ProPixa is web-based property management software for UK letting agents and independent landlords, covering the lettings cycle from first enquiry to end of tenancy.

Applicant and enquiry management. Each enquiry becomes a record carrying budget, bedroom requirement, area and status. Contact attempts are logged per channel, call, WhatsApp, email, SMS or in person, with first chase, second chase and replied tracked separately so a team can see at a glance who is still owed a response. Viewings and feedback attach to the same record. Offers are held in two distinct states, with the agency and with the landlord, so the party responsible for the next decision is always explicit.

Tenancy and rent. Tenancies link property, tenant and deposit. Rent is recorded as due, received, partial, overdue or overpaid, with arrears listed oldest first. ProPixa records rent movements; it does not hold, collect or transfer money, and there is no client account.

Compliance. A single calendar tracks gas safety (CP12), EICR, EPC, deposit protection, HMO and selective licences, landlord insurance, rent guarantee, property inspections and right-to-rent follow-ups, ordered by next expiry. A daily job raises in-app notifications and email reminders ahead of each date and continues to chase items already overdue. Right-to-rent follow-up dates are derived automatically from the later of the check date plus twelve months and the tenant's permission expiry, and tenants with unlimited right to rent are excluded.

Repairs and contractors. Repairs move from reported to booked to fixed, and can be issued to an agency's own contractors.

Landlords and tenants. Landlord clients receive statements and can be copied into compliance reminders per property. Tenants get a portal for rent, repairs and documents, included for any number of tenants at no cost.

Specifications. Browser-based, nothing to install, works on desktop and mobile browsers. Data is held in a UK region and each account's records are isolated at the database level. Staff logins are included in the price rather than charged per seat.

Limitations, stated up front. There is no listing feed to Rightmove or Zoopla, no sales progression, and no client accounting or client money handling. Payments to ProPixa are processed by Stripe; there are no other third-party integrations at present.

Pricing. £5 per property per month with a £50 monthly minimum, £4 above 50 properties and £3 above 150. Free trial, no card required.
