anpira overview
What is anpira?
anpira is a property management system with a built-in channel manager, built in Spain for hosts and managers with 1 to 20 vacation rentals.
Rates, minimum stay and availability go out to Airbnb and Booking.com over an official connection, and when a booking comes in, those nights close across the other connected channels. anpira can be your PMS, or connect to the one you already use: Smoobu, Hostaway, Lodgify, OwnerRez and Hospitable over API, and any other platform through universal iCal.
Around the booking, anpira runs the whole stay. Online check-in with document scanning files the Spanish traveller report with the Ministry of the Interior through SES.Hospedajes, within the 24-hour window of RD 933/2021, and stores the receipt. Payments for direct bookings and upsells go through Stripe, with the host as the merchant and no commission taken by anpira on upsells. Access codes are issued per stay for smart locks or a keybox, and revoked at checkout. The cleaning app works with a link and a PIN, with no accounts, and each clean is sealed with timestamped photos that anyone can verify.
The AI works on both sides. Guests get a concierge that answers in their own language, 24/7, using only what the host has given it, offers upsells such as early check-in or late checkout, and can sell the empty nights next to a stay so the guest extends. It never touches prices, bookings or access codes, and escalates to the host when it cannot resolve something. Hosts get a copilot in the OTA inbox: Airbnb and Booking messages arrive in one place with a suggested reply the host reviews before sending. Nothing is ever sent automatically in the host's name. Optionally, the concierge learns from the host's own replies, so an answer given once does not have to be given again.
What anpira is not for: portfolios larger than 20 properties, or long-term and seasonal rental contracts.
