I don't think I even utilized every possible feature. It's a great product, but we just could not afford it.
Escapia was very powerful. It could do many things for our business. Also, support was outstanding.
It was just too expensive for us as we are a small vacation rental company.

Great software for a small to medium sized vacation rental business!
Switching from our old PMS was handled very well by the implementation staff and we are so glad we made the move! The most important part to our decision to switch was the integration with VRBO/Homeaway and bring able to work with a website host/digital marketing agency that understands our PMS.
The service order module is not set up well for how we run our maintenance staff. Our staff is not able to enter a task assigned to a unit number with an amount of time associated with it, that we can then transfer to an owner statement to be charged. There are too many fields that need to be filled out and it just doesn't make sense for us.

Escapia
Support is great but some changes to program seem rushed and not thought out well.
Escapia is a great retail rental reservation and property management software for vacation rental property managers. The system is always online and support is excellent. The industry is evolving quickly and Escapia tries to stay current.
The reservations section is very good, distribution partners, and support is great to communicate with. Trust the software and never reporting for reservations.
Lead management system, service orders, and some accounting reports are very challenging to use and we use outside software for these functions.

A powerful tool for the complete needs of a vacation rental management company, from providing guest quotes, customizing guest arrival experience, to managing accounts.
The accounting side of this software is strong and a knowledgeable user has powerful tools. Owner statements are transparent and clearly structured. Correspondence is attractive and easy to customize. The various tools available for setting rates/manipulating rates are easy to use. The reservation grid is easy to understand, and the filters and quotes make the reservationists' work easier and...
Features for automated or scheduled correspondence are weak. There is no "notes" area associated with owners for keeping a record of requests, authorizations, etc. Because it is a powerful system, to develop the skills necessary to fully take advantage of its many useful features means you need to invest some time and effort. That is not really a "con" to me. If you have a good tool, you want...

I loved the accounting system. It was the most powerful accounting system for a vacation rental company. Coming from an accounting background, I found it very efficient.
I wish the system had a way to change rates for each home for speific dates. The rate rule is good is you know how to use it but it takes to long.

Escapia has really streamlined our vacation rental program, it helps with the entire process from reservations we input and online reservations, through payment collection, also the the advertising. It truly does it all!
Some of the pricing/seasons can get complex.

Easy access anytime to my property’s performance is ideal!
Up to date information on my vacation rental property investment is a click away any time. I can see when my condo is rented and compare month to month or year to year. Makes bookkeeping a breeze!
Gives a great overview of a property investment’s performance but not too nitty gritty to be overwhelming.

Overall, we find the system to be well suited to any vacation rental business, large or small. It takes some getting use to as most software does, but the flexibility to set things up in a customized way is a big deal. And the support team for Escapia is second to none in the software industry!
We have many nuances to our business but Escapia seems to have the flexibility to set up for most business situations - we like having choices.
Since we often compare our vacation rental software (Escapia) to our long-term rental software (AppFolio) we realize it is more difficult to train and operate in Escapia - the system is unfortunately not very intuitive when it comes to set up. The user must know how to set up a new property for example as the process involves many different screens and applications.

This is by far the best software company out there for vacation rental management. Looking back, I honestly have no idea how I ran my business without them. Every aspect of Escapia from reservations, accounting, marketing partners, rate management, (the list goes on and on) has helped to grown my business and make me and my employees more efficient and more productive. I can not recommend this enough and would tell anyone that is involved in the vacation rental management that they absolutely need this software if they want to stay competitive.

Escapia
Easy, efficient, and well worth the investment. We have been on for over 4 years now!
Easy to use, constant updates with details/advanced notice and how-tos, many....MANY reports from which to choose. Great marketing API feeds for listing sites/software to help you succeed in the vacation rental space, color-coded reservation grid for easy filtering and tracking.
The ability for Homeaway/VRBO brand to match back reservations on source - I pay for a secure software. The last thing I want is my data being stored, shared, and who knows what else by marketing platforms. While the reports are fantastic, sometimes it'd be nice to have the ability to make your own report that didn't cost an arm and a leg for information that's already in the system.

I like the changes we are seeing in Escapia. I still have some baggage from their past communication practices (starting around 2018) that have given me a lasting impression of a "like it or leave" attitude. By this, I mean that they would make sweeping changes that felt at odds with their service partners, with little window for feedback or interaction, all while knowing that there are few better alternatives to their platform. They've improved their communication since 2018, but I still find myself unsure if their changes are for the better of their PM clients. I think they are taking the right steps, however, and my trust is being rebuilt in them.
I like the gradual commitment to improvement that Escapia has been implementing over the past year. I think the COVID-19 crisis prompted urgent action on improving their software, now that most people in the vacation rental industry are working remotely. The UI changes and business/performance dashboards have made navigating and interpreting information much better.
The unit integration navigation still feels clunky. Thankfully, we don't have a substantial amount of 3rd-party apps that we need to integrate, but it would be nice to have a core integration hub that makes app navigation easier.

Escapia software provides comprehension vacation rental software covering all aspects of accounting needed to properly run a property management software company. Any problems with the software I have are user error and the tech support people are wonderful to work with and never fail to help me find a perfect solution for any issues. Escapia is easy to use, the web integration is perfect and reports are complete and professional looking. I have tried other vacation softwares and nothing compares!

I have used Escapia with 3 different companies. It has come a long way as far as development. Setting up rates is actually doable now before it was virtually impossible
User friendly, easy to keep track of accounting and reservations. Has come a long way in the last 10 years
Customer service is not that helpful. We have been trying to set up our software to where it is live and not have to manually input everything from VRBO but Escapia staff has been little help because we only manage about 15 vacation rental properties at the moment. Escapia customer service should give the same attention to smaller businesses as they do the ones with more VR inventory

I have been in the vacation rental industry for over 15 years and have been using Escapia for the last four years. A few of the reasons I am pleased with Escapia are: it is cloud based, extremely user friendly, integrates well with 3rd party channels, has built in auto responder to inquiries & auto sign contract capability, has great maintenance and housekeeping portals, and most importantly fantastic support. Another huge item to me is Escapia continually develops new ways to not only improve the product, but it truly focuses on ways their product can help my business grow. Hands down, best rental software I have ever used!

Would prefer that Appfolio comes out with a feature to better manage vacation rentals.
There area a lot of features for this program - but it is confusing and not very user friendly. Once you figure it out though - much easier to use.
Very complicated and not very intuitive. Pricey.

I have loved my experience with Escapia and VRBO! They have wonderful customer service and this software is very easy to use.
I have so many great things to say about Escapia. My number one is customer support. If you can't figure something out immediately, give them a call and it will be fixed within minutes. We manage 70 vacation rental properties and use Escapia for pictures, descriptions, rates, everything! We recently attended one of their meetings where they announced they will be launching a new, more updated Escapia to combine their other softwares as well. I am very excited!
Sometimes it will go out for a while, but they do always have it back up and running in a timely manner. There's nothing to say I like the least because they are always willing to fix anything.

Escapia is the best software out there for this industry. It does everything I need and More.

We have found Escapia to be an established, tested, and well-engineered product that serves us well. Although there is no perfect property management system for the vacation rental space due to the industry's overall fragmentation, we have been impressed with their willingness to listen to customer feedback on suggested enhancements. Most importantly, their support is a key attribute to our relationship. No matter how small (or large) our support needs are, they have always been quickly accessible and extremely helpful in delivering solutions.
Trust accounting is the backbone of our business and we rest easy knowing that Escapia's accounting module is rock solid. Our integrations with other products has been seamless and we find the overall layout and functionality of Escapia to be intuitive and not "click" intensive.
We don't have any complaints about Escapia

Great customer service. Very robust feature list. I couldn't possibly manage our rental list without a strong piece of software like Escapia.
Escapia really is a full-service solution. Reservations, housekeeping, trust accounting...it's all in there and works together. I looked at several options before choosing Escapia and none of the others offered as complete a system. Also, they have amazing customer service. Tech support is great. They respond quickly and are very knowledgable.
The biggest complaint I have isn't about Escapia, but about HomeAway. When HomeAway switched to secure messaging, it made it more difficult to deal with inquiries in Escapia. Also, there are of course some minor changes I'd like them to make to Escapia, but they are constantly improving it.

We've been using Escapia since January 2012 and have been very pleased with its positive impact on our operation, especially in streamlining our booking and schedule management and payment processes. We also appreciate the reporting capabilities and management tools that have given us more and better insight into our vacation rental operations. We do not use the embedded accounting system and can't speak to that . We do take advantage of Escapia.net and have recently integrated online booking capabilities with HomeAway and so far, so good. Our rating reflects our satisfaction with the functionality that we use.

In 2012 360 Blue made the decision to move from a server based software system to Escapia. It was one of the best decision we made!! We find Escapia to be extremely user friendly and definitely helps my staff be more organized and professional with the great tools they provide. HomeAway continues to make enhancements to Escapia that keep us ahead of our competition. HomeAway also provides great education conferences which update us on our area, the rest of the country and the rest of the world. I would highly recommend Escapia to anyone looking for vacation rental software.

Escapia is allowing us to grow at a steady pace without breaking the bank. The setup and monthly cost are affordable for all business sizes.
Escapia is a wonderful software for managing vacation rentals. The setup/integration was extremely easy and the live training very helpful. The support team is very communicative and quick to resolve any issues.
The only issue I have with Escapia is not being able to customize reports. It would be nice to be able to set the parameters of a report that other Escapia customers have into our system.

I have 80 Long term rentals and 50 short term (vacation rentals) and could not find a decent software that would handle all of them efficiently. Until Escapia! So please with the software after 1.5 years so far!

There are so many great capabilities of the system, and we are a very small rental company, so there actually was more than we would have ever needed. We describe it as buying a Bentley when you really needed a Honda.
There is huge flexibility and capability with Escapia and the reporting functionality is vast. I know that when calling the support line, they are there to help and they do so with the utmost of professionalism and patience.
