While there are minor areas for improvement, particularly around integrations and occasional performance slowdowns, these do not outweigh the overall benefits.

One of our entities falls under the small payments scheme for CIS, but the settings does not allow you to set this for just the one entity and have different setting for the other entities. When scanning invoices to the purchase ledger, the documents are not automatically made available in property management.

From an operational perspective, Property Tree has streamlined our overall rent roll management by improving efficiency in trust accounting, arrears management, maintenance tracking, inspections, and communication with landlords and tenants.

It get;s the job done, the team is familiar with the product, have terrrible intergrations to zapier to allow any forms of automation, layers of pay wall behind other features, support is good and does answer quickly via chat box.

The system does not allow zapier or webhooks so there are zero automation possible, but they do have intergrations with other australian companies, which means an API key is available just locked away.

Being able to upload the bank statements to the system and allocate to outstanding rents quickly.

I'd like to get a notification if a communication email fails rather than needing to manually check.

Setting up complex billing terms in MRI Property Manager can be challenging.

Cloud version is easy to use and user friendly but the leasing needs some improvements.   But overall easy to use and the reason for having this software for decades in our daily operations.

A simple task on other systems, is laborious and takes multiple steps on PMX to accomplish the same thing that would only take one quick simple step on other property management systems.

I really like that MRI Property Management is very user-friendly and easy to navigate between each module.
