The whole process to create a bill and pay it and then have to go to another tab to send it and sometimes it wont even add to the bill as a payment just an expense on the vendor and create even bigger problems.

I don't like that the payment processor takes 3-5 business days to release transactions.

Are biggest con is the size of the max invoice $10,000 is not a large amount for commercial real estate, having the cap be larger would make full integration easier.

We love the fact that it keeps track of the expiration dates of the Insurance certificates per tenant, as well as sending out monthly reminders of upcoming rent, or lease renewals.

My favorite feature of doorloop is the ability to update the due date of the task, write any updates, and notify whoever is working on it with you in one step

I would love to see the window of time that DoorLoop sits on the tenant's payment before depositing to owners bank to be shortened in duration.

Transaction importing and categorization have some room for improvement, ie: auto-detecting reoccurring transactions, Plaid bank connection stability, and the ability to manually import transactions when necessary.

I can use their tagging system to look up details on all my  water heaters, for example, or re-shuffle, according to my tags to just look up last service dates, or all appliances in aggregate, or per apartment unit.

The organization and record keeping have made our lives easier, even with 3 houses renting continuously, we can foresee that we can add more properties to our portfolio with ease in the near future!

Also I believe that the PM should have a way to track funds easier when sharing the operating account with other properties.
