There are a lot of features that we didn't have on our old accounting software system. We have a wonderful Accounting rep (Katie Branz) who has been awesome to work with during integration.
I've had multiple problems with entrata saying that two applicants have the same email address (which halts the entire application process) when in fact no one has the same email.
My overall experience has been pleasant and Entrata has been very helpful in providing excellent customer service with it’s data base and user friendliness.
Everytime an update was made, it messed up some other products that were integrated into entrata.
I loved working with Entrata, it was easy and fast and the customer service was amazing.
Unless you have an IT person in the company working on Entrata all the time, all updates can be frustrating.
Overall Entrata is a great software and the best that I have used in my 7 years in property management.
Sometimes it is hard to know which report will give you the information you need.
System is easy to use and very simple. I love how easy it is to do follow up and track communications.
You can access Entrada on the go- ranging from a laptop, to tablet, to even your smart phone. It is a fantastic tool when you are out of the office, and need to complete tasks away from your desk.
My favorite thing about this product is the easy to use interface as well as the ability to send emails/ text messages directly to residents and prospective residents.
We've saved a lot of money internally and team has been very supportive.

Buildium has great people backing it up. Everyone I have spoken to from implementation to customer service requests has been very knowledgeable and helpful.
I have a problem with one tenant payment and I didn’t pay for their support, so that made it more difficult.
Our clients like the reports better than a previous software we used. Customer service and online help are outstanding.
Then my tenants started complaining because they could not pay via the site!!! Ugghhhh!!!! Plus, there is no way to see who had been emailed, what has been collected, etc.
Overall, this is an excellent product at a great value. Customer support is very responsive.
I would be worried about the level of service if even the sales people don’t call you back when you are a prospective client.
My experience has been overall good with buildium. I am happy with most of the advantages the software offers.
Plus, they charged me an unexpected $107.00 fee for online payment setup. Not only did I not agree, none of my tenants could pay online.
The ability to communicate with property owners on P/L and income reports is awesome. I currently do not work in the property management field, but would recommend this product to those that do.
We have loved being users of Buildium and have continue for almost 10 years. The value, quality, and efficiency it adds to our business is truly worth its subscription price.
We love that our company can stay professional and we can effortlessly communicate with our tenants without them having our personal information.

We scheduled a call and within the first five minutes he was helping true up a couple of items. He was great and provided great value.
The only downside I have found with this software is its inability to integrate with QuickBooks.
Customer Support is excellent. There is great help on the Chat window and when that isn't available, phone support is great.
Strictly operator error, I forget my log in from time to time. Seriously, I haven't found anything I'm unhappy with.
You are provided with more information at the best price available in the market today. What I like the best is not only the information that is provided, but the customer service.
That company did a terrible job and forced us to find a solution to be able to handle the job on our own.
What I love most about this software is how user friendly it is and love all of the features.
We are in need of a new product. Using Broker Wolf right now and it is horrible.
It was very quick, easy, and I have several suitable websites to choose from. It saved me a lot of personal research time and I am happy with the choice I made.
I love the ease of use, pricing, and I absolutely love the free website and domain name.
I also am impressed with their customer service. They are always very prompt and helpful.
Superb for new PM businesses and perfectly scales with growth.

It has and will continue to greatly improve communication and ease accounting tasks. The technical support when I have run into some bugs has been as I expect, outstanding.
Only con comes from some of the display for late fee, as it is sometimes confusing, and for the deadlines as people struggle to remember if the deadline is at midnight that day or 11:59 pm.
I have experienced amazing customer that has never been matched and the website is easy to work with. I have seen the new website and it looks like it'll be more efficient and easy to use.
My biggest issue with the website is when I edit charges the system is hard to accurately change to the new total and it messes up that persons account.
For the most part, your customer service was exceptional. Every call was informative and the operators did a fine job assisting me to the best of their abilities.
Budget building and assigning charges to certain "buckets" is somewhat confusing.
PAYHOA has been awesome from the beginning. We love the software and the price.
I feel like the violation process could be streamlined as well if there was a mobile version so you could record violations in real-time while out on inspections.
The ease of use paired with the excellent services provided by the representatives has made my experience with LegFi wishing my fraternity had used it earlier.
LegFi has an updated website with tools for fraternities and sororities to collect dues, fundraise, and manage finances. Customer service is excellence and fees are minimal creating great value.
I love that HOA board members can be granted access to view reports and budgets.
I am new to the administrative side of LegFi, and have been able to quickly learn the program and how I can use it to help me and my members. The site is well organize and very easy to use.
You get great, personalized service and speedy responses to all of your questions. You never feel like you are left alone to figure it out by yourself.
It's a very interactive and powerful tool that gives you just about anything you can think of. And if it's not there, the support team listens to ideas to see if it can be implemented.
The best part of the software is the simple UI with the abundance of features need to self manage a small single family HOA with less than 100 units, all in one place.
I am the president of our HOA for about 65 homes and we recently decided to move to a self managed HOA. I participated in free trials for almost every major product available on Capterra.

This software is highly recommended and it is very versatile. It's ease of use and flexibility is excellent.
It crashes and customer service is terrible. There is no way to correct accounting mistakes.
The customer/technical support is outstanding. I really cannot say enough good things about the support department.
There's no section that says "Late Charges" and what they are for.
Very customizable, very user friendly, and great customer support. The integrated service manager program has been instrumental in the growth and success of our business.
There are so many variables in Property Management and they are too cut and dry.
If you are a fairly small operation like us, approximately 60 units comprised on single family homes and mobile homes, this is a good product to meet your needs at a great price.
I also don't like that the software is basically a window, inside a window. It makes it difficult to move around or do split screen.
The RM App is great for working in the field. While limited, it does allow most functions needed and love that it syncs fast & quickly with my desktop version.

I love the integration Rent Manager allows. We have our screening, receivables, payables, communication (phone/text) all integrated in Rent Manager.
The software is very user friendly and intuitive making it easy to onboard new employees.
This software is highly recommended and it is very versatile. It's ease of use and flexibility is excellent.
It crashes and customer service is terrible. There is no way to correct accounting mistakes.
The customer/technical support is outstanding. I really cannot say enough good things about the support department.
There's no section that says "Late Charges" and what they are for.
Very customizable, very user friendly, and great customer support. The integrated service manager program has been instrumental in the growth and success of our business.
There are so many variables in Property Management and they are too cut and dry.
If you are a fairly small operation like us, approximately 60 units comprised on single family homes and mobile homes, this is a good product to meet your needs at a great price.
I also don't like that the software is basically a window, inside a window. It makes it difficult to move around or do split screen.
The RM App is great for working in the field. While limited, it does allow most functions needed and love that it syncs fast & quickly with my desktop version.
Good batch reporting and formating capability. Strong accounting features.

The team you deal with are all super friendly and easy to get hold of and answers are received fast. Very happy with how the system is now running our portfolio with minimal input day to day from us.

It is very user friendly, reliable, affordable and the tech support and customer service are exceptional. Highly recommend it for all phases of managing your property.

It could track violations issued by NYC issuing agencies better. Right now we have to track manually with the tickets.

Customer Supports are very supportive and helpful. They provide exceptional customer service.
It takes a very long time to enter new units. The customer service is the WORST I have ever experienced.
Its seamless interface made learning a breeze, and its powerful features have proven incredibly useful, making my daily tasks more efficient than ever before.
Sometimes I have difficult nagivating or working with the mobile app.
Property Vista is a good company. They have a great product generally.
But no you have to enter the building then go to another section to enter the unit, then go into the back end to enter the owner then enter the landlord.
Excellent service, customer support is fast and responsive.
It is frustrating that the entire team gets notifications when it goes to one person and that they cant see if a call has been resolved.
This site is awesome to use and find when looking for anything.
I also like that i can go in and check the lease agreement of our residents at anytime to get information i need, such as when the lease expires, if they received any incentives.
I use it literally everyday, my experience is great.

This is easy to use and I like the help videos/articles I can send my tenants to help with onboarding.
TOld all my fellow tenants about my experience, and feel bad for my landlord for signing up with this turkey.
So far, my experience with TC has been great. I enjoy using the platform and have recommended it to several other investors.
I'm back to paying by check, so the poor guy now has to keep track of who pays by check and who pay by TC.
Overall, I appreciate that someone was able to work with me through issues with my setup. The price is extremely competitive and the platform is very user friendly.
My biggest problem is not being able to sync with a bank account, forcing to enter all bank transactions manually.
Has saved some time and made us a little more organized. The online help has been great and some reviews seem to question it.
I do a lot of things offline cause it's not doable in the system. Paying primarily for the ACH set up & advertising.
All the offerings are great. I like that you can track contacts here.
Terrific Customer Service, Slight learning curve, Best for DIY Property Managers with <75 units.
I like the dashboards, owner portal specifically, and how quickly the payments are processed. Being able to handle all rent/owner distributions in one location is great.

I like the fact there is a very slick looking app for tenants. This helps me provide a more enjoyable and professional experience for them.
I manage 60 tenants with fairly high turnover. After trying out several other companies and being disappointed when it comes to customer service or features I finally can across INNAGO.
I was elated to find Innago - it's exactly what I was looking for, and I was amazed that it was basically free to use for the property manager.
I sometimes find it confusing when adding late fees to different types of leases.
Love the idea of being able to do everything we need on one site, screen tenants, input or upload lease agreements and accept payments. For a beginner investor this app has worked great.
Occasionally, the product adds a new feature that is hard to understand at first. Also, sometimes a delay in rent entering my bank account.
The user design is very easy to use and the software works great for its purposes. Rent gets deposited within 1 business day which is great.
I have no idea how I managed my properties without Innago.
They are excellent with customer service, and answer your questions quickly. I highly recommend them.

I like the software because it is easy to use and implement. But the greatest benefit in my mind is the customer support and customization that is available.
I have requested a Subject Access Report which they have totally ignored and are the most rude, arrogant and unhelpful company I have ever had the misfortune to deal with.
MRI has a great vendor partnership that allows the vendor to seamlessly integrate their software with MRI's databases. You get the best of both worlds.
I doubt MRI will reduce annual cost to make up for the loss of a program that we are receiving and paying for with the current software. Billing detail could be clearer.
I've had CallMax/MRI on my multi site properties for years, I love the option of texting and emailing blasts to residents and pricing is very reasonable. I like the automated answering service too.
The call back feature that blocks the personal number is only available in the emergency maintenance mailbox. All other mailboxes it shows the phone number.
My overall experience with MRI is positive and would recommend to anyone in the industry.
Stacking Plans can not download to excel. Printing Income Statement - suppress zeros does not work for our Custom Report.
MRI has also rolled out new features for the Public Housing market that is helping us get our jobs done better and faster. We can't wait for the newest software to come out.
Sometimes it fails when sending files to the HUD/PIC website.
Customer Service is great, any issues either I or my managers have had is always handled quickly.

I have requested a Subject Access Report which they have totally ignored and are the most rude, arrogant and unhelpful company I have ever had the misfortune to deal with.
MRI has a great vendor partnership that allows the vendor to seamlessly integrate their software with MRI's databases. You get the best of both worlds.
I doubt MRI will reduce annual cost to make up for the loss of a program that we are receiving and paying for with the current software. Billing detail could be clearer.
I've had CallMax/MRI on my multi site properties for years, I love the option of texting and emailing blasts to residents and pricing is very reasonable. I like the automated answering service too.
The call back feature that blocks the personal number is only available in the emergency maintenance mailbox. All other mailboxes it shows the phone number.
My overall experience with MRI is positive and would recommend to anyone in the industry.
Stacking Plans can not download to excel. Printing Income Statement - suppress zeros does not work for our Custom Report.
MRI has also rolled out new features for the Public Housing market that is helping us get our jobs done better and faster. We can't wait for the newest software to come out.

Visually stunning and satisfying great tool helps in smooth management of our projects, ditching the need for any spreadsheets and manual tracking.
We eventually stopped using this software because the UI was very limited in it's features. Our team didn't really catch on, and we abandoned the software after a year.
I really love a lot about Monday. It's clean, has a beautiful design, easy to use and just overall a great product.
Terrible with the customer service. We are now actively looking for a replacement.

We love the constant features that are being added regularly. The ability for owners and tenants having their own portal is great.
With everything being automated the lack of a quick response from a human can be frustrating. The vacancy advertising link is also very frustrating.
Appfolio is a great software where we can keep track of all of the properties we manage. It has great functionality and features to keep track of all of the important information we need.
The transition was the worst experience we have had transitioning software and it's creating a lot of operating difficulties.
This software is just amazing. I work in the property management industry, and this software makes it so simple to manage all of our client's portfolios effectively and easily.
Would prefer if the tenants had pop up warnings and info when they are report in maintenance.
The system for scheduling and paying vendors is very easy and wonderful to have integrated into the recordkeeping for the units.
If I have trouble figuring something out, then I submit a request and they either respond by email with how to do it or they will call and walk you through it.
Batch invoicing is nice in that it pulls the data in for my review/edit quickly. I like the ability to copy (Repeat Bill) an invoice.
It has so many great functions and I love how everything is all connected.
The "What's New" features are something that is looked forward to whenever they roll out. The ease of use is great and makes it very easy to onboard new employees and cross-train existing staff.
Easy to find everything in one place. Customer service has been outstanding.
I love appfolio and it really is built for property managers and their tenants to have a overall better renting experience.
Our owner loves the ease with which we can give him reports and answer his questions on costs etc all the way down to the individual door level.

DoorLoop is very easy to use. Everything that is important to us is integrated into DoorLoop and their customer service has been fantastic to get us up and running quickly.
Wish screening would also be free, but I understand if it costs money. I just charge my tenants for it and no one has complained.

Overall great experience, but I haven’t used other software for multifamily so I can’t quite say that Resman is the best.
The things I like most about this software is the easy of access. They allow easy signatures of documents as well as a convenient way to organize files that clients have sent to us.
It has been great having a software that streamlines turns, work orders, and also helps you keep your budget inline.
It is a tool, as well as their help section that i strongly encourage everyone to use. A year into using the system, we just about have all our bugs worked out.
The reports are very user friendly and easy to use. Often time they allow me complete a task that i knew would take longer than usual.
Very easy to use and if there are ever any issues the customer service department is always on top of them.
The ease of use, and how it is integrated with other programs that we need to use daily.
Doesn't matter if you are the owner or an investor, this program is for you. Easy to use and keeps track of accounting, reporting and management capabilities.

Very helpful and responsive support from the developer. The photo gallery component is probably the best in the industry.
Not having this function has in no way impeded our bookings, with almost 70% of our bookings coming directly through Lodgix.
It’s awesome that we can access it anywhere to make changes on the fly or to check our guest calendar. The reporting is great which makes doing quarterly taxes a breeze.
The only thing that I am very unhappy with is that my inquiry emails and some other emails cannot be sent from my own email address.
I sincerely thank them for their customer support. It is always clear, concise and helpful.
Extremely difficult and complicated to use and integrate if you are not computer savvy.

Avail is a great option for listing, leasing and rent collection, which is a HUGE help. It's not perfect but for the price I think it's the best option right now.
I worry that when I respond to a rental inquiry using the web platform my response is landing in junk or spam mail, but no way to confirm that I'm aware of.
The features it has work well and they have a more solid foundation in there product than any of the other offerings I explored. Avail has a great product in what feels like a budding market.
And navigating what payments have come thru. I hate having to wait to get paid in a few days.
Customer service has been friendly and effective. I continue to use the software and hope to expand my rental portfolio using this software.

It’s feels like 1990 MySpace you have to build it out like we kids with nothing to do but hook up our myspace page. So if you like that then its cool.
It is very bad to send an email with the name of an unconfigured company just because it has a simple caret.
Quick & easy to understand- very intuitive. Quickbase support- Their Customer Care team is outstanding and there's a wealth of information available through the webinars, help, knowledge base etc.
Dull user interface can be intimidating for newbies.
If you looking for a solution that gives you a flexible solution that you can develop your own solution and at a cost effective price, it's worth taking Quickbase for a spin.
Constant error messages after editing your data.
Great support, Great community, and Great partners available for when the database grows beyond the scope of what one person can do on their own.
They also do not have a native generic Sync to OBCD databases. They recently rolled out Sandbox functionality but there is still no dev environment - the sandbox is the dev environment.
The capabilities that are available to create and custom your app to your needs is just awesome. You can create it and make it work the way you need it to work.

The most important feature that I love is "Transparency" , a platform that is designed to be clear with your landlords without any gimmick.
The mobile version of the site does not seem to work well. Both myself and tenants have had problems with it.
In addition to the platform being user friendly, the customer services is amazing.
Some times I get lost going from one tab to another.
I really like the ability to put available apartments up on so many advertising plat forms with the ease of pushing the "advertise" button.
I still have minor problem with the financial and ledger keeping tab.
My overall experience is very good so far, and im teaching other people to use it as a better solution vs property management companies.
This is monotonous and time consuming. But it’s a one-time hardship, and after that you’re essentially all set up with smooth sailing ahead.

It's great that we have a rep [sensitive content hidden. That helps us and any time we have to be sent to the support team they are great at getting back to us.
The reporting functions are awkward making it difficult to search for or organize issues that were the subject of complaints or incident reports.
My journey was great with using this software. All over thanks to team for giving us such a good training.
This was not at all related to the software but made it limited use.
Really happy with the responsiveness of the support team and their willingness to integrate suggestions into the software.
No alerts for bulletin boards or classified ads, though I have been asking for this "feature" for 3 years.
They can also post questions and answer other questions from other individuals within their community. You can also book the use of the amenities, this was a great help during these pandemic times.
I've yet to experience any major problems, few times they've done site maintenance in the morning, but that's completely understandable as software does need to be updated from time to time.

It supports many types of properties and is good to keep a track of tenants. A lot of features and I see they are implementing new features on a regular basis which is good.
Items not working after updated so it gets confusing.
The customer service is EXCELLENT. I love that there are so many options for automatic reminders and email templates.
I had some trouble at the beginning getting the software to fit my needs.
We we’re looking for a software that could help us track the financials of our properties , we are so pleased that we found Landlord, it is exactly what we were looking for.
The proration of rents can be a little tricky, but a small inconvenience for the product.
Great experience and very thankful to have found this product. It is SO easy to use compared to Quick Books.

It's great to be able to easily keep on top of tenant payments, being able to see their payment history and automatically send reminders if they are overdue.
Landlord studio has saved a lot of time and money, it's a solution which hopefully one day will be able to manage all the property management side of things.

An awesome platform that helped streamline the overwhelming hi me buying process. The staff was very professional responsive with online chat features and helpful tools.
Some of the completed steps never went off my "To Do" list, and both me and the support team I spoke with were too hesitant to try to remove them for fear of screwing up the home purchase process.
The level of customer service was fantastic and I’m happy we experienced our first home purchase through Endpoint.
FAQ missing some basic info for novice home sellers. Needed to contact agents for some things.
My clients appreciated the chat feature as well as the ability to deposit their Earnest Money all through the app.
The way the due tasks and completed tasks displayed on top sliding across is terrible. HOW does one know what tasks are completed by the buyer AND the seller.
Overall experience has been fun and supportive of my service to our clients.
The only possible drawback I've encountered is other agents having not heard of Endpoint yet and being reluctant to use it. Once they do though - they are converted.
Our real estate customers love the affordable flat rate for services. So, providing this discount opportunity becomes one of our businesses perks.

It is a great Asset management tool for our clients and a good way to communicate on specifics of a deal.
I also hate how if you upload a contact info as a 'contact' as opposed to a 'broker', I can't pull this information up on the mobile app.
I also liked many of the feature like the daily email update, how it would show you if your proposal was less or more profitable, and how easy it was to add and delete spaces.
One downside is the limited mobile functionality, only able to read 2 comments/posts per account.
I love the fact that it's mobile and can update it anywhere, which clients appreciate.

This free software from Stessa works wonderfully for tracking expenses. When I had an issue, it was resolved immediately so customer service is top notch as well.
With my vision getting worse as I get older, it’s hard to read the numbers. I have to enlarge the numbers to read it.
This was easy to address with the software and when I asked for help on the "help me" message board, I got a complete, useful answer the next day.
It makes me a little bit nervous connecting my financial institutions to the website in light of all the hacking going on these days.
I think this is the best thing out there. Everything about Stessa is top notch from the product itself to the customer service.
As a single-entry accounting system, it comes with all the drawbacks associated with that method of accounting (no cross-checking, greater potential for error, no tracking of real accounts, etc.).
As an added bonus, I have critical information in real time that can help me make good decisions for the future. Haven't really even scratched the surface on this part but it's all there.
