BnBGenius is an AI automation platform for Airbnb and VRBO hosts who manage their own properties. It handles the guest-facing work a co-host or property manager would otherwise do, and it is built for individual hosts with one to five units rather than for property management companies.

How it connects

BnBGenius runs as a Chrome extension that reads the host's own Airbnb and VRBO dashboard directly in the browser. There is no API partnership to apply for, no platform credentials to hand over and no PMS to install underneath it. Setup takes about five minutes.

What it does

Guest messaging: AI agents answer guest questions around the clock, with the reservation, listing notes and house rules already in context.

Voice Concierge: an AI phone agent answers guest calls, identifies the caller by reservation and escalates to you only when a human is needed. Optional add-on.

Review automation: reviews of your guests are drafted from real stay data and posted the day after checkout.

Task loop: cleaning and maintenance tasks are created automatically from guest messages and reviews, then assigned and tracked.

Upsell engine: early check-in, late checkout and gap-night offers are made to the right guest at the right moment, on rules and pricing you set.

Telegram control: approve drafts, receive alerts and trigger automations from a Telegram chat.

Tuning the assistant

Behaviour is tuned per listing, per listing group, per communication channel and per task type, so a property with valet-only parking or rooftop access answers differently from the rest. In-line training corrects the agent on the spot. An autopilot setting decides how much the assistant does before asking you.

Security

Because the extension reads the dashboard you are already signed in to, credentials never leave your computer and are never stored by BnBGenius. No API keys are issued and no login is shared.

What it is not

BnBGenius is a guest-communication layer, not a property management system. It has no channel manager, no calendar sync, no direct booking engine, no revenue or pricing tool and no owner accounting.

Pricing

$10 per month per unit. A unit is one rentable home, and the same unit listed on both Airbnb and VRBO counts once because all channels are included, so a five-unit building is $50 per month. Voice Concierge is an optional add-on at $7 per month per unit, with 20 resolved calls included each month and $0.35 per resolved call beyond that. The first 500 messages are free, with every feature unlocked and no credit card.
