imotrack overview
What is imotrack?
imotrack is rental management software for private real-estate investors who own 1 to 25 properties in Spain, whether they live in Spain or abroad. It replaces the spreadsheet with one place for rent collection, expenses, tenants, leases and Spanish income tax, on the web and on iOS.
Each month, investors see which rents are paid and which are late. Bills are recorded from a photo or by forwarding the email: AI reads the amount, date and category and assigns the right property. Lease PDFs are read automatically (tenant, dates, rent, deposit), and reminders arrive before each lease ends.
The software covers long-term, room-by-room, mid-term and holiday lets, with per-room leases, occupancy and shared costs split between tenants. Mortgages are split into interest and principal so each property shows its gross, net and cash-on-cash return. Throughout the year imotrack tracks deductible expenses, depreciation and lease reductions, and produces a Modelo 100 (residents) or Modelo 210 (non-residents) summary for the tax adviser.
Existing spreadsheets can be imported as they are. Available in Spanish, English and French.
