Propertyware is a good, but it's an expensive and flawed option.

Pros

We are a property management company with 150 doors and have been using Propertyware for over three years. Propertyware will do an excellent job of property management, but there are numerous problems. And it is very expensive.

Cons

They have a lot of great ideas, but they only implement them to about 90%. We are so angry and frustrated with the problems in PW that we have made the difficult and costly decision to cancel service and move to another software platform. Pros

It is easy to set up properties, vendors, contacts, etc. The reports are much easier to follow than Appfolio. Whenever there is a minor glitch or I do not understand how to correct a ledger the customer service team walks me through step by step to get it done and sends instructions on how to do it myself next time.

Cons

I do not have any specific cons. I use the system for basic services but I know they offer a lot more. I do not know if the cost is comparable or not because I have not shopped around but I think the cost is reasonable.

Overall Look into PropertyWare

Overall it has been very good and I have referred other owners to Properware.

Pros

Easy to learn and teach other. Pricing is great for small companies.

Cons

You can not get to a Chart of Accounts by typing in the name you have to remember the number. This is very hard when you have a very large chart of accounts list like we do.

Real Page seems Outdated

RealPage was decent for property management, it was just not as user friendly as I would have liked. It seems like it took more steps then needed to accomplish many of the tasks. It needs to be updated to be more use friendly.

Pros

This does most of what you need to property management and works well with affordable properties. It has a good selection of reports and is fairly easy to use. It does a good job of tracking prospects and creating tasks to manage your staff

Cons

Real Page seem a little clunky and not as easy to use if you manage multiple properties from the same office. It felt like we were always jumping in and out of properties and we could not easily move between the properties. Also the accounting portion was not well integrated with the rest of the system

Great product with NO customer support

Lukewarm. If they only had customer support, I would say absolutely yes. But be warned they don't value their clients, it least not the ones with 200 units, maybe if you have a couple of thousand?? But, that would be a risk.

Pros

It really does it all, and does a very good job. It is a well done software, that runs completely online. It integrates everything, and produces great looking reports

Cons

Customer Support. The above problem is not the worst part. That would be the ePayments!!! For the love of God do not subscribe, as we did, for three nightmarish months. We scrambled trying to fix all of the errors it created, Our work increased ten fold, and we found out that tech support was even worse when it came to ePayments. We've long since canceled the ePayments, but still find problems...

Good features, poor follow-up

PW Mobile worked at one time (years) but in July, 2020 the feature stopped working and now gives me an error message when I try to access lease or tenant data using iPhone. "Server Error (null) - Internal Server Error" Mobile Inspections also doesn't work properly; the app can't read tenant information. The lack of a functioning mobile app causes headaches. It was one of the major features that caused us to choose PropertyWare. I reported the issues to Support in July 2020, and frankly they didn't seem to have an idea. Support opened a case. I know this because I now get a form email from support nearly EVERY WEEK telling me that support is diligently working on the problem. (Working on the problem for 7 months while still collecting subscription fees.)

Pros

Easy to set up. Price was reasonable. Mobile app was excellent until it suddenly stopped working 7 months ago.

Cons

Report formatting is HORRIBLE, and for the most part is not customizable as far as layout & custom fields. Support has been unhelpful.

Pros

I like that you can merge forms with leaseholders in the database. Obviously this function makes it a lot easier to send notices to residents who are late on their rent.

Cons

As I said before, this is a good software for the cheap price, but there are other softwares that are more robust and easier to use.

Didn't work out like planned...

Pros

The portals (owner & tenant - and being able to login to the portals as the owner/tenant to see what they see), ePayments (the flexibility to have recurring or one-time, the tenant can process them or you can process them in the office), rent and late fees post automatically, recurring payables (you can set them up as paid so you don't have to post payments each month), cloning invoices (never seen this feature before and it is a huge time-saver), scheduled reports (you can send as Excel or PDF), the custom fields (you can pretty much add them anywhere), attaching documents (you can upload docs to just about every page).

Cons

Many of the bells and whistles they sold us on don't work for us. We never used the online application (one of the items we were most excited about) because it did not have an electronic signature so the applicant had to fax that page in. They now offer eSignatures but want an additional $1/unit which would basically double our price. The app that comes with the system is very limited and the new...

All of it's functionality.

Cons

The email tool could use some work. Simple features like email addresses auto-populating would be very helpful. This seems like some 'low-hanging fruit' that could be done but hasn't been. Even better would be a full email server/platform within the system (but no one on the market offers this). Online application process could be a little more robust.

Very good integration, training tapes a bit boring and not really drilled down deep enough. Customer service is fantastic!

Pros

My tenants are using their portal, paying rent online, signing leases online, and communicating better with us. The customer service group is great in answering questions and helping me solve daily issues that come up in a timely fashion. MOSTLY, I THINK THE ONLINE TRAINING IS NOT INTERESTING OR EFFECTIVE.

Cons

The price per month isn't cost effective for many smaller owners I think.

NO CRP and it is the 13th

Sometimes you get a rep that can resolve your issue and others not. Their training is lacking.

Pros

We have used Propertyware since 2013. Every year we are required to issue tenants CRP's by January 31. This never changes. Last year they did not have the CRP function available until the 9th. This year it is still not available and they hope to have it ready by the 24th!!!! Unacceptable. This system is expensive and this is nothing new. There are some features it offers but quite frankly none others don't so changing systems is likely for me in 2022.

Cons

The move out inspection is not user friendly

WARNING! System has problems and glitches

Pros

We have several bank accounts for a few owner portfolios and a separate bank account for the management company. Propertyware allows for check payments to default to a specific bank account, which is great; however, the software has a problem and does not consistently default to the correct bank account.

Cons

The support team often sounds like they are reading from a manual and don't have a true understanding of property management and reports. When advising how to perform a task, they often do not understand the multifaceted implications that a credit or debit may have on a tenant or owner account. I have used Real Page products for most of my 30-year property management career. There are other software companies with better products. Propertyware charges extra for maintenance features that other software companies offer as a standard feature. I found this product to be much more expensive than others.

Go with anything but propertyware. An excel spread sheet would be less frustrating.

Pros

Has lots of features and reports. Thats about it. It has a huge learning curve and then they like to keep adding "features" that make it more difficult and less control.

Cons

Real Page tries to add services at every corner and they produce products that are a year from being ready for market and push them on their clients. The first was Maintenance Plus --- DISASTER. The latest is the payment processing - This is where they make money from the tenants by processing your payments for you..DISASTER x3. It cost me days of my life I will never get back. I am changing companies after 4 years of HELL.

Owner of several apartments and single family houses

Pros

Propertyware has an amazing customer service department. You call them and someone will ALWAYS be there to support you. The real problem is that PW is so hard to use that you find yourself needing to call in all the time. Propertware also has the ability to run some pretty amazing reports.

Cons

Propertyware is VERY expensive compared to other products. The system is not user friendly and they charge for everything. I switched over to Appfolio and the price was much cheaper. The tenants can all pay online using the Pay Near Me product instead of me paying to scan the checks in through the deposit machine. The overall system is so much easier to use.

I have experienced several incidents where the data became corrupted. It was difficult to explain the issues to support and it took them a bit long to resolve

Not my cup of tea

Pros

I have tried many different property management softwares and this one is kinda not good for me. I own a small amount of rentals, so the pricing is too high for that number and functionality is also lacks features I need.

Cons

Too pricy for a small landlord and the design looks quite hard for me.

Basics at a good price

Pros

Works best for very small management needs, has feature for late notices on rent that is fabulous and easy to use. The program can be used anywhere as it is cloud based.

It is a very difficult system to navigate; have to go through multiple screens just to get information relating to one property. Visually unappealing, and different features do not always show up on certain monitors. {ie: "unpaid bills" watermark} Very expensive, and someone redundant. Growing Management Company

I have a new property management company and we started to grow and I out grew the other software I had it was good but now that I'm getting close to 100 properties I needed a company that I can do everything with and after doing my homework I found PropertyWare it has everything I need and will not be able to outgrow it ever. The price is right for all the services that it gives you.

Propertyware property management

I have been working with Propertyware for approximately two (2) years. The software works well with very few bugs. Customer support is average and could use some improvement. Problems I have encountered sometimes take too long to be fixed. However, in the two years I have only encountered maybe 4 or 5 problems.

Pros

Easy to use.

Cons

Cost has surpassed the value. Similar products are available at a more reasonable price.
