Truly revolutionary for our business. We definitely will be recommending this to others!

Pros

The training, onboarding, migration, and support. Getting started couldn't have been easier thanks to them holding our hand and walking us through the entire process. Switching from appfolio was no easy task, but they made it as quick and painless as possible.

Cons

They don't have every bell and whistle yet, but then again, we never really used them before either. This product is way more intuitive and user friendly since it hasn't been cluttered yet with an endless amount of features that no one uses.

DoorLoop- Best Property Management Software

Overall, this software has been essential to our business. We are very happy we made the choice to go with DoorLoop. I am so appreciative to their staff as they were very helpful as we got started and are always pretty prompt in responding to questions.

Pros

We like that this software keeps things organized and all in one place. We rely on the accounting feature as so much of property management relies on good bookkeeping.

Cons

As with all growing companies there are a few quirks about the software I would love to see develop better. One thing that has been a little bit awkward is when we onboard a property and the owner would like us to do some work before we rent it. The software has no way to let them contribute funds to their property. Our owners have ended up having to send a check in the mail. This has not been ideal.

Pros

As a developer, I appreciate the intuitive UI and the excellent support network. Their response time is incredible and helpful every time.

Cons

I like everything about the service. However, from a developer's perspective, I think the onboarding process needs to become more automated. We were considered a "larger" company, so they hand-held us through the onboarding process but I can only imagine how much of a nightmare that will become once dozens of larger companies are coming and going every week.

It is difficult to talk with Customer Service on the phone. They prefer you message them and the process is very ineffective.

One Year of DoorLoop

The whole staff has been very pleasant to work with. Having a personal training person has been very appreciated. He has checked on my progress, kept in contact with me and made sure that the transition to DoorLoop went smoothly. I have enjoyed the webinars that I have been able to attend. The information was very helpful. I would recommend DoorLoop to any property owner or manager.

Pros

I have worked with DoorLoop for a year now. I have learned a lot from this program. It keeps excellent track of all of the rents, payments and financials for me. It has eased the management of my rentals. All the updates they have done over the last year have made the whole programs even more efficient.

Cons

Very few things that I don't like. I wish units would be separated on the owner monthly report, for ease of identification.

Best Property Management Software out there!

Its great. I have used other software programs in the past and nothing compares. I give them 9/10! I see my business using DoorLoop for a very long time!

Pros

Everything! But I would have to say that the immediate online help center has been huge for me being new to this program. But also the overall ease of use and super friendly interface. Another major perk is the owner and tenant portals that your clients have 24/7 access to all their financials, rent payments, and maintenance needs.

Cons

I wish they could update or switch their outgoing payment processor. I do not like checkbook.io and how outdated it feels and looks. Also the processing time with them is too slow. I just end up transferring rents from my business bank account instead. Its an extra step for me, but I can get my clients/home owners paid way faster

Beat QB and few other PM software that i already tried

It has been an absolute pleasure and amazing customer service, good customer service means nothing if the product is a no go but with these guys its best of both worlds.

Pros

It has been an absolute pleasure working with DL. Very well thought off software. The accounting modual definitely beat QB and I am a heavy user of QB. Having everything in one place make it very easy to manage the accounting aspect of PM but also other type of work that I do. I am currently using this software for some of my loan management for example and I cant wait until they open up the API and allow for some customizations because at the point this can even replace my CRM

Cons

Need open API's pleasse and intergrations, also the ability to customize some of the fields. For example would be amazing if we can rename some of the tabs. One last thing, please allow us to upload an attachment to payments it just seems like an easy fix

Doorloop is great!

I would give Doorloop a 10/10. Great customer service and a great product. It has been essential for growing my business and streamlining processes.

Pros

Doorloop hs fantastic customer service. I can accomplish everything I need in Doorloop but when I run into a question or roadblock, it is easy to get an answer and get back up in running in a matter of minutes.

Cons

I was sad that there are no graphs or charts to show expense trends, NOI trends, revenue trends, etc. It would be nice to have a graph feature where you could easily see NOI by month and make sure you are trending in the right direction. I realize I can export to excel and create a graph but that is cumbersome.

Why I choose DoorLoop

Great customer service and very responsive to our feedback for improvements. I don't hesitate to recommend it to other apartment operators for their business.

Pros

DoorLoop has an ease-of-use scale that allows you to get up and running with your property business in a very short period of time. The ability for residents to access a resident-facing portal was important in this day and age. I compared competitors and their products, availability of a resident portal, on-boarding time and chose DoorLoop because it allowed us to get moving on with understanding the apartment community and it's "quirks."

Cons

Limited option for screening and background check and lack of integration with BlueMoon TAA online lease application. The DoorLoop's partnership doesn't allow us to take advantage of the revenue stream we could otherwise have with some others. The current offering costs twice as much which means our residents would be paying more for application and screening fees. Our own business relationship with...

We love the ease of use with this software. As well as the amazing customer service staff! Any time we have an issue we are assisted quickly ( usually less than 10 minutes )

Cons

The only complaint that we have is when we first signed up for DoorLoop we were able to run credit card payments through the portal. Now it says impersonating a tenant. We have quite a few guests that stay with us annually and used to take their payments through the portal but now have to have them write a check or utilize square.

Great software for property management

Overall, I am very happy with the software and I am currently working to master it to make the most of all the features it offers. Great, easy to navigate platform, and the reporting features are similar to more expensive similar software I have used in the past. I wish it was integrated with the PetScreening platform.

Pros

I appreciate the corresponding "Need Help" information buttons for whatever task you are attempting in the software. It is a very user friendly platform, with a central "Create New" button to lead you to any task needed to be performed. I went with this company because of the owner and tenant portal options. The accounting features, and "application to tenant" process are very simplified and time saving. Amazing reporting and maintenance features.

Cons

My cons would be that the accounting is property related accounting, and if you need to account for monies such as interest and opening bank deposit you have to create a "dummy property" to account for that money. It took awhile to get the online payment portion set-up and the starting limits on amount of money allowed to be collected online for rent was too low and took extra work to "ask" for it to be raised, and until the limit was adjusted my tenant could not pay through the tenant portal. The cost to send documents through the software to be signed such as a lease are charged per transaction, and seems high to me, but you can also upload a signed lease so you don't have to use it. The tenants are also charged a ACH fee.

I really like it. I almost don't want to tell others, because once my competitors see that Appfolio, Yardi, or other platforms don't really offer what you need. And not having to use Quickbooks is great!

Pros

I love the platform and look of it. It's so easy to navigate!

Cons

The lack of training in the short time frame allowed. It has excellent modules for self-teaching, but the components offered are so good, you want to be able to have someone help you set a goal line of setting things up, and seeing how they work.

Great platform for people new to the industry

We were new to the property management business and spun our tires for a couple of years trying to manage tenants and get our finances straight, for a fair price. DoorLoop came along and was easy to implement. It helped us get everything organized and under control. It's been very easy to train new hires on.

Pros

I loved how easy it was to get DoorLoop started. I have tried other well-known platforms in the industry and struggled to get them working. Many oversold their features. All of DoorLoop's features that I have use have been a success. Always meet my expectations.

Cons

I think that DoorLoop is a newer platform so there are still some features that need to be added or have only recently been added, like expense tracking by unit. I think more established platforms have all the features flushed out already.

Best Apartment Management Platform!

Overall, it has been a very seamless transfer, smooth experience, and very few complaints that weren't addressed and taken care of in rapid fashion. I have very little negative to say about DoorLoop as a company and the people I have interacted with who work there. Two thumbs up!!

Pros

The way that virtually everything you need to run a Multi-Family Dwelling is on the DoorLoop platform. Additionally, the customer service, from onboarding to setup, to handling random things that come up during the normal course of business, has been amazing!!

Cons

As an apartment owner with only 80 units, the price for DoorLoop as a relative cost to what we bring in is much higher than larger operations. In my opinion, the price is pretty steep considering there are useable alternatives for next to nothing. Yes, they don't quite have the functionality and integration as DoorLoop, but there is still an efficiency curve that doesn't quite fit us, however we still use DoorLoop because of the exceptional service and product it provides.

Perfect Property Management Solution if you love Automation

Honestly, it's been a game-changer for me. As a one-employee company that relies on contractors to subcontract work to, it feels like DoorLoop is handling a lot of the "back office" work while I can make sure that the key functions are being done to move the business forward.

Pros

The reason I chose DoorLoop is that it was one of the ONLY solutions that had Zapier integrations. For property managers, Zapier is a must have automation tool, but unfortunately many other tools on the market for managing rentals don't support it. This was the primary reason I chose DoorLoop, but so many other surprises have come along with it, such as the customizable website and tenant portals to continue to grow our companies barnd.

Cons

The price is higher than other products I was using previously, but honestly, the automations and the value have made it worth it. Still, it may not be great for some folks with only 1 - 2 properties. For those managers with more who are looking for a scalable solution, this is your best bet.

New to DoorLoop & love so far

So far 4.5 out of 5. Some hiccups on the set up process (processing limits for receiving and sending funds was EXTREMELY low) and took days to get resolved. I don't like the 3rd party processing partner so far as they are hard to get ahold of to address any issues. I have used Stripe in the past and much easier.

Pros

The set up process was helpful as there are some onboarding calls and demos to watch. The extensive reporting/features really help automate the workflow and efficiency of the bookkeeping

Cons

The lack of direct phone service when there are customer support issues. Submitted tickets to request a callback and then not getting one is very frustrating. I was 99% sure phone support would have included a direct phone number to the service center, but the online support can take hours to get a response. Also the payment processing time is slow. There needs to be an option for expedited funds if there already isn't one. I am new

We're new in the game of real estate but we have two apartment complexes and 140 units. This makes managing them very easy for first timers. I do believe the price is a little high compared to other programs, but we find doorloop worth it.

Pros

The ease of use between multiple bank accounts is a lovely feature. Tracking expenses and i love the reports we can get from a click of the button, like the rent roll.

Door Loop is a One Stop Shop

Our overall experience with DoorLoop is wonderful.

Pros

First of all, we love that DoorLoop is a cloud base system so we can log onto it using various way, from our phones to a desktop computer and see everything in real time. We also like how customizable it is and that we don't have multiple programs to keep track of everything. This program tracks it all! Not only can we keep track of rents, but also look at maintenance requests that still need to be completed. It helps us stay organized and productive.

Cons

Bank reconciliations could be improved. If I am in the middle of a bank reconciliation but need to toggle to another area, when I come back, I have to start all over again. Sure the boxes of cleared transactions may be checked, but it would be helpful if there was an option to save so when coming back to it, I could just click on the partially reconciled statement. We have 5 portfolios and I wish we had the option to assign a cost just to the portfolio instead of a certain property. (Currently, we created "dummy" properties and assign costs to those, but those add cost to the program, since we are charged by each door we have.)

I've been using DoorLoop for three months - the onboarding was well supported, and so far it's been an amazing experience. I can manage all aspects of property management - maintenance, leasing, accounting, marketing, file management. I'm really happy with DoorLoop!

Property Management is hard. DoorLoop makes it easy.

Before DoorLoop, our property management was done entirely manually for decades, with a mix of digital and physical data, so ease of onboarding and flexibility in the system to work with our long-established methods outside of a structured platform. The platform is robust enough for our needs, but not so deep that it is overwhelming. DoorLoop has brought organization to the chaos of physical files, out-of-date spreadsheets, leases old and new, checks, etc. An intuitive interface, and ease of onboarding for our team and tenants were key, as was top-notch support. And as previously mentioned the steady roll-out of new features and improvements is a joy. We could not be happier with our decision to adopt DoorLoop into our business.

Pros

I can't imagine running my business without DoorLoop - it is my second brain, keeping tabs on the minutia of my property data, leases, finances, and so much more. The interface is extremely intuitive and easy to set up, and hit the ground running in a matter of days. I'm impatient, so set up most of my properties before ever reaching out to support, but wish I would have waited for the excellent onboarding...

Cons

There is still some daylight between DoorLoop and a full-featured accounting platform like Quickbooks. Transaction importing and categorization have some room for improvement, ie: auto-detecting reoccurring transactions, Plaid bank connection stability, and the ability to manually import transactions when necessary. Not Designed for the Accountant at Heart

It is a start up so you are going to get a very start up based experience. Meaning, that you may end up knowing more than the person helping you. I quickly found that after using the product for an hour I knew more about certain parts of the software than the sales rep. I was also a little disappointed that the sales team does not know "Property Management" they are just trying to see you a product. So be prepared to educate on the business to some degree. They are all nice people and they do want to do a good job, they are just in their words "new". I think that in several years they can dominate the market, but they are not there yet. I find that they are responsive and I liked that you communicated by Zoom, it felt more personal.

Pros

Single software to address numerous concerns around managing your real estate. The Customer Service was helpful. It feels fresh and clean and is easy to navigate and requires little learning curve to get going. It gives you a intuitive feel when using the majority of the product.

Cons

Basic Betty is how I felt the product was. So while I was excited that this would be a single software to do it all, I quickly learned that it was just your basic approach to each process they help you manage. Great Value, Fresh Look to Property Management, Missing Mid-Term Market

We are a small real estate investment business that is growing. We needed to move away from the manual and paper way of doing business to expand and provide a better solution for our tenants. DoorLoop hits the mark to get make that transition and get started.

Pros

The UI is very intuitive and the features cover most of the necessary aspects of owning and managing a rental property.

Cons

Communication with the tenants. I like the ability to make announcements, but it would be even better to have threaded discussions with the tenants where the communication can be tracked and referenced later. The other piece that is missing is connecting with Furnished Finders [SENSITIVE CONTENT] for posting rentals and managing communication. The mid-term furnished rental market is not being served by any property management software. We require a blend between short-term and long-term features. Everyone is going after short-term (AirBNB) and long-term. There is a huge market for this and a giant void.
