The dashboard graphics are on- point with the information that's most relevant to my business. My only feedback is when initially my listing wasnt approved, it would have been helpful if in the automated response it told me what was wrong with my listing (had my cell phone in the listing which I am glad you prevent, as I learned that even that gets spammed). When I logged into my account, it still didnt let me know what the problem was.

I use Landlord Studio to track my expenses for taxes. When tax time comes, I press a button and my Schedule E prints.

There are a few areas where additional customization or reporting options could be nice in the future, but the existing features already cover the vast majority of what I need.

I can conveniently track rental payments and expenses, and even upload receipts using either the desktop or mobile app.

Would be good if properties could have unique currencies assigned to them. If you have properties in different currency markets, this would reduce to the need for multiple accounts!

Like any robust tool, it takes a little time to get everything set up exactly how you want it, but once it’s configured it runs very smoothly.

I had difficulty utilizing the tenant application with an international student without a social security number.

The platform makes it easy to create detailed tenant profiles and upload lease agreements directly to their file.

I opted for Landlord Studio over other options primarily because of its mobile layout, which I find convenient.

Some  confusion when setting up new tenants first/last month rent and deposit, BUT every question I have had has been answered very quickly by support.

So, if rent is due on the 5th, it will hit the bank account on the 10-12th.

I would love it if you could take pic of receipts as you purchase products as well as email the receipts in and they get most of the data entered automatically like quickbooks does.

The software lets me create and customize leases from templates, which feels much more official than making something up myself. AND it saves the lease in my account with my edits, so that when I want to renew it I can just copy what I had last year.

The features are practical and save me time from screening tenants to tracking expenses, I feel like I have real control over the details.

The thing I liked least about Avail was that some of the leases did not seem to be as thorough as having a certified lease, but avail allows you to upload your own lease if you don't like the free options they provide.

Tools like digital lease signing and online rent payments also make managing rentals much more convenient without the hassle of paperwork.

It would be really helpful if Avail allowed overlap in lease management, or at least the ability to set up an upcoming lease at the same property without creating a duplicate address.

It can get expensive if you are managing multiple properties because there is a fee for each unit managed, and if you don't cover the fee then the tenant will have to.

Software is supposed to make processes easier, and this feels like it's only easier for dealing with multiple properties in bulk, for the landlords.

Since most lease signings and tenant interactions happen on weekends, it would be really helpful if Avail offered phone support during weekends as well.

Not ideal for managing a single property with people who are not great at jumping through multi-stage online processes.
