A same-day payment problem caused by a card change was corrected within an hour, yet resulted in permanent loss of a legacy rate with no discretion or escalation offered.

The product itself is functional and does what it’s designed to do, but my overall experience was negatively impacted by how a billing issue was handled.

Subscription fees are pricey and there are occasional technical issue that can be disruptive, but that is pretty standard.

Hospitable has been extremely disappointing when it comes to customer service.

For exemple, if you set allowed checkin/checkout days in Booking extranet, theses restrictions are deleted when Hospitable syncs.

I don’t have to lift a finger and my guests receive messages on time.

It is great software both via the app and the website.

I would recommend them to anyone self managing or someone that has a few properties.

BUG on booking.com SYNCING. When syncing with Booking.com, all existing calendar restrictions are deleted.

The customer service is ridiculous, they don’t respond to anything, nor do they even offer phone support.

This is a cheap channel manager, but it’s full of bugs and entirely useless.

Hosttools still has many bugs and occasionally causes accounts to disconnect, syncing issues, etc.  

The price used to be competitive before the 2023 price hike.

The [SENSITIVE CONTENT] used to be very responsive through the chat window, but it's about a year or so that they either do not reply or reply with a long delay.

This is the worst channel manager I have ever worked with.

For example, we have received many double bookings due to sync problems.

I've only used a fraction of the capabilities, simply using to respond to automatically respond to initial bookings and send check out instructions to my guests, but it works like a charm and has reduced the amount of time I spend communicating with guests.

Host Tools' has given me confidence (and competence) as a vacation rental host that my vacationing guests will get fast and accurate responses to meet their needs.

I have multiple properties listed with both Airbnb and VRBO, Host Tools makes it very easy to sync calendars and view messages all in one site.

Was a little tricky using multiple accounts and I'm probably a unique case, but I created our listing using an account that is not the primary account but a co-host account, which ended up limited some features.   Since we have 5-6 listings, re-doing our set up under the main account became fairly challenging and time intensive.

Combined with Instant-Book - it worked out perfectly and allowed me to bypass the Airbnb Algorithm that gives you less money for a booking if you use their "recommended" settings.

This has been  very helffull in taking off some hard work of following up every message and so. And what it is very valuable for me, is that I can send very accurate indications, rules and much more information a need the guest to know prior their arrival and when in the place.

updates to either airbnb or host tools would cause properties to turn off their messaging, without warning, so I would miss guest questions by thinking the auto response was working.  

I think it makes our hosting seem a little more professional as renters always get informational emails in the same way and they are personalized based on the information they give us.

Host Tools' is working over-time! If I cannot interrupt my day to respond immediately to inquiries, 'Host Tools' has got it covered! If my internet is down or no service available.

Very simple, straightforward, and barebones application for automating your messaging to guests and other parties involved with your vacation rental.

One of the most important things with messaging is accessing scheduled messages into make changes to those as necessary before they go out.

Host Tools improved our response times and helps us make sure we have not missed reaching out to our guests multiple times.

I love that I can change the timing so I can have a message go out once they book, then a message right before they check-in, etc.

All standard communication is automated, making check in and confirmation a breeze keeping my response rate at 100%.  

Mostly difficulty in getting certain things to work - automated emails sent by Host Tools getting blocked as spam by ISPs is an ongoing unresovled problem.

Host Tools has reduced the amount of time I spend managing these details by at least 80% and has actually made us far more organized than we would've bern otherwise

The automated messages were very useful and I could resolve 99% of guest inquiries using this feature.  

There are a few bugs here and there; I had a guest receive 9 'thanks for staying with us' messages once, until I noticed it and disabled the message completely.  

Would also like to be able to send an automated message when there are other triggers (for example if children are coming as guests).

Being able to collect data from two Airbnb records for use to non-guests.  

We like to send data to our housekeeping team that we have a checkout and the names of our next guests.

Perhaps an integration with some cleaning apps like turnover bnb? Or a link guests can click when they check out.

I can edit as I see fit and dictate responses to fit my personality.

I love this app - host tools as it was my primary app that allowed me to automate my whole business.

Pricing tool is not as robust with outside data, so you have to make all the decisions on your own

This requires pulling data from two Airbnb records.  

I also greatly enjoy the newsletters from HostTools with practical tips for improving my hosting business.

It's pretty expensive and adds up, would be nice to have a flat fee for 1-4 listings, then 5-10 etc.

Cost per month is a no-brainer given the amount of time it saves you in automating capabilities.
