Once a parcel is identified, the platform answers the question every buyer actually needs answered: what can legally be built here? Type in an address and get setbacks, height limits, floor-area ratio, parking minimums, overlay restrictions, and any density bonus programs that apply — sourced from official municipal code and refreshed within a day or two of any amendment.
From there, ArchiWise layers in context outside the zoning code itself: flood and seismic exposure, utility and transit capacity, neighborhood demographics and school quality, and current rent, sales, and pipeline data for the surrounding submarket — over 50 data sources rolled into one view.
With the buildable envelope and market context established, the platform runs the numbers. It models multiple unit mixes and development strategies side by side — rental versus for-sale, market-rate versus affordable density bonus, surface versus structured parking — and produces a full pro forma with IRR, cash-on-cash return, and downside sensitivity for each.
Finally, ArchiWise addresses the question that determines whether any of this matters: will the jurisdiction actually approve it? Using historical approval data by planning district, it estimates approval probability, realistic timelines, and where political or neighborhood resistance is likely to surface.
