Autlu is inspection-report software for real-estate professionals in France, Belgium, Luxembourg and French-speaking Switzerland. It covers the whole état des lieux (move-in and move-out inspection) workflow, from on-site capture to the signed document.

Capture

- Guided form for the property, parties, meters, keys and rooms, with suggestions based on the property type.

- Photos taken in the app, with arrows, circles and free drawing to mark defects.

- Observations dictated in the app (pause and resume between rooms), uploaded as an audio file (MP3, WAV or M4A, up to 200 MB) or typed as notes.

- Offline capture on every device; drafts and photos sync when the connection is back.

Generation

- Each room written as clear text from the dictation or notes, in two formats: a continuous paragraph or a detailed element-by-element description.

- Photos placed and captioned; meter values read from the photos when the index is left empty.

- The document is laid out in your template: default templates for France, Belgium, Luxembourg and Switzerland, or your own Word (.docx) template with placeholders.

- Online document editor for final changes; Word or PDF download before sending.

Review

- A review panel lists rooms missing from the list (insertable from the panel), passages marked for review, meter readings to confirm, rooms without photos or description, keys, brands and references.

Signature and sending

- Simple electronic signature by tenant and landlord, in person on the device or remotely through a link valid 30 days, with a signature certificate page.

- Or a PDF with a remarks window of 1 to 30 days: each party adds remarks and photos, which are added to the final document.

- Optional notification when a party opens what you sent.

- The covering email is sent in each party's chosen language; the report stays in the language it was written in.

Integrations and accounts

- Apimo CRM integration: pick the property from your CRM inside the form. More CRMs are coming.

- Team option: up to 5 users sharing credits and documents.

- White-label option: your branding and sending domain on client emails and signing pages.

Platforms and data

- Web app, plus iOS and Android companion apps.

- Data hosted in the EU (Germany); finalised documents kept for 10 years.

- Free account and first report free, then credit packs with no subscription: €30 down to €20 excl. VAT per report. Credits never expire.

- Your logo and your own template apply from your first purchase; the free first report uses Autlu's standard template.
