All data is EU-hosted, with the database on Neon Postgres in Frankfurt and files on Bunny CDN within the EU. No data is hosted in the US. The interface is available in Dutch, French, and English.

Landlords capture room-by-room inspection reports via smartphone, covering walls, floors, ceilings, and fixtures, and collect eIDAS-compliant digital signatures from tenants via a one-time email code. Each signed report includes a timestamp and QR code and is stored as a per-property PDF archive. Tenants participate through a link with no account or ID card required, and any dispute notations are recorded directly in the final PDF. Accountants and bookkeepers can be granted read-only access for year-end reporting, and annual exports of rental income and communications are available as XLSX files at no extra cost.

keepr includes AI tools for comparing property damage between entry and exit reports, processing lease contracts, and drafting payment reminders and notices. AI functionality is powered by Anthropic, with data sharing limited to what is necessary per task and the option to disable it in settings. Additional free tools include a damage check utility and a rent indexation calculator. Pricing starts with a free tier for one property (no credit card required), with paid tiers at 15 EUR/month (Solo) and 30 EUR/month (Pro), each including a 30-day free trial and monthly cancellation with no lock-in. GDPR compliance is built in by default, with no sale of data to ad networks and no use of messages for model training.
