I don't like that the payment processor takes 3-5 business days to release transactions.

The whole process to create a bill and pay it and then have to go to another tab to send it and sometimes it wont even add to the bill as a payment just an expense on the vendor and create even bigger problems.

Transaction importing and categorization have some room for improvement, ie: auto-detecting reoccurring transactions, Plaid bank connection stability, and the ability to manually import transactions when necessary.

I can use their tagging system to look up details on all my  water heaters, for example, or re-shuffle, according to my tags to just look up last service dates, or all appliances in aggregate, or per apartment unit.

Door loop provides listings, tenant prospect applications clearance, property management with tenant portal and the accounting for a full-service vendor.  

Doorloop provided me with an efficient way of listing my properties for rent, having tenants apply for them, and being able to manage payments, signatures, and maintenance requests all in one system.

The system tracks payments in and out and owners can jump on their own portal and run their own reports at any time.   If someone comes into the office and pays with a check, I can immediately enter the payment in on the cellphone app and submit a picture of the check as part of the record of the payment.  

So if you're one who is easily intimidated by software, DoorLoop is already setup to cater to you. Once setup, the automated nature of most areas of property management in the software makes me feel like I have a back office taking care of all the annoying and tedious work so I can relax and enjoy property ownership.

I love getting automatic notifications when a commercial tenant has paid their rent on the first of the month. When tenants convert to Door Loop they can set up auto pay and avoid being late on paying rent.

The only con is the office accounting has to be done as if I had an extra unit and charge everything there or split charges between properties so its not always even splits between all units even if some take a little bit more care than others.

Before DoorLoop, our property management was done entirely manually for decades, with a mix of digital and physical data, so ease of onboarding and flexibility in the system to work with our long-established methods outside of a structured platform.

DoorLoop solves both are rent collection as well as giving are customers a portal to reach out to us, combo with the ease of use of the website it makes for a headache free environment.  

The biggest problem I have with DoorLoop is not being able to delete inactive bank accounts and other inactive things like past tenants, old prospective tenants, and old properties.

I compared competitors and their products, availability of a resident portal, on-boarding time and chose DoorLoop because it allowed us to get moving on with understanding the apartment community and it's "quirks."

I really appreciate the features of DoorLoop and easy of setup with templates for forms, leases, etc.

Everything you need to manage your property is within this one program so it makes managing so much easier and it has the best tool so it's so much more professional than creating everything on your own from scrap.

Reporting can be frustrating, especially coming from Quickbooks, with no ability to create and save custom reports and limitations in how you can cross-report data and accounts.

They want to hear your feedback and always have new updates being released to further improve an already great software. If you run into issues, or if any of your clients/tenants have issues, their support team will always make themselves available to you, your clients, or tenants.

payment processing is a tad slower than preferred but its understandable I guess because the platform makes sure the funds clear before paying out, as to prevent the reversal from your account (i.e. return payment bank fees)
