The onboarding process took a few weeks, with progressive phases of reservation import, portal connections and website activation, which I understand as a normal part of implementation.

We have previously worked with other Integration Companies with our Short Term Rental Business and Avantio far exceeds those companies with their set-up program, customer service, and availability! And, we are paying less than the other companies which left us frustrated and looking unprofessional. When we have any questions, they are quick to respond and are available via Zoom when needed.

The main limitation is the accounting and settlement logic, which cannot be adapted to my needs.

Not all booking details  sync across all portals but Avantio is willing to work on addressing the issues in future updates..

For instance on our website when booking a reservation it states "open air parking" and that is not a term anyone would say here in the US.

What I liked most about Avantio is its robust set of features designed specifically for property management.

The database and automatic payments system work very well.

However, the main issue has been accounting and settlements management:

The unified inbox was one of the main reasons why we moved to Avantio as we were switching between several listings on the OTAs which was a pain.

Prior to signing, we were told that it did not take more than 5 minutes for any guest communication to land in the unified inbox.

There are EU > US voids in some channel connections, POS and user and end user interfacing.  

The reporting is user friendly and easy to interrogate.

Payment features missing for Croatia (strict laws demand certain aspects of payments to be perfectly executed).System upgrades/maintenance performed on Mondays, limits the use of Avantio when most needed after the weekend.

They offered a small discount which does not even cover the refunds made to these guests.

To this day in the unified inbox issues are ongoing. When we raised the problem to Avantio, they encouraged us to raise tickets but we quickly realized it was not worth it.

Everyone was comfortable sharing expertise, which I really appreciated.

Beginning August) where we had to work overtime to change the bookings and refund some disgruntled guests.

Just as we are writing this review we have had another two instances of an overbooking and a booking outside our minimum stay rules.

One of the only positives from our experience with Avantio, it is decent although the loading times are sometimes not up to industry standards.

Others were thankfully nice enough to accept a change of accommodation otherwise it would have been a complete disaster but that involved calling the guests directly which was not a nice experience at all.

The thing makes the most difference is the level of support you have with Avantio, the team truly cares and is there to help things go smoothly and successfully.

Since it is a very large product, it takes a lot of time to add new features.

No possibility to enter net prices of homeowner`s whose properties we manage - additioanl costs for software for issuing bills.

Guest communication and reporting can be improved

All in all we were really excited to move to Avantio but after 6 months we are on the verge of changing providers because of all the aforementioned issues.
