U-Rite is a Microsoft Excel-based valuation management software designed to help commercial real estate businesses manage property cash flow and tenant underwriting operations within a proprietary model. Professionals can utilize the platform screen profiles, bid on deals, and perform sensitivity analysis to finalize investments.
Administrators can integrate U-Rite with Microsoft Excel, add worksheets, and perform market-specific calculations such as assumptions on inflation, vacancy and bad debt, expense recoveries, contractual or speculative leases, and more. It also lets users gain insights into operating expenses, capital expenditures, and other miscellaneous activities.
The application provides assumptions for the next ten years and allows CRE investors to track unit type, base rent, rentable area, lease term start and end dates, rent increase, and concession. U-Rite offers a cloud-based dashboard, which enables businesses to report on portfolios and pipelines, share files and collaborate with team members.
