clients.

Sharing the work in real time. Access either from desktop or cloud designed to customization and best-in-class functionality. Excellent automated workflow process if the initial setup is done properly. CINC has the power to manage your business easy, flexible and collaborative. Also, helps with time management and efficiency which leads cutting business expenses.
Collection module. Alerts feature. Banking Module.
Violation module is difficult to setup or use form majority of users.

The software was easy to use and cost efficient. The company is constantly developing and redeveloping the product to keep up with our needs in the management industry.
Really not any cons based on the software we were leaving to come to Cinc. It took some time to get use to having to place a case to resolve issues, but the customer service has greatly improved and grown over the years.

Email notifications for tenants are a standard feature on pretty much every othe HOA software. Wonder why CINC refuses to move into the 21st century and sticks to snail mail instead.
Nothing of note really. Refusing to keep the software current will only make them irrelevant over time if they don't keep up with the other competitors
Violoations management is not really great. There is no way to send email violations to tenants when almost all other HOA software has email notification of violations. This is really not that hard a thing to implement.
