What I like least is when running a task report for work orders, if the work order is scheduled on the calendar for automatic daily tasks, when I run the report, it won't show the work order details.

Updates and merges to the new system, where components no longer work, or the option to add a message or add a photo on the app is there for the manager to work with and does not record in the actual file. Since it's no longer an option in the new system, we need to create a new process for action items.

Occasional delays in sending mailed items to the printing queue, where the letter will generate as an attachment to the XN, but not go to the print queue until several hours later.

I'm creating and updating action items, teaching board members and homeowners how to utilize their portal, and learning more and more how to make Vantaca work for us.

From gaslighting, to blaming everything on user error, to jumping the gun, to giving false information, to not reading through the entire support thread, to not listening to any explanations, to long response times - the list goes on.

The cure dates do not populate when creating a violations, so it is one extra step needed in order to create each violation, which adds extra time.

The one that affects my day the most would be the ability to rename and reorder documents on the portal without having to delete and reupload them.

Vantaca has strong potential and is conceptually solid for property management automation, but it struggles with execution in real operational environments.

Overall, my experience with Vantaca has been positive in terms of functionality and organization, as it centralizes many aspects of community management and helps streamline workflows.

ASSOCIATION MANAGER

My owners have expressed that the broadcast emails look like spam because they start with an XN number and the dumb "reply under dotted line."  

I have to use the map when conducting lakeside inspections because there is no address marker in the rear yard. When I'm finished adding a new violation to an account, I am kicked out of the map and have to recenter my location.

Since Vantaca moved to Manage, I am having more issues with inspections and less owner information available on my phone with this app.  

Also, the login screen will lock you out and does not go away if you try to access a community that is not in your portfolio.

it is an all-in-one program so you don't have to look at different types of programs for permits and payments.

We can easily see what needs attention and what doesn’t, allowing us to quickly address issues and stay proactive.

Latest update on owner portal was not communicated to us, then we received calls from homeowners of changes that we had to ask.
