What is Avail?
Avail is a rental property management system for landlords which offers tools for finding tenants, advertising property vacancies, pre-screening applicants, carrying out credit history checks, processing payments, signing lease contracts, and more. The cloud-based platform is designed for landlords with less than 10 units, but users are able to add additional properties for an additional fee. Avail helps landlords to advertise their vacant units, request rental applications and credit reports, sign leases, and collect rent, all online from one platform.

Overall, I love Avail and don't see any reason to use another software.
I use this software to keep track of just two properties, and I like it because it's very affordable for small landlords like me and still provides all of the features I want from a professional property management software.
I wish the billing system could be more flexible. For instance, there doesn't seem to be an easy (from-the-dashboard) way to mark an invoice as paid from my end if a tenant gave me a check instead of using the system.

Love it.it is free and gives my listing more exposure
Free to use.auto populates 12 other sites, so get more leads as landlord. One stop shop does credit and eviction report.
Hiding the apt number, so people don't knock on an occupied property

We've also gotten this point of feedback before about being able to hide the apartment number, though listing syndication to partner sites makes it so that the exact address has to be provided. See Cons. Stress imposed and the need to share extremely sensitive documents by email to get around the system and multiple phone calls for each application and to each party is an extremely poor experience, Lost opportunities, and put our personal information at risk, all with zero outcome and benefit.
ez to launch. that is it. wish I could say more the review requires more letters so am just typing more.
1) poor attention to catching user errors and explaining the problem to fix so user can proceed. 2) lack of awareness of use cases that real life users experience. Seems you cant live at same address 2x in past, cant own an address other than your current address. cant have prior rent be 0 (at least give a warning for that, (ie if you owned it).. and anyone without a credit rating will get stuck with...

From the beginning, Avail has been a true partner with me.
The ability to receive rental payments and the ability to go through the process from application to finalized lease makes my job so much easier.
Some of the graphics and icons can be confusing.

I had a small problem when I accepted an application from a tenant. Somehow they made a duplicate application. But avail customer service jumped right in and helped the tenant and myself to resolve it quickly. I've asked for technical help a couple of times and they always get back to me shortly.
I can easily see maintenance request previous leases and a payment history then I'm able to print off for taxes. The software is just easy to navigate.
Nothing. Everything has gone well. I can't say I've had any issues that would be negative in over a year.
