Rentwelly combines property management with a genuine double-entry accounting system, for landlords and small management companies who would otherwise run a property management app alongside QuickBooks.

ACCOUNTING

Every action writes a balanced journal entry to a real general ledger. Rent, late fees, deposits, vendor bills, management fees and owner draws post to a proper chart of accounts, so the balance sheet balances and the trial balance ties. Reporting runs on a cash or accrual basis and includes profit and loss, balance sheet, statement of cash flows, trial balance, general ledger, rent roll, A/R aging, revenue by fee type, expenses by category, and 1099 (NEC and MISC) preparation. Every report scopes to one property or the whole portfolio, and figures drill through to the underlying entries.

PAYMENTS

Online rent runs on Stripe Connect. Each organisation onboards its own Stripe account, so charges are direct charges on the landlord's account and payouts follow their own schedule. A webhook confirms the charge and writes the ledger entry against the invoice, with the processing fee recorded as its own expense so gross rent stays gross at tax time. Partial payments, split payments, and manual cash or check entries are supported.

AI INTEGRATION

Rentwelly runs an MCP server, so it connects directly to Claude and ChatGPT. Ask for a rent roll, an A/R aging summary, open invoices, tenant balances or a property P&L in plain English, and record charges and payments, without opening the app.

OPERATIONS

Properties, units, leases and renewals; rental applications and screening; a tenant portal for payments, documents and maintenance requests; an owner portal with statements; work orders and vendor tracking; announcements; inspections; document storage; role-based permissions; automation rules; and expense splitting across properties. Loans are tracked with an amortisation schedule that splits principal, interest and escrow correctly.
