Their website is decent, but often times not intuitive at all, which makes it confusing. As said above, customer service is laughably bad and the reason I'm switching. And not having an app in this day and age is totally baffling.

The software lets me create and customize leases from templates, which feels much more official than making something up myself. AND it saves the lease in my account with my edits, so that when I want to renew it I can just copy what I had last year.

It can get expensive if you are managing multiple properties because there is a fee for each unit managed, and if you don't cover the fee then the tenant will have to.

The features are practical and save me time from screening tenants to tracking expenses, I feel like I have real control over the details.

The thing I liked least about Avail was that some of the leases did not seem to be as thorough as having a certified lease, but avail allows you to upload your own lease if you don't like the free options they provide.

Tools like digital lease signing and online rent payments also make managing rentals much more convenient without the hassle of paperwork.

Having the contract template and the payment processing all on the same platform make it easy for the landlord and the tenant.

Software is supposed to make processes easier, and this feels like it's only easier for dealing with multiple properties in bulk, for the landlords.

Not ideal for managing a single property with people who are not great at jumping through multi-stage online processes.

I am able to keep track of expenses, payments and I don't need to be the one reminding tenants of payment

Knowing that data is protected and payments are processed safely makes it easier to focus on the relationship rather than worrying about risks or errors.

Are the checks done and paid for, but they now have to log in a second time to authorize sharing the report they paid for?

It allows you to save money on hiring a pm company to handle your properties.

Emails receive no reply, and talking to someone is not an option.

Self property management

Certain usual features such as adding custom questions require paid add-ons.

Knowing that sensitive information is protected helps me feel confident using it for important transactions and records.

I like that Avail makes managing rental properties simple.

There is only a desktop version that you can view on your smart phone.

Its gets so pricy if you want to manage more units.
