It centralizes all key property-management functions—leasing, maintenance, payments, and reporting—which makes day-to-day operations much more efficient. While some features could be more customizable, the system performs consistently and has been a reliable tool for managing multiple properties.

Leasing Manager

The ease at which I can search for and find an updated (and archived) roster of my portfolio of buildings and tenants, and what’s going on with them.

I'd also like to see improvements in the editing function for recurring payables, specifically, the ability to add another line item that is a different property than the last one on the current list.

The reports lack crossover, not the same reports as old yardi or option to make a report, we have a lot of glitches on the commercial side, and the notes section lacks options, and there are not enough fields to accommodate commercial users and property profiles.

The platform allows us real time information on occupancy, rental arrears, and other critical information for managing our organizations portfolio of housing. As we've scaled out, Yardi Breeze has been there with us, allow us to absorb the management and operations of our properties in a secure technology, thats offered an affordable cost.

I love the invoice approval process with images and leases and other important documents can be attached to all records in the system for a true "paperless environment".

I have discovered new ways to streamline a lot of the repetitive tasks such as recurring payments and saved spreadsheets to import journal entries which are used each month.

The only small improvement i would want to see is emails and phone Info on the Accounts Receivable report like in the Tenant Delinquency report.

Some automated features can be restrictive.   When using Lease builder and e signature, you have to upload in word format, but once signed, it is in PDF and you can retrieve in its original word format.  

Assistant Property Manager

Almost daily, for at least part of the day, Yardi is extremely slow - taking several minutes to run reports, upload files, and even load pages.

The software could use some "beefing" up, with more advanced features like batch work order updating that make running a larger building simpler.

Controller

The only thing I could point out at this time is our company only does commercial HOA's and the association platform for Breeze is highly geared toward residential and not commercial use.

Yardi software is more than a vendor, it is a value add and a contributor to our mission to deliver personalized and dependable accounting services.

The overall software has issues such as when you record a prepayment it does not show as zero dollars for the day even though money has been taken in.

I wish the app had a feature to allow property managers to record a rent payment, this would be useful when on the go after cashing a check with the bank.

Only thing I don't like is moving payment from one unit to another within the property don't allow to pick correct unit owner, only same unit keep showing under drop down menu for  to re-apply, have to go thru manual process to take care.

I like that when I input insurance information, which were struggling to keep up with, it let's us know when a tenant is nearing their expiration date.

Community Manager

The customer service is considerably quick, detailed and efficient, the program is user friendly and one of my favorite features is the messenger text chat in the Yardi program.

We have found that giving permission for someone to do one particular action can, most times, result in receiving permission for additional areas and actions that the individual should not have access to.

We've never had an issue the customer service team wasn't able to help with, from simple account lockouts right down to allowing us to try and implement new features as they've become needed.

It has been an improved process for streamlining the tenant process and giving them access to their accounts online so it has been a better experience.

Nothing, from the initial set up full of mistakes, to inflexible accounting, launching properties for rent which should not be for rent, tenants can’t sign in, owners couldn’t find information on their properties—worst business experience

There are also bugs in the app which create some difficulty for tenants.

I can run a report for any information I could possibly want about my properties.

We primarliy use Breeze for accounting and contact information managment.

The lack of detailed reports, being able to search residents in the search bar and it not specifying if they are current, past, notice.

There is a steep learning curve, and with ongoing operations its difficult to set aside time for the Yardi University.

Yardi Breeze has an intuitive UI and is great for those of us in Property Management who have portfolios that are, shall we say, a little on the smaller side.

It doesn’t do certain things that I would like it to . But most importantly, it’s very difficult for our technicians to get on from their phones.

There is so functionality missed and sometimes computer programmers do not understand the needs of accountants.   But the software is always getting updated and improved so there is hope that these holes will be filled eventually.

The other thing I noticed is that if you are multitasking and leave in the middle of the invoice without finishing or saving, it creates a duplicate when you go back to save.

Breeze does 99% of what we need to do and is so incredibly user friendly that it really does not require any significant training,  the help function is smart so if you need to look at the user guide it automatically points you to the relevant parts depending on what screen you are on in Breeze.

There are some features not available in Breeze that were available in Yardi Genesis for the commercial side of the business we wish would be added to Breeze.

Business Operations

There have been times when I’ve had questions and needed help navigating certain features. While the live chat support is helpful, it’s not always available when I need immediate assistance.

It is incredible how quickly I can create rent rolls and other items needed for reporting and compliance.

I have had some trouble in the past finding a record I need if something didn’t save correctly regardless of being updated.

I use it for tracking maintenance and I love it!

marketing does not integrate with regional MLS / real estate board, no co-operation with realtors (best to have a realtor/broker portal for marketing)

It requires both time and patience—two things that are often in short supply when the business never stops and the hours in the day are limited.

Reporting customization could be more flexible.

It might be good for a smaller property, but it has not worked well for our student property.  

I’m happy with what I need it for, but I know my technicians would like it to be easier to get on the site more often during the day.

Accounting Manager

I use that button all day long for charges, journal entries, receipts, etc!

One cannot easily navigate to the storage units due to their apartment and rental portals.  

One downside to Yardi Breeze and Yardi Breeze Premier is the broadness of the User Permissions in the Company Settings.

We have shaved so many processes from our monthly tasks by switching from an off the shelf accounting program.

Sometimes I just need to verify that I have attached the invoice without spending extra time clicking on it and waiting for it to load.

I have appreciated using Yardi Breeze because of how integrated the operational side of the platform works with the accounting side.
