Property Administrator

A lot of User Interface gap connections, Scripting is difficult with little guidance of which Class/Function applies to what etc., NO Free add-ons, Tenant difficulty using/instruction on use, limited # of users can access at one time, rent manager university only has 1 profile included, can be extremely costly with addition of all of the add-ons to make it the way you want it to function which can be time consuming trying to find alternative ways to make things work.

Since we have been using this product, we have been more than satisfied. If we do run into a problem that we personally can not solve, the Rent Manager agents have always been exceptional in their service to us, as well as, friendly, non-judgmental and get the issue taken care of quickly.

Full Tenant communications available**, Property/Staff/Maintenance Management, knowledgeable Customer Support team, full operation system including accounting makes it desirable.

As both a loan originator and property manager I find myself needing to send the same messages over and over and in the past meant - from my cell phone - 1 tenant or borrower at a time.

The web version still does not have all the features of their remotely hosted service, RM12. Though the web version is the direction everyone is being gently pushed to use, the Windows version (that runs on their servers through Remote Desktop Services) is loaded with features.

Rent Manager puts all information - including the interactions between staff and renters - in one place, where everything can be reviewed and tied together.

The language of Rent Manager can be, at times, obtuse and difficult to interpret; the difference between the Compose Letter, Letter Templates, Signable Documents, and Signable Templates, for example may seem arbitrary, but you won't find the form you're looking for unless you select the right spot.

Like when printing a report, I click the print icon and it brings up a dialogue box that defaults to "other printers" rather than my "default printer".

It has streamlined our property‑management processes, improved tenant communication, and helped our team stay organized.

It's very thorough with all of the features for tenant/rent management, easy access to numerous reports, user friendly, security features are impressive, and the process management aspect is super easy to navigate. but most importantly the customer service is EXCEPTIONAL!

It handles everything from accounting to maintenance requests, which helps us stay organized and efficient. Once we got past the initial setup and training, it became an essential part of our operations.

It would just make it easier to recognize things that need to be reclassed or to help explain to a board member or investor where certain numbers come from without having to do a lot of research.

Simple things like publishing documents or preparing a letter to email cause several delays daily since their solution is to just close RM and then log back in.  

Works well for the basic aspects like tracking tenant/owner/property data and communications and the customer service agents are pleasant.

Sometimes it has bugs, like when you open something, it takes a lot of time or completely shuts off the program and you need to log back in

I honestly do not have a concern about anything with Rent Manager. If I have concerns about the ability to do something, I simply call the toll-free support line and am quickly assisted with a resolution.

Othere issues are letter templates do not open when you tried to careate them and the system gives a error message and I have to restart the program.

They have great reports and lots of customization options as well as integrations.

As an all-in-one solution, I no longer need a separate system to track maintenance, which was a pain point for us.

My favorite part is being able to import (or internally create) ANY form for e-sign!

The API with AvidXchange that allows us to sync vendors, GL accounts and invoices/payments for approvals and processing.

Being that my background is Excel-based, the option to Alt-Key my way through the majority of the program is super useful.

These fields make us able to throw away all our old word documents and tracking excel spreadsheets, so we are able to clean up our computer drives and have all the information in one place.

Rent manager's customer service department is great as well they will help you with all issues and if they do not know the answer they will ask their team leads so that all information is accurate the first time.

It is a good experience and I like the fact that I can use rent manager with my phone and tablet in case I got no access to my computer

I'm not a fan of the late fee structure as it doesn't show up on our end right away when a resident has a late fee added.

The global search tool is the feature that has proven most useful for me when working with more than 50 properties and all their associated tenants and vendors.

Rent Manager is an all-in-one solution for someone who has a property business(since it includes bookkeeping and property management features).

It should be able to track what you are doing and assist with the process instead of letting mistakes to be made.
