Independent research methodology
Our researchers use a mix of verified reviews, independent research, and objective methodologies to bring you selection and ranking information you can trust. While we may earn a referral fee when you visit a provider through our links or speak to an advisor, this has no influence on our research or methodology.
Verified user reviews
GetApp maintains a proprietary database of millions of in-depth, verified user reviews across thousands of products in hundreds of software categories. Our data scientists apply advanced modeling techniques to identify key insights about products based on those reviews. We may also share aggregated ratings and select excerpts from those reviews throughout our site.
Our human moderators verify that reviewers are real people and that reviews are authentic. They use leading tech to analyze text quality and to detect plagiarism and generative AI.
How GetApp ensures transparency
GetApp lists all providers across its website—not just those that pay us—so that users can make informed purchase decisions. GetApp is free for users. Software providers pay us for sponsored profiles to receive web traffic and sales opportunities. Sponsored profiles include a link-out icon that takes users to the provider’s website.

Vicinalia.com overview
What is Vicinalia.com?
Vicinalia turns an Italian address into a property due diligence report. Type the address, or the cadastral sheet and parcel numbers, or paste coordinates from a map, pick the building or plot and the report is ready online and as a PDF in less than a minute.
The report covers 32 topics on the building and the area, drawn from about 50 Italian and European public sources: the Revenue Agency (Agenzia delle Entrate), ISPRA, INGV, Istat, the Civil Protection Department, Copernicus, the European Environment Agency, AGCOM and others. Each section has a rating (favourable, worth considering, critical or informational), a short explanation in plain words, the figures and the source with its date.
What it checks:
Cadastral parcel with sheet and parcel numbers, area and boundaries, and the buildings standing on it.
OMI price ranges per square metre for buying and renting, including past years.
Flood and landslide hazard on the parcel and in the 100 metres around it, seismic zone and expected ground acceleration, local seismic amplification where the municipality has a microzonation study.
Ground movement measured by satellite, wildfire history, radon, the average yearly cost of floods and earthquakes for a 100 square metre home.
Age and condition of buildings in the area, energy ratings of the building in Lombardy and Piedmont, what the municipal plan says for the parcel in Lombardy, Veneto, the province of Bolzano and the metropolitan city of Turin.
Landscape protection, parks and Natura 2000 sites, land use, land take, greenery, summer surface heat, air quality against legal limits and WHO guidelines.
Population, incomes and climate zone of the municipality, fibre and FWA coverage, schools, pharmacies and other services within walking distance, public transport, cycle paths, distance from railways, motorways and airports, large industrial plants and contaminated sites nearby.
Solar potential of the roof with estimated output, savings and payback period.
A buying guide closes the report with the questions to ask the seller, the condominium administrator, the surveyor, the notary and the municipality, chosen from the data found for that property, and explains how to obtain the official documents.
Land reports put the plot first: size, slope, aspect, elevation, whether the satellite sees it farmed or idle, and questions on planning use, agricultural right of first refusal, tenancies, access and water.
Free tools: the liveability index from 0 to 100 for any address, which you can reweight with a free account, and a land sheet with six checks.
Pricing: single report 14.90 euros, three-report Comparison pack 29.90 euros, Starter 99 euros a year for 30 reports with 3 monitored properties. Pro (49 euros a month) and Studio (99 euros a month, up to 5 users, own branding on the PDF) give unlimited reports, comparison, export, property monitoring, API on request and a website widget.
The report covers the building, not the single flat, and does not replace a valuation, a land registry search or a surveyor's check: it says so in every report.
