Pros

Maintenance work orders, financial management, automated reporting, owner and tenant login, web based and modern.

Cons

No complaints. Any details we were looking for improvement on have been added through one of their updates. RM is progressive and always coming out with improved features and updates to the software.

Newest Version Less Useful for Managing Documents

Does just about everything except for payroll for multi-site portfolio management.

Cons

It lost a lot of basic functionality in document management between the upgrade of Version XI to XII.

We did get that but we went backwards in terms of functionality. The reporting needs work.

Pros

The Newer technology allowing tenant online payments was a big draw.

There are so many variables in Property Management and they are too cut and dry.

Also, the automation in online applications, payments and rent collection, made our work much easier.

Pros

Integrations with ACH third parties co's for payments and rent collection and Background check work seamlessly, making those processes automatic and effortless for the user.

Cons

In the new version (RM 12) when a property has several units in it, it is not possible to make chart of account transfers in a "per/unit" basis, same as reserves.

Fabulous - all-inclusive - property management software!

We have expanded our property management team by 4 fold because of the use of this software, rent manger University has decent learning modules that make onboarding a far simpler task than I could have ever imagine.

Pros

We are a fan on the payment integration as well as bill keeping It

Cons

Coding still seems clunky at first however over time it has become easier once you get over the initial coding learning curve

Easy reports, easy to input information, you don't have to have property management experience to be able to use this software effectively.

Pros

I like the ability to create my own reports. I manage multiple units with multiple private owners, this software handles that versatility well.

I would recommend Rent Manager to any property management business.

Pros

The overall feel and user interface stays relatively the same, which makes integrating all the updates and new features really easy!

Cons

It can be frustrating when you don't know how to do something but the Help feature and RM resources for support are always there when you need them!

I have used Rent Manager for several years now. When I first got the software it was very difficult to learn, and I abandoned it; however, after spending some time in trial and error usage I find that it is a much better value for the dollar than I realized.

Very detailed oriented with respect to full property management accounting functions.

Difficult to learn. Tedious and time consuming to adapt to.

Pros

Rent Manager allows you to keep track of your owners, properties, units and tenant in a very effective way.

Cons

The only thing I might mention is a few of their additional product sets, like RM Mobile and RMInspection, in my mind need a little more enhancements in order to work effectively for our needs.

Recommendations to others considering Rent Manager

We moved onto Rent Manager in 2013 on their stand-alone version, they were very helpful at getting us started and I would recommend to use their support group to ensure the integration is done correctly. Like any software if you do not get it set up correctly it will not perform correctly, but with this software that is so true as there is so many linking components. We move from their stand-alone version to their on-line version this past year and that transition went seamless. Secondly I would recommend to make use of the training session for all staff as Rent Manager is very good with this area and make it easy to find the training sessions that work with your timeframes as they record their session which allow a user to watch at any time. Another recommendation would be to purchase into their phone system that integrates with Rent Manager, it is an awesome feature which tracks and records all phone conversation. This comes in very handy with many various issue that may arise with tenants and some owners.

I did over a year of research before deciding on Rent Manager. The competition paled in comparison then and still does.

Pros

From maintaining files to maintenance, accounting, reports and overall managing of work flow - Rent Manager is the best by far.

Cons

No complaints. Love it! When I do have a concern, I know I can address it with the Rent Manager team and the issue will be handled promptly.

Great Software with Even Better Customer Service

It is the one stop shop for a large number of management needs from sending out notices to billing and payments with great support.

Pros

I also love how many different daily tasks it can address all in once place.

Cons

While the company continues to make improvements to the software (a positive thing), it really slows down the ability to function. There seem to be 'fixes' going on almost every week. Sometimes the software runs VERY slow.

Fantastic property management software!

So thrilled that when I have hard or easy questions; the customer service staff has the answers and also are so positive each and every time I call!

Pros

I'm a small investor, but I can see even with 1,000s of units, this software could really automate and make things easy for any property management company.

Cons

Here is why I wanted to write the review - I haven't found any! Love the product, and so thankful I chose to use RentManager.

Pretty Good Overall

I'd give this software higher marks but I had to jump in on the fly due to another software company's irresponsibility and honestly, the transition wasn't very smooth due to this. I've had RM for several months now and still don't feel like I really know how to use it. If you can transition slowly and get a good trainer, I think it would be really great. I am sticking with it because once I figure everything out, I think it will be a really great product.

Pros

It's a very comprehensive property management package.

Cons

Because this is really robust software, it's not as easy to learn due to how you have to put things in/set it up.

Not Perfect, but Very Good

We're about to add a new feature rmService which allows our maintenance team to use a phone app instead of the internet to access service requests and tenant info. Should make service requests easier to manage in the field.

Pros

- Customizable options (User Defined Fields) - New updates being rolled out - Reporting - Customer support - A lot of features - Integration - Cost for basic use...especially if you have a small staff - Scalability

- Web design is wildly expensive!

Robust system for property management

Overall, this is a great program and I would recommend it to any property management company!

Pros

This software is very robust and can handle more complex property management tasks.

Cons

Sometimes my co-worker and I get kicked off of the system for no reason. Occasionally we also have to log out and log back in to be able to print. I don't know if this is due to our internet connection or the software. There was an extensive training period needed (60 days) and we are still fine tuning our use.

Best Customer Service in the industry

I had the misfortune of having to deal with another company that is a competitor of RM. I must say that after that fiasco I am even more impressed with the outstanding customer service you get with Rent Manager . The staff of customer service representatives is the best I have ever dealt with. They are always cheerful, knowledgeable, and so very helpful. I love Rent Manager.

Pros

This product is easy to use and makes property management easy and efficient.

Cons

The product has so many functions that it takes a while to learn them all. The yearly conference is an awesome place to learn all the functions of this amazing software. Plus it is fun.

Decent software for daily use.

Once everything was set up, the software was relatively user friendly and had a lot of capacity for maintaining information in a multitude of departments within the company.

Pros

This software can link your to a multitude of websites that really aid in effective marketing strategies.

Cons

When setting Rent Manager up to link information directly to our company's website and third party marketing websites, it was so tricky I had to spend a great deal of time with customer support to get things running how they should.

Rent Manager Consistently Demonstrates Excellence

Pros: Software that is a "one-stop" product, user-friendly and easily adapted, myriad reports, ability for user to create custom reports, integrated tenant screening and credit card/ACH processing, ability to attached scanned images to A/P invoices, incredible utilities billing module with mobile access that works great for meter reading, they don't try to do payroll processing (that's good) but payroll is easily imported from payroll processing applications, tech service people are knowledgeable and professional.
