SubLien is lien waiver and COI tracking software for general contractors of any size. Subs sign and upload through secure emailed links with no account or fee. Send conditional and unconditional waivers using your own PDFs or SubLien's library for all 50 states and DC. In Georgia, Mississippi and Wyoming, and for notarized forms, the sub signs on paper and uploads the signed copy.

AI checks each COI against your requirements; a person on your team records the decision. Checks cover limits, endorsements and expiry dates against company, project and vendor minimums. Each coverage line keeps its own expiry date. Renewal reminders can copy the insurance agent. Certificate questions return answers quoting the PDF.

Request W-9s through secure links with automatic reminders. W-9s stay source files on the vendor record; SubLien never reads their contents or sends them to AI. Store or request vendor agreements, licenses and other documents, with e-signatures, countersignatures or notarized returns where needed. Expiration dates trigger alerts and automatic renewal requests.

Works standalone over email, or with one integration: Procore, including its side panel, project and vendor import and waiver drafts from pay apps; or QuickBooks Online/Intuit Enterprise Suite, with waiver drafts from bills.
