I had a very positive experience with Yardi. The product and features were really nice and in line with what I needed as a marketer. They pulled their data sources together thoughtfully which makes the tool nice to use.
The reporting for marketing is thoughtful and spot on. ROI reporting, cost-per reporting, attribution reporting all really nice features for marketers and operations.
Yardi in 2019 lacked some of the features that would have made it the go to choice for student properties. Other than that I had a positive Yardi experience.

Yardi is popular in the affordable rentals world. They are more flexible with custom reports than other companies, the end user experience is not bad.
Relatively user-friendly. I was able to create custom reports and our IT Dept was able to work with support to integrate my report with the data needed to eliminate manual monthly commissions reports.
The cost and the fact that unless you have a dedicated support person you are farmed around a bit before receiving actual help.

Yardi Voyager is the most professional and functional property management software available. Although a little pricey, your business will thank you for it by running so much smoother.
Yardi has the most functions out of any property management software on the market. You can easily see your day/week/month on the home screen and know how many appointments your office has. You can easily see what amenities each unit has individually, which helps when tracking market price increases and quickly being able to justify them to tenants/higher ups. You are able to run any type of report you can dream of; Yardi Voyager has you covered.
Yardi is not able to be used if the internet is down. This is inconvenient if you have an unreliable internet connection. Also, the Yardi server is often down and it is hard to get ahold of customer service. So, it feels like when your internet is working just fine, Yardi's server isn't. And vice versa. Additionally, it is a little difficult to train new users on Yardi Voyager; once they get it, they can really take off! But, in that beginner start up, there are often a lot of errors made and you can't delete duplicate guest cards and such.

This is a complete product that handles ads aspects of property management well.
Features are strong and very solid, accounting functionality is very strong as well as are the customer information store features.
It’s rigid and difficult to get raw data out of the database. Customizations to access data in the format you may need can be very expensive and difficult to have created.

If you're shopping for property management software, then, even if you're a small firm now, Yardi should be on your consideration list. You are planning to grow, right? It will be a selling point if you prospective clients that you use Yardi.
During my 35 years in commercial and multi-family residential real estate, I have literally watched the real estate management software industry grow up. I have used most of the best property management software companies' products at one time or another. Yardi has been an industry front runner virtually since its release. If you run a large management company with institutional clients, then chances...
What I like least about Yardi also applies to its best competitors. That is, there is a lot of front-end setup required to use its most valuable features. And there is a steep learning curve to be overcome in its use. Intense training of your controller/accountant(s) may be required, and additional training of property managers. As a general rule, you should expect Yardi's implementation cost to equal or surpass its purchase cost. This goes double if you plan to host Yardi on a proprietary server at your company. Again, my comments here apply to Yardi's best competitors as well. The best property management software is powerful, feature rich, highly customizable, and, when properly implemented, speaks well of your company's professionalism in many respects.

Yardi has SO MUCH functionality, a lot of which I will not even be able to scratch the surface of. I use this on a daily basis and can easily navigate to where I need to go. Customer service is fantastic and resolves problems very quickly. The UI is starting to feel dates and I feel like a lot of the tabs, and ways to search in the software can be condensed down to be less intimidating to new users.
Fairly easy to navigate, lots of different ways to get to where you need to go. Plenty of additional integration with other software (RealPage, Knock, BlueMoon, RentCafe) That will automatically pull information for guest cards, and resident profile. Seemingly infinite customization for different use cases so that you can tailor and tweak your Yardi experience to be exactly what you need.
Inability to delete guest cards that are duplicates or errors. Not being able to delete roommates in guest cards/resident profiles if they are their because of an error. Sometimes takes a really long time to pull pricing from an outside source like YieldStar

The onboarding was awful. I wanted to cancel the conrqctnhalfway through and we were actually upgrading from an old Yardi platform, not another software. Once getting through that though it is a truly phenomenal product.
Capabilities are almost limitless. So many options and modules available. It’s expensive but can automate enough workload that administrative staffing can. It really is amazing what it can do.
The onboarding was brutal. Yardi has no subject matter experts on their teams that actually care understand property management and maintenance and that makes it very difficult to speak the same language. Some of their trainers are great and some are awful. The trainers are not Yardi employees they are independent contractors.

Good reports. Customer support and implementation team are nice. I have nothing else to write about it that is positive.
No owner portal, no automation, expensive, implementation takes forever, clunky, unintuitive. You have to go to multiple screens to set up one property. Everything is manual. I could go on and on. Seriously, this thing is terrible. Only chose it because it's "Yardi" - the go to in management software, but this is a joke.

Great product, very competitive price, terrible user suppport
Easy to use; Have all the basic functions and features that Voyager offers but with much lower license fee; East for initiate setting up.
The user support is terrible. There is no support email; while calling the user support line, no one is ever available. After leaving a dozens of voicemail messages, no one responds to you until two or three days later.

It was pretty much the only viable option for commercial property management because it did have so many features that the clunkiness was just a "price to pay" for everything else.
The customer service was second to none (I've never had such an awesome support team that was so responsive). The software also seemed to be pretty good for the property management side. From all the commercial property management software my client looked at this one was pretty much the only choice because of the robust functionality and the one-stop integration (accounting and client management were in the same software).
SUPER clunky, and early 90s interface. From an accounting perspective there was so much that it was lacking - including controls (like being able to lock people out of certain functionality while giving them access to the other modules they did need). It was also really frustrating because the accounting reports were quite unsightly.

Price. When I owned my own business I wasn’t able to afford Yardi despite it being the best in my opinion. The cost is geared more towards medium to large company in my opinion.

The software is very well organized. We can track a lot of work processes within the website and it helps out team with many tenants and vendors.
Sometimes the pages take a while to load and often time out. The accounting team described the desire for it to do more for the price

This is the best property management products that we have used so far. perfect for managing client database, and saves on paper as well.
Once you learn the functionalities, it's easy to use. Highly recommend for an accurate setup. I love the dashboard. Very user-friendly.
Not all the company uses the same features. You can pick and choose the certain functions. The low-end version doesn't have many facilities.

Easy to use, very well designed with great features, cost competitive. I used Yardi Voyager for more than 10 years from my prior jobs, but I have to say Yardi Genesis 2 is better than Voyager in so many ways.
Hope there are more reports available in the Analytics section. Sometimes it runs slow, but it can't be due to our internet issues.

Web based access from any internet connection. Dashboard give an at a glance view.
Conversion was a complete nightmare. Software has glitches & conversion corrupted data. It has been 10 months since conversion; still cannot add modules because core software has too many problems. Not as flexible as Gen1. No accounting support. No local support. Very expensive.

Intuitive, easy to navigate and allows for customization for open-ended funds. Vendor is always on the forefront of the changing regulations in the Alternative Investment Technology space.
Cost is too damn high. Although competitive pricing with other industry leaders, pricing is significantly higher than other smaller competitors but functions for Investor Manager are the same of other GLs.

Not for smaller HOA's - may be best for large associations, or a number of associations in a Manager's portfolio.
Does not provide sufficient Project Management tools. The version we would need is too expensive. The low-end version doesn't have basic features we need to track maintenance requests, projects, access documents, utilize email to send Board notifications.

I really like the software the reports are great. hey are detailed and broken down and very easy to use software.
The only thing i dislike is the price. They charge a very high MIN price even if you only need it for a couple of units. If it was not for the price we would have kept it.

This is a great program for large commercial property managers with many tenants.
Made accounting functions much swifter. Being able to manage common area maintenance charges in the program is great.
Quite cost prohibited. The software is very expensive and maintaining it yearly is pretty highly priced.
