The software employs robotic process automation, optical character recognition, intelligent character recognition, cloud computing and artificial intelligence to execute searches and perform report keying. Search logic has been defined by subject matter specialists with extensive nationwide title search expertise. The system applies multiple validation points including address verification, name matching, legal description confirmation, parcel identification number cross referencing and reference document assessment to ensure retrieval of the first vested deed and all pertinent instruments.

Individual searches complete within minutes and standard order turnaround times occur within hours. The system operates as a digital workforce around the clock with the ability to scale to accommodate volume fluctuations and deploy additional instances when required. Title Hunter generates detailed summary reports that contain all documents retrieved for a given property and comprehensive summaries of open mortgages and deeds of trust.

Title Hunter offers REST API and webhook capabilities that enable clients to trigger jobs programmatically, retrieve results automatically and push status updates into downstream systems. The platform can operate with either provider or client online plant subscriptions with recommendations based on optimal pricing structures. Completed search packages are delivered via email with links for download. Platform integrations are available to support specific workflow requirements. Licensing uses a pay per transaction model so that clients incur costs only for actual usage and county coverage continues to expand according to the provider rollout roadmap.
