Nowistay is an all-in-one vacation rental platform: a property management system and channel manager with a fully autonomous AI co-host built in. It is made for hosts and concierge services managing 1 to 100+ properties.
AI co-host, fully autonomous
Unlike tools where the AI drafts a reply and waits for host approval, Nowistay's AI co-host responds to guests directly on Airbnb, Booking.com, Expedia, WhatsApp and email, in 90+ languages, 24/7. It understands the property details, house rules and booking context, handles questions and early check-in or late check-out requests, and escalates to the host only when necessary. Average response time is about one minute.
Channel manager
Rates, availability and bookings stay in real-time two-way sync with Airbnb, Booking.com, Expedia and VRBO, plus iCal for other platforms. Per-channel rate adjustments, minimum and maximum stay rules, and one calendar for every property. Airbnb listings can be imported in about a minute.
Guest messaging and automations
One inbox for Airbnb, Booking.com, Expedia, WhatsApp and email. Scheduled messages triggered by booking events (confirmation, pre-arrival, check-in day, after checkout), sent through the booking platform, WhatsApp or email.
Team and missions
Cleaning, maintenance and check-in missions are created automatically from bookings and assigned to your team, with photo checklists and notifications by push, WhatsApp or email. Each team member gets a mobile dashboard with their own permissions.
Digital welcome guide
Property guides with check-in details, house rules, Wi-Fi, local tips, videos and a shop for paid extras. Shared by link or QR code, available in 8 languages with one-click translation, exportable to PDF.
Smart locks
Nuki, igloohome, TTLock and Tedee included, with Yale, Schlage and August as add-ons. A unique access code is generated, delivered and expired for each booking.
Direct bookings and payments
Booking widgets for your own website, Stripe payments, split payments, security deposits and length-of-stay discounts, with 0% Nowistay commission. Paid extras are sold by the AI in conversation.
Guest identity verification
Guests can verify their ID before check-in, with verification links sent automatically.
AI assistants and API
Nowistay is an official ChatGPT app and connects to Claude through its MCP connector, so hosts can check occupancy, update prices or message guests in plain language. A public REST API and webhooks are also available.

Monthly per property, no commitment: 2 EUR for the digital welcome guide, 12 EUR for the AI Channel Manager, with automatic volume discounts from 5 properties. 30-day free trial of all features.
