The pricing model restricts usage of limited access accounts (like CPA access) which is a bummer. And it has some rough edges when managing commercial leases (like rent escalation schedules; CAM charge adjustments; etc).

Overall we were satisfied with tenant cloud and provided the simple tool of recording our tenants rents and expenses and maintained a simple accounting record for our purpose.

Allowing tenants to pay through the portal which will auto apply the payment to a tenant's ledger has saved a lot of time with monthly bookkeeping.

I had to turn off the QuickBooks Online integration because it was too disruptive to my books. While the features look great on paper, the real-world workflows often feel clunky and require more effort to manage than I’d like.  

I would like if Tenant Cloud had documents like three day notices and blank leases things like that we could use in a library they provide

Handling applications in-app along with background checks and deposit payments makes the renting process smooth and as easy as it can be!

For example, would have liked to pay my vendors through this app and narrowing down the report only showing tenant outstanding invoices rather than whole report.

Also, they only use Google to verify addresses, so good luck listing a brand new house to lease if google doesn't recognize the address yet.

I am no longer using multiple sources for applications, background checks, payments, service calls etc.

We utilize the platform to manage multiple our residential and commercial properties.

The reports cannot be customized to change the information that is shown to our homeowners and tenants.

Customer support is great and it accounting effortlessly tracks all expenses, incoming transactions, and costs making them easy to understand.

Vendor management could use some improvement as well so that FEINs can be tracked for simpler 1099 process.

The interface is a bit clunky and I find myself doing something wrong which results in having to redo it and causing confusion with the tenant.  

I generally use it for accepting applications, background checks, unit FMV checks, listing a unit across multiple platforms, accepting rent, and bookkeeping.

Not intuitive for tenants, long lead time to get funds, don’t like reports available for outstanding balances

I wish it had a way to add my leases to the lease section, I just add them as an attachement now.

I am new user for this property management company and it’s been trial and error for me but the customer support has helped me along the way to make my life easier.

TenantCloud is actively working on the rollout of the bank reconcilation process which will make the package a fully integrated product for my needs.

When they added the processing fee, not being able to link international bank accounts.

It's great for tracking P&L but has no balance sheet meaning I still need to use Quickbooks.

I think it could be an excellent fit for certain landlords or property managers who value affordability and are willing to work around some of the quirks.

Other than the listing reliance on Google only that has caused me significant issues (and they won't change anything as of my last conversation), so far so good.

However, in my case, the accounting and reporting struggles have outweighed the benefits, and I’ve started looking at alternative solutions.

I wish it would be more customizable for each states laws and compliance thereof.

It removes the interactions of things getting lost in the mail.

I like that it has an option for small starter business that is relatively inexpensive.

I really am frustrated that I don't get tax forms included with my basic subscription.

I know security it important but when I'm trying to check on something quickly, it makes me use another app to gain access.

Sometimes editing box values don’t set back to zero.
