RunEnvelope overview

What is RunEnvelope?

RunEnvelope is a cloud-based zoning feasibility platform built exclusively for New York City real estate, delivering architect-grade analysis for any NYC tax lot in approximately one minute. Targeting real estate developers, brokers, property owners, and architects, the platform computes as-of-right FAR and buildable square footage, models every legal development scenario as an actual building, and cites every figure directly to the Zoning Resolution, eliminating manual code lookups across dozens of official sources. No subscription is required; a free initial zoning check is available with no account or payment, and full reports are purchased on demand per lot starting at $149.

RunEnvelope consolidates zoning, property, overlay, incentive, and development pipeline data into a single report drawn from authoritative NYC datasets including MapPLUTO, the Zoning Resolution, DOB, ACRIS, FEMA, and LPC. Development scenarios modeled include as-of-right, City of Yes UAP, Mandatory and Voluntary Inclusionary Housing, community facility, Tower-on-Base, and residential conversion. Each report includes per-floor sketch plans, cross-sections, and 3D massing geometry. Every floor plan is downloadable as an editable DXF on AIA layers; massing is exportable as DXF, OBJ, GLB, or IFC, with compatibility across AutoCAD, Revit, Rhino, and SketchUp workflows.

Beyond zoning computation, RunEnvelope covers air rights, zoning lot mergers and assemblages, tax incentive eligibility checks (421-a, J-51, ICAP, and 485-x), landmark and historic-district status, flood zone and base flood elevation data, Opportunity Zone and E-designation flagging, income-approach property valuation, comparable sales and lease analysis, development pipeline tracking, and pending rezoning alerts through the Market Intel feature. The result is a single, citation-backed report replacing research that would otherwise span dozens of official municipal sources.
