Comunix helps property administrators (administradores de fincas) and self-managed homeowners' communities in Spain keep each community's accounts up to date without spreadsheets.

The starting point is the bank. You upload the statement in Norma 43 (Cuaderno 43) format, the standard file Spanish banks export, and Comunix recognises who made each transfer and assigns it to the flat it belongs to. Payments it cannot place with confidence are left aside for you to review, and once you assign a payer, the rule is remembered so next month's statement matches on its own. Outgoing payments are assigned to expense categories and suppliers in the same way.

From there Comunix works out what each flat owes month by month. It handles fee changes during the year, special levies (derramas), partial payments and communities whose financial year does not start in January.

Outputs: the annual income and expense report for the owners' meeting, a statement per owner, a debt certificate, Excel export, SEPA direct debit files for collecting fees, and the list of suppliers needed to prepare tax form 347.

One account holds all your communities, with team members limited to the communities you choose, and data is backed up daily. Comunix runs in the browser with nothing to install and is currently in free open beta.
