SmartRentier is a rental property management platform built for landlords and small property management companies in Poland. It brings everything a rental needs into one place — properties, tenants, money, documents and communication — and replaces the spreadsheets, paper folders and scattered messages that many landlords still rely on.

Properties and tenants. Keep every flat, house, commercial unit or garage with its lease terms, rent amounts, deposits and tenant contact details. The dashboard shows occupancy, active tenants, deposits held and anything that needs attention.

Rent and utilities. Generate monthly charges for rent and utilities, record payments and see at a glance what has been paid and what is overdue. Balances and cash flow views show the state of every tenancy, and bank statements can be imported in MT940 or CSV format. Meters and utility bills are tracked per property, and tenants can submit meter readings themselves.

Documents. Generate lease agreements — including the Polish occasional lease (najem okazjonalny) — annexes such as rent increases, deposit confirmations and handover reports with photos and signatures, all as PDF.

Repairs and maintenance. Tenants report issues with photos; the owner sets status and priority, replies in a dedicated thread and handles repair cost refunds. Technical inspections are tracked with due dates, and a directory of contractors keeps trusted tradespeople at hand.

Insight. Financial analysis shows income, fixed costs and net result per property and across the whole portfolio, and helps estimate flat-rate rental income tax.

Tenant portal. Every tenant gets their own portal on the web or on their phone: their unit and balance, payments, meter readings, repair requests, documents and chat with the owner.

SmartRentier works in the browser and can be installed on a phone. The interface is available in Polish and English. The free Kawalerka plan covers one property with no time limit and no credit card; paid plans scale up to 20 properties, with custom terms for larger portfolios and management companies.
