SMPLR HOA brings everything an association runs on into a single system: dues and accounting, maintenance requests, violations, vendors, documents, communications, and meetings.

At the center is Milo, a built-in AI assistant. Milo answers homeowner calls, sends dues invoices and reminders, matches payments to charges, flags unusual items for review, and keeps requests, violations, and vendor follow-ups moving. It delivers a daily briefing and drafts emails and reports. Routine work runs on its own; decisions wait for board approval.

Meetings

Meet in a built-in video room for up to 200 people by phone or browser with nothing to install, or record an in-person meeting in the app. The AI transcribes and drafts the minutes, and the secretary reviews and approves them. AI providers are under agreements that prohibit training on customer data.

Financials

An association-specific general ledger, reserve fund tracking, budgets, and auditor-ready reports. Homeowners pay by ACH, card, Apple Pay, or paper check to a lockbox. Optional nightly QuickBooks sync.

Governance

Documents, rules and covenants, violations, architectural review, and vendor records, with history retained for every action.

Community
