CRE Pipeline overview

What is CRE Pipeline?

CRE Pipeline is a browser-based document analysis workspace for commercial real estate acquisition teams. A single PDF is the entire input: an offering memorandum, a rent roll or a trailing twelve-month operating statement. There is nothing to connect, sync or import.

What it does

Document parsing. Upload a PDF and the system produces a structured deal record: address, asset type, unit or suite count, in-place income, expense lines, the cap rate stated by the broker, and the asking price. Parsing normally completes in under a minute. Every field is editable, so a bad extraction is corrected in place rather than restarting the job.

Cited question answering. A chat sits on top of the parsed document and answers questions in plain English. Each answer carries the page number, the section heading and the field name it came from, so any number can be traced to the exact place in the file it was read from. Citations reference the original uploaded filename, not a renamed record, which keeps them auditable.

Recomputation instead of trust. Headline figures in marketing documents are treated as claims rather than facts. Where the underlying operating figures are present, the system recomputes the metric and shows both numbers side by side, so a stated cap rate and a going-in cap rate derived from the same document are visible together instead of one replacing the other.

Explicit refusal. When the document does not contain the answer, the response says the information is not listed in the document. Confidently wrong output looks identical to correct output, so declining is treated as a feature rather than a failure.

Team seats. A team plan covers five seats, with deals visible to invited colleagues.

What it is not

It is not a listings feed and does not source deals. It does not write the investment committee memo. It does not replace legal or accounting review of a lease. It answers questions about the documents already in hand.

Pricing is published rather than quoted. 149 dollars for a single deal, or 399 dollars per month for a team of five seats. The first document is processed free and no payment card is requested to run it, so evaluation happens on a real file before any money is spent. No demo call, no onboarding sequence, no minimum term.
