Curia overview

What is Curia?

Curia is a cloud-based SaaS conveyancing contract review platform built for Australian conveyancing firms and property law practices operating in NSW and VIC. The platform takes a residential property contract from PDF upload through to a finished, branded purchaser report and vendor amendment list, with validation and cross-checks applied throughout the review. Used by 150+ NSW firms and 50+ VIC firms across more than 25,000 contracts reviewed, Curia supports solo practitioners and multi-office practices alike, with pay-as-you-go pricing billed per use and prepaid credit plans available.

Curia structures the review process through a guided step-by-step workflow. On upload, an AI engine reads every page of the contract bundle and pre-fills review fields with extracted names, dates, checkbox values, special conditions, dealings, and planning certificate data. A preflight health check cross-checks data across the bundle and flags missing prescribed documents with colour-coded priority alerts before the conveyancer begins. Smart Prefill identifies and organises special conditions against the firm's own categories, with a source citation on every entry. At high-stakes review points, Ria, the platform's AI assistant, surfaces findings that each include an answer, reasoning, and a citation to the specific page and clause. Title Understanding parses every title and plan from lot through to community title, while Dealing Extraction categorises every dealing on a NSW title search and generates purchaser-focused descriptions. Cross-Document Verification keeps values consistent across the bundle and flags lapsed documents. A Visual Reference tool allows PDF pages to be extracted, annotated, and embedded directly into the purchaser report, alongside aerial property imagery drawn from government-backed data.

Curia produces personalised, firm-branded reports applying logos, colours, and standing content to every output, with an auto-generated amendment list built from recommendations as the review progresses. Report Versions capture every downloaded report as a fixed, dated record. Live Reporting and Analytics dashboards surface review throughput, open files, time per matter, and metrics by reviewer and office, with multi-office visibility for principals. A Unified Workspace supports team collaboration with CRM integration. All data is hosted onshore in Australia, encrypted in transit and at rest. Australian-based support is available by phone and email seven days a week.
