AreaSum is a cloud-based, browser-based floor plan takeoff tool built for flooring estimators and installers across Australia and New Zealand. Users upload single- or multi-page PDF floor plans directly from customers or architects, calibrate scale by clicking two points of a known distance, and trace rooms as polygons using snap-to-point precision. Per-room area in square metres and wall lengths in linear metres are calculated automatically as rooms are drawn. No CAD experience or software installation is required; the tool runs on macOS, Windows, and iPad via any modern browser.

Each room can be tagged with a flooring type, including carpet, vinyl plank, vinyl sheet, hybrid, timber, or tile, and a wastage percentage is applied per material. Totals are grouped by product across the full project. Multi-page projects maintain independent scale calibration and room sets per page, with totals rolling up across the whole project. The branded PDF export overlays room outlines, labels, area figures, and edge lengths as vector primitives on top of the original floor plan, with a per-material summary on the cover page. Auto-save with optimistic locking detects simultaneous edits across browser tabs and surfaces a conflict modal to prevent data loss.
