The only difficulty we've encountered is what you might expect from any new software tool - getting onboarded takes a while, especially if you need the entire team on the same page.
I am also a color-coordinated type of person, love that feature. It is so user friendly and a breeze to learn how to use.
This results in faster reporting and less risk of errors. All reports are easily exportable and I can upload into my accounting system easily.

LeaseQuery has been a fabulous tool for our company. From the beginning, the LeaseQuery team has provided a quality product and excellent support.
If we resorted to using excel, we would of had many mistakes and errors.
I'm very pleased with how easy it is to use the software and we're happy with the segregation/controls that are in place.
Right now, the approver would have to reject the lease, for the original person to fix and then re-submit.
Overall, so far very happy with LQ, especially with Customer Service which has been a very helpful resource any time a question surfaces - big or small.
Reports have recently started taking much longer to run. It is difficult to look up a lease unless you have the Lease ID or know the exact address.
LeaseQuery has proven to be relatively easy to implement and user engagement has been high. They are constantly improving the product and address help requests or issues in a timely manner.
Initially, I was skeptical that a system could keep track of our company's leases. Every lease was different and complicated.
What this software offers and does for you, it is well worth the small investment. You will save more on Time, Labor and Effort after implementing LQ than what you will spend on the software.
Once all the leases were identified and entered into LeaseQuery, the system very easily runs the needed monthly reports. The reporting studio is user friendly and helpful for repeated requests.

When it comes to putting dates there is sometimes a different way to put them in. Depending on the country your are working with dates can be misleading.
Visual lease helps me to stay on top of the key dates in our leases such as expiration dates, rent increases, etc. It also helps save time with our month end accounting.
As a new user without any training, I found the reporting functionalities confusing and less than intuitive.
The reminder feature is great as it helps ensure our reported information is reviewed and updated timely.
The product does not support lessor accounting.
For the Real Estate prospective the most useful feature is the report field. It is very useful and easy to use because you can review and check all the info (General and Financial) for all the units.
Implementation was tough. Have a lot of abstraction documents that are rolling so trying to figure out how we can send new documents coming in to VLC to abstract and upload.
Customer Service is excellent, prompt and efficient. The value given for the cost is very attractive; Visual Lease is very cost efficient.
Overall a very positive experience, great integration team and customer service so far.
This tool helps to have a better control and management of the leases.
We have only just begun our journey, but I am very impressed with the customer service and knowledge of our implementation manager and our account manager.
We transitioned from using excel to manage our portfolio to Visual Lease and it has made everything significantly easier and massively reduces the risk of human error.

We have had a very good experience with UGAAP. Our representative understood the Lease Accounting Standards very thoroughly.
I am not familiar with Access databases, so it took me a bit to figure out some tricks.
Calculation tool for implicit rate is fantastic. The implementation was quick and mostly stress free.
The integration process was very easy, [SENSITIVE CONTENT] from UGAAP was very helpful throughout the whole process and was available to discuss any issues or questions we had.

The Fixed Asset management system deals with our extensive assets and the support from FMIS when implementing the software, some bespoke was excellent.
Searching for entries is a pain and often has to be exported because findings are too large.
FMIS Asset Management system is an excellent software. It has rich and easy to use functionalities.
Mistakes would creep in and the formulas would get jacked up, balances weren't always correct and with out a full audit, mistakes aren't easy to see.
The customer service has been very good, all requests for help/any queries have been dealt with promptly and our client contact has always been willing to help.
Through no fault of FMIS we never really implemented the software correctly in the first place , this was down to our own internal resource at the time of implementation.
Excellent summary and detailed, user friendly system, excellent customer support.
The data fields only allow for very little characters (max 36 characters). This proves difficult when you have notes and they have to be truncated.
There are also plenty of asset data fields to incorporate additional asset information e.g. Serial number, make, model etc which we find useful to track assets for physical verification.
Adequate scope for recording asset details due to the number of profile fields. Ease with which depreciation can be advanced / deleted greatly assists with checking how.

So easy to use, a small piece of software the manages depreciation on our assets superbly. Customer support is very good! cant be beaten on value for money.
I liked that the system could be adapted to our working methods. Most software applications are 'out of the box' solutions, where you need to adapt to it's methods.
I have found the system quite easy to navigate around and once you have had a chance to play around with it, it is quite logical and systematic.

The team you deal with are all super friendly and easy to get hold of and answers are received fast. Very happy with how the system is now running our portfolio with minimal input day to day from us.
Again this could be user error but we have not been able to work out how to use it. Maybe we could set up a all to run over this.
Released is very user friendly and easy to use and has some great features. Easy to save and access important documents.
It is frustrating that you cannot merge multiple properties into a single tenancy.
Our ability to work with investors, manage multiple portfolios and multiple trust accounts has been made easy. The information is presented in a clean user friendly format.
System can be very slow. No page(s) to list Appliance details for a property.
Instant reminders, being able to access information through the cloud are all very important features for our clients. Great customer support, good follow up as well.

I like the fact there is a very slick looking app for tenants. This helps me provide a more enjoyable and professional experience for them.
I manage 60 tenants with fairly high turnover. After trying out several other companies and being disappointed when it comes to customer service or features I finally can across INNAGO.
I was elated to find Innago - it's exactly what I was looking for, and I was amazed that it was basically free to use for the property manager.
I sometimes find it confusing when adding late fees to different types of leases.
Love the idea of being able to do everything we need on one site, screen tenants, input or upload lease agreements and accept payments. For a beginner investor this app has worked great.
Occasionally, the product adds a new feature that is hard to understand at first. Also, sometimes a delay in rent entering my bank account.
The user design is very easy to use and the software works great for its purposes. Rent gets deposited within 1 business day which is great.
I have no idea how I managed my properties without Innago.
They are excellent with customer service, and answer your questions quickly. I highly recommend them.

That you can go to one screen and see what the current rent is. We use that number frequently and its a pain to have to run a report to get it.
The 5 Stars in the Product Ratings tells it all. Ease of use, robust reporting, excellent support.
I get a lot of error messages when trying to click on individual rooms and sometimes can only change information if I click on a cluster of rooms.
Highly recommended, cost effective lease administration database and portfolio tracking tool. Dollar for dollar, perhaps the best.
There seemed to be a general confusion on who was supposed to do what next on the clients end. In addition, our extensions are supposed to be 5 numbers not 4.

I love the app and gives me accounting on the go. Helps me track invoices and profits with ease.
There are no delivery notes/packing slips. They tout a "workaround" but be warned, it's exactly 10 extra clicks so it's really not an option if you need this feature.
The ease of use and reputation are by far the greatest part of this product. In addition to this, the range of potential integrations is fantastic.
Our main complaint is that Xero stopped doing payroll in 2018, so now you have to pay an additional fee to a payroll processor such as Gusto.
Really easy to submit expenses, categorise them and check the progress of you submitted expense - super easy to do all from the app.
Changing accounting software from Xero is a horrible experience. They make it very difficult to pivot to other software.
Great that our external accountants and legal support can access online as they need. Seems to be continuously evolving and its reassuring to see ongoing development of the product.
Removing/deleting of transactions and line items are difficult, imported by error and had to delete one by one.
I very much like the ease of uploading expenses to Xero and the fact that you can save photos of your receipts rather than keep loads of paper receipts.
At times it can be frustrating that the only way to deal with customer service is via online, written support.
I think that Xero is easy to use and setup, and the UI is great for beginners to use. Overall very friendly to the eyes.

There are a lot of features that we didn't have on our old accounting software system. We have a wonderful Accounting rep (Katie Branz) who has been awesome to work with during integration.
I've had multiple problems with entrata saying that two applicants have the same email address (which halts the entire application process) when in fact no one has the same email.
My overall experience has been pleasant and Entrata has been very helpful in providing excellent customer service with it’s data base and user friendliness.
Everytime an update was made, it messed up some other products that were integrated into entrata.
I loved working with Entrata, it was easy and fast and the customer service was amazing.
Unless you have an IT person in the company working on Entrata all the time, all updates can be frustrating.
Overall Entrata is a great software and the best that I have used in my 7 years in property management.
Sometimes it is hard to know which report will give you the information you need.

You can access Entrada on the go- ranging from a laptop, to tablet, to even your smart phone. It is a fantastic tool when you are out of the office, and need to complete tasks away from your desk.

From being able to post your available apartments on Craigslist to scanning Invoices and payments. I love not having to have multiple software running at the same time just to do my everyday work.

My favorite part are online leasing, the resident portal, and the level of customization and training resources.

Entrata makes it easy to pull virtually any data you would need and format it in a way that would be presentable to owners or investors.

Overall, it has been a great experience. Support is excellent, and the company works to constantly improve the product and keep the features competitive with what's available in the market.
Also for example, you can set invoices to "warn" you if duplicate invoice numbers when manually entering, but if you are using the import feature, it will just crash.
Have been on it since the start of the company and has worked great. Customer support is always there when we have a question and it serves our needs great.
Sage intacct was the worst experience I have had with any accounting system implementation. I basically did all of the integration and system set up and paid them to do it.
The customizing of reports is great. The simplicity is nice and it's easy to navigate around and for the most part pretty easy to train on.
We get a lot of errors within Intacct and Salesforce integration, I am not sure if our setup is just complex but we always seem to be fixing something.
Many options and integrations. I have used it for a while and looks interesting, and the data is impressive.
It was cumbersome to go back and fix an error. The customer service reps were not as knowledgeable in certain areas.

I like how easy it is to work with the program, I love how if you have any questions you can call support and they are always there for you to help, super friendly and professional.
The inability to use the software from a mobile device, it times out too often, it takes a while to load.
Easy to operate, AMAZING customer service. I call often and always get wonderful service.
I wish when building a que that my dead account wouldn’t receive a text only the current one could.
Dealpack is very user friendly, easy to teach others how to use it. We love the integration of the accounting with the customer and sales dms.
We are not a BHPH but if you are, and dont have this product. You're making a big mistake.
Processing payments for our customers is fast and its ability to send e-mail receipts is a big time saver. The system's built-in reports are excellent as is the report customization feature.
When you need something they handle it no games. When you need something they find a way to get it done.
The DealPack platform is reliable, secure, and accurate. ABCoA's QA process is comprehensive and thorough.

This free software from Stessa works wonderfully for tracking expenses. When I had an issue, it was resolved immediately so customer service is top notch as well.
With my vision getting worse as I get older, it’s hard to read the numbers. I have to enlarge the numbers to read it.
This was easy to address with the software and when I asked for help on the "help me" message board, I got a complete, useful answer the next day.
It makes me a little bit nervous connecting my financial institutions to the website in light of all the hacking going on these days.
I think this is the best thing out there. Everything about Stessa is top notch from the product itself to the customer service.
As a single-entry accounting system, it comes with all the drawbacks associated with that method of accounting (no cross-checking, greater potential for error, no tracking of real accounts, etc.).
As an added bonus, I have critical information in real time that can help me make good decisions for the future. Haven't really even scratched the surface on this part but it's all there.
No more spreadsheets - Stessa provides the financial tracking and reporting I need.

I had a great experience with NetLease. SENSITIVE CONTENT] and [SENSITIVE CONTENT] were great and were willing to help in any way possible.
The most difficult part was not with Netlease, rather, it pointed out how inaccurate our numbers were before.
Overall experience from start to finish was amazing. Special thanks to [SENSITIVE CONTENT] who showed tremendous knowledge about the product and helped guide us through various challenges.
Before NetLease, we were managing our lease accounting in a massive spreadsheet that was ripe for mistakes as any big spreadsheet is.
It's great that we don't have to worry about using a separate solution, and our entries post directly to the GL. It's super easy to modify leases, and the software as a whole is really intuitive.
There are some limited fields with the bills such as being able to vary the dates on different leases.
Compared to other SuiteApps, the annual cost of NetSuite is very reasonable. It's by far the best money for time saved.
Go live entry issues created some frustration if an account was set up properly.
The ease of setting up and deploying the software and how user friendly it is.
Their communication and attention to detail was some of the best I have worked with.

Tge pricing structure is a bit odd and complicated.
Can cater for pretty much any scenario with new features being added all the time. Newer versions of the software are very impressive, some of the additions i.e. Tagetik data analytics look amazing.
Without being involved in the implementation process, it is difficult for an individual to speed up on using the system and generating reports.
Easy to maintain and administrator. Super end user friendly - finance people loves it's excel.
Some of the functions and error messages are displayed in Italian which can be corrected.
I really like the simplicity of use of the software as well as the friendly relationship and professionalism that is formed with the vendor.
Each of these processes is very different from the other and it's amazing the way we can refine the design of Tagetik to contend with the many process irregularities we have within our organization.

I would recommend Tagetik, since it is easy to use, very efficient, fast and you get good customer support.
Easy to use for the end user, great for consolidation, broad reporting functionalities and the combination of a single data source and validation processes ensure accuracy.
Overall we are happy about Tagetik and we continued buying new modules (IFRS16, CbCR) to help us with the new regulations. We support having the system and make it grow with new items.

I would recommend Tagetik, since it is easy to use, very efficient, fast and you get good customer support.

Overall we are happy about Tagetik and we continued buying new modules (IFRS16, CbCR) to help us with the new regulations. We support having the system and make it grow with new items.

I like the software because it is easy to use and implement. But the greatest benefit in my mind is the customer support and customization that is available.
I have requested a Subject Access Report which they have totally ignored and are the most rude, arrogant and unhelpful company I have ever had the misfortune to deal with.
MRI has a great vendor partnership that allows the vendor to seamlessly integrate their software with MRI's databases. You get the best of both worlds.
I doubt MRI will reduce annual cost to make up for the loss of a program that we are receiving and paying for with the current software. Billing detail could be clearer.
I've had CallMax/MRI on my multi site properties for years, I love the option of texting and emailing blasts to residents and pricing is very reasonable. I like the automated answering service too.
The call back feature that blocks the personal number is only available in the emergency maintenance mailbox. All other mailboxes it shows the phone number.
My overall experience with MRI is positive and would recommend to anyone in the industry.
Stacking Plans can not download to excel. Printing Income Statement - suppress zeros does not work for our Custom Report.
MRI has also rolled out new features for the Public Housing market that is helping us get our jobs done better and faster. We can't wait for the newest software to come out.

I can access Leasecake on the road and get back to Tenants immediately, which is crucial for me to remain successful. Leasecake Staff has been wonderful to work with from the start.

I love Exact Estate because It is so easy to navigate and find your way around & really love the Mass recerts that was just recently added.
If I am struggling its usually from user error.
I love the fact that EE is integrated with other marketing firms to able to turn leads into prospects, and that help us turn 26 vacant to 2 vacant.
The only thing I would say is for upper management to remove the restriction for resident to use all the work orders features instead of using the entry notes only.
I also love the fact that I can tract my applications to approved background and compliance without having to switch to another site.
Run into couple random login problem, but it got fixed very quickly.
ExactEstate is very user friendly and simplify software, love the Property Dashboard shows the summary list in one page, easy to find info at a glance.

Knowledge database is excellent, among best in class that I've used. ETL functionality has been helpful for mass updates, and user management is easy once you get the hang of it.

Brokers don't always update the listings or they purposely leave off information. Cold calling is still a thing with this software, it just gives you a base and a prep before your call in my opinion.
Once i understood what I couldn't update/change as an admin, my experience has been very pleasant and also easy to explain to SOX auditors.
