ADDA Bailleur overview

What is ADDA Bailleur?

ADDA Bailleur is a local-first property management application for French private landlords, SCI companies and furnished-rental (LMNP) owners. Unlike cloud SaaS tools, it runs entirely on the user's device: all data — leases, tenant records, bank details, ID copies, financial history — is stored locally and encrypted with AES-256. No account creation, no authentication server, no telemetry, no advertising trackers.

Core capabilities include lease and rent-receipt generation compliant with French law (loi n° 89-462 and loi ALUR), smartphone-based property inventories with timestamped photos, voice dictation and email approval, a scale-calibrated 2D floor-plan editor, rent tracking with late-payment detection and pre-filled reminders, and a tax module covering rental income (micro and réel regimes), LMNP, SCI (income tax or corporate tax) and the Pinel, Denormandie and Loc'Avantages schemes.

Because it holds no user data, the software leaves the landlord as sole data controller under GDPR. It works fully offline and remains usable in any situation. Encrypted backups can be exported anywhere the user chooses — local disk, USB drive or personal cloud (Nextcloud, NAS).

ADDA Bailleur is a one-time purchase at €19.99, with no subscription or recurring fees, and free on Linux. Native apps are available for iPhone, iPad, Mac and Windows.
