Pros

The customer service group is great in answering questions and helping me solve daily issues that come up in a timely fashion. MOSTLY, I THINK THE ONLINE TRAINING IS NOT INTERESTING OR EFFECTIVE.
This software is very user friendly. I like how it is separated with the different tab categories on top.
I like this program because it does what it says it will do. Easy enough to learn its functionality.

We are so angry and frustrated with the problems in PW that we have made the difficult and costly decision to cancel service and move to another software platform.
Their customer support is crap, but what they did with the ePayments, makes me regret the day I started using Propertyware. I probably will find someone else to use in the near future.
You can only search with the built in search engine, which is inferior to Google. This limits the usability of the on line documentation.

Once I got comfortable with using the software I like it. I don't have any trouble with finding the things I need in everyday use of the software. In learning the software I seriously screwed up some things and support was extremely helpful in helping me to correct my errors.

Pros

Propertyware tracks everything that a property manager needs for managing their properties. It holds owner contact information, bank accounts for direct deposits, insurance on the property, and the property(s) that the owner has. It has leases for all the properties and gives us a tenant ledger to track rents and contact information for each tenant. It has owner/tenant portals that is a tremendous help when it comes to tenant payments or owner contributions and gives the owner all the information they need on paid invoices and tenant receipts. It also keeps track of emails sent to owners and tenants so you have a record.

Cons

The software in the beginning is a little hard to use as it is not very intuitive. When a property manager was not getting the maintenance requests I called support and there were a couple of different areas that needed to be looked at and corrected before she started receiving them. I would not have known that if not for support.

Great software for a small business

Pros

Online tenant portal really helps corporate office as well as the tenant

Cons

They do not have a feature that clones JE that are more than one item at a time. Example is the monthly Property Tax Accruals have to be typed in every month by hand. If you use the new recurring entries function it will only do one account per entry which is bot good when you have many properties. One monthly entry for one property can be 4 recurring JE to cover that. Just not workable. To much to have to check each month to see if its in correctly. Many of the reports you cannot pull all information into one report. You have to use several and get them into excel takes time. If the information is all in PW wish the information flowed to all reports.

Enjoying the system, only because the support team is on point and response time is impeccable.

Fairly new to PW, but enjoying it. Mainly the support team makes this work for me.

Pros

The support team. To have such a great support team really ensures the product you want fulfills the desires of the customer in question (SPM). All systems will have issues, but the support team you offer are the pillars allowing this product to go beyond.

Cons

Can not open multiple browsers with the system. If I open tenant-A to send a notice through mail merge, but go to tenant-B's page just for a glance, since tenant-B was the last page I looked at, that's the information that will plug in when I select mail merge on tenant-A's page.

Comprehensive User Friendly Product with great back up!

Pros

My favorite thing about Propertyware is that I can access tenant accounts through the app via my smartphone. I tend to get tenant calls when I am out of the office and it is great to be able to access account/maintenance information instantly. Because tenant payments through the portal show up quickly I am equipped with the information to resolve a tenant concern.

Cons

There are a tremendous amount of template set up. For instance, today a tenant asked for a receipt for a prorated rent payment. I went to print a receipt and received notice that I have to set it up. I also have found that sometimes upon editing payments that there have been a few occasions when the software freezes and I am forced to log out and log in again.

Pros

The program does the basics but that is about it. They have added staff to help with customer service but it has not made a difference.

Cons

Poor customer service and follow up, tenant online payment fees are outrageous and their answer was "don't worry the tenant pays them", interface is behind the times. I would give other options a serious look.

The worst tech and customer service ever. Really bad development and even worse support

I do think it is user friendly and the tenant and owners portals (when they work)

Cons

Tech & Epayment support is non-existent. We had a situation where $278,000 of tenants Epayments went missing and my first call to them was it wasn't on their end. After 2 days of being on the phone I finally got someone who knows what they are doing to look into it. In a business that is is heavily audited, save the stress and headache and go somewhere more reliable. For $278,000 to be missing and they don't even notice, yet when you mention it place the blame on you is unheard of.

Lots of Features with Even More Glitches

Lots of features and lots of reports. They have good portals for both owner and tenant.

Cons

They have lots of great ideas and great ad ons, however ALL of these add on are lacking usability and are filled with glitches. From the Docusign feature (one step up from worthless although great idea), their inspection feature is the worst I have ever used and I have been through a lot, their Maintenance plus add on is not user friendly and not ready for market as of June 2016. I used it when it was "released" in 2015 and again in 2016. Nothing much has changed. They are loaded with great ideas but can't execute any of them.

It is an improvement over using Excel spreadsheets as our repository for tenant activity and maintenance requests.

Process from the get-go signing the contract until now as users has been a huge pain. Their contract is very unclear and uses terms only they understand. They kept making errors in the contracts and had to re-send multiple times. Implementation was very high level and they push you to take training courses on your own time to learn the software. Cons

tenant ledger- can't read, can't see what is paid and what isn't. Owner statements- literally NO ONE can figure them out. we had to create a "how to understand your owner statements" pdf to send to owners with their first statements. I've looked through all the options. The one we use is the most simple. Color scheme- the general color scheme of the entire website is awful. Can't read bills through the "unpaid" watermark that is darker than the actual bill writing.

Pros

The integration into rent, and ledger system. It was easy to pay vendors in bulk and they have an Owner payment system that most companies don't have.

Cons

The timetable to fix community wide issues was Very POOR!!! They would have us submit requests on a Community Board and wait for votes, supposedly the ideas with most votes would be worked on. Trouble is there were SEVERAL complaints about the same issues with 1000's of votes that sat on the system for 2 years!!! Still new people would call, complain and write ideas to no avail. It seemed the tech team or development leaders would choose the easiest tasks to fix and leave the real issues alone. They'd agree to work on a simple font or logo design but ignore the bigger issue of reports or accounting. This was a constant issue and aggravating. I had to run several reports into an Excel and merge them to get the information needed.

applies to any size of portfolios. the tenant and owners' portals are awesome as it increases our aim to be a customer-focused company.

Cons

My only issue is the expensive recurring monthly payments. It would be easy to just have a one off payment.

The portals (owner & tenant - and being able to login to the portals as the owner/tenant to see what they see), ePayments (the flexibility to have recurring or one-time, the tenant can process them or you can process them in the office), rent and late fees post automatically, recurring payables (you can set them up as paid so you don't have to post payments each month), cloning invoices (never seen this feature before and it is a huge time-saver), scheduled reports (you can send as Excel or PDF), the custom fields (you can pretty much add them anywhere), attaching documents (you can upload docs to just about every page).

Cons

Many of the bells and whistles they sold us on don't work for us. We never used the online application (one of the items we were most excited about) because it did not have an electronic signature so the applicant had to fax that page in. They now offer eSignatures but want an additional $1/unit which would basically double our price. The app that comes with the system is very limited and the new...

I've been using Propertyware for almost three years. It is very robust and they are constantly adding new features like the mobile app, inspections, maintenance manager, and electronic signatures. It has a steep learning curve, particularly if you are new to property management software. However, they do their best to set you up for success with a trainer, online training videos, user manual, and a help forum. If you are still having trouble, you can submit a trouble ticket or call their support line and they will help you solve the problem.

Pros

Very comprehensive features. I like the ability to add customized fields without limitation, which helps me track things important to my company. The reports can also be customized and there are plenty to choose from. The ability to communicate with tenants, owners, and vendors directly through the software is nice. The mobile app is very helpful when away from the office.

Cons

The mobile app doesn't seem to stay up-to-date with data. I often look up a tenant and the software takes a few minutes to update. The tenant and owner ledgers are very, very detailed, which is more than most owners/tenants want. I wish there were a way to simplify the display to avoid confusion.

Propertyware does make our day to day processes go smoothly, it makes it easier on our tenants and owners on paying rents and collecting monthly income through the tenant and owner portals.

Pros

Propertyware is a software with vast capabilities. We have used the majority of these options in our business. We are pleased in general with the software and continue to learn more about the software on a daily basis. We would recommend Propertyware to other real estate property management companies.

Cons

The support team is very helpful, but we have had a few issues that were not resolved in a timely manner. We have had issues with the maintenance application that was updated in February 2019 and we received notification from the support team on May 24, 2019 that the issue had finally been resolved. This issue caused us a lot of frustration and extra work when we feel that the update on the app should...

You won't regret it.

Love it. It has smoothed out our processes and has helped us to integrate time saving technology solutions which we would not have had otherwise. Tenant portals, communication trails, time logs on maintenance requests.

Pros

Customer Service. Constant Improvements. Meets me where I am in support of my business functions. It was the first company to offer certain items that I needed to have the software work for my business. Ease of attaching documentation to the customer accounts.

Cons

Trying to create custom reports and customizing the dashboards. It does not promote commercial units online. Financial side of software was not an ideal solution. We reverted to Quickbooks which we have used for 20 years. Needs a better mobile solution (which they are working on as of 1/1/20)
