FieldStay is a property operations platform for short-term rental managers running 1 to 100 units. It handles the work between checkout and check-in: crew scheduling, turnover checklists, inventory restocking, maintenance work orders, vendor coordination, owner financials and guest messaging.

Most STR software is guest-facing. FieldStay is field-facing, built on the premise that clean properties, stocked supplies and completed maintenance are what protect your reviews - and that the coordination behind them should be automated, not remembered.

CORE MODULES

Turnovers - Jobs are generated automatically from PMS booking data, including same-day flips. Crew suggestions are scored on availability, proximity, reliability and workload, and the engine learns from every accept or override.

Crew mobile app - An offline-first PWA. Cleaners run checklists, capture photos, log inventory counts and flag issues with no cell signal; work is stored locally and synced through a mutation outbox on reconnect, so nothing is lost in a dead zone.

Work orders and vendor dispatch - Full lifecycle from creation to sign-off, with photos, line-item labor and material costs and a not-to-exceed limit. Vendors get a dispatch email with a secure, expiring link and sign off from their phone - no account, no app download.

Vendor compliance - A document vault for COIs, licenses and bonding with expiry tracking, graduated warnings and automatic blocking of lapsed vendors from new assignments.

Maintenance schedules - Recurring schedules (weekly through annual) that auto-create work orders, route them to the right specialty vendor and advance the due date on completion.

Inventory - Par levels per property, count sessions run by crew from the mobile app, and automated Kroger cart building when stock drops below par.

Asset health - An asset ledger with health scoring against lifespan standards for 21 asset types, plus warranty tracking, AI data-plate scanning and MACRS depreciation entries for tax reporting.

Owner portal and financials - A per-owner P&L ledger that auto-posts cleaning fees, work-order expenses, restock costs and booking revenue, read through a token-gated portal with no owner login to manage.

RepuGuard - AI-drafted review responses with flag detection for legal, safety and billing content, kept under human approval.

Guest guidebook - A mobile-friendly guest guide with WiFi, check-in and checkout instructions and local recommendations that adapt to the time of day, the weather and where the guest is in their stay, plus contextual SMS nudges. No app for the guest to install.

Guidebook sponsor program - Each guidebook carries up to six sponsored slots for local businesses at $15/month each, billed through Stripe. Three active sponsors unlock the guidebook permanently; five earn a $10/month subscription credit and six earn $25/month, applied automatically each cycle.

TECHNICAL AND SECURITY

Next.js 16 on Vercel, PostgreSQL on Supabase. Every table enforces Postgres row-level security, so tenant isolation is enforced by the database rather than by application code, and is verified by an automated cross-tenant probe against production. Background work runs on durable, idempotent step functions, so retries never double-post an expense or duplicate a work order. Stripe webhooks are signature-verified, token-gated public routes are rate-limited, and errors and traces are monitored through Sentry and Axiom.

PRICING

Flat tiers by portfolio size: 1-4, 5-15, 16-50 and 51-100 properties, with custom pricing above that. Every tier includes the entire platform - no per-property metering, no feature gating - so growing your portfolio does not multiply your software bill.
