Best property management software for the price

Reviewed 2 years ago

Reporting is important and Buildium lets you know who owes how much and what bills need to be paid. It simplifies the bookkeeping aspect and gives accurate accounting if used properly. Really enjoy having a dashboard with all critical information at my fingertips.

Pros

Buildium is packed with features to streamline property management and cashflow. There is no better way to accept tenant payments and pay vendors online with the click of a few buttons. Once we got our tenants and vendors using the payment portal, we drastically reduced time spent on processing paper bills and checks. There are so many ways to automate tasks and save time.

Cons

I'm hoping that the developers add the "Duplicate Invoice" feature in the Bills module. This would save a lot of time when entering several bills at once. Setup is difficult but key to make the software work for you.

Vendor response

Hi Aaron, Thanks for your feedback and excellent suggestion about making duplicate bills! Did you know you can submit suggestions like this directly to our developers? If you haven't already, navigate to the "Suggest a feature" option in the Help & Support menu in your Buildium account. - Charlie

Buildium Is a Professional Property Management Software at An Economical Price

Reviewed 6 months ago

I have tried many Property Management Software items throughout my career. Still, Buildium offers far more features for the price than any other software, along with the Buildium Academy, and continually updates the software to include more features.

Pros

I like the multitude of features that Buildium offers, with work orders, rent tracking, and accounting among the most helpful.

Cons

In my opinion, Buildium's many features are hidden by an antiquated interface, making it difficult to learn initially. If this interface had a more modern feel, it might attract even more customers once they could see its many powerful features.

Vendor response

We've glad Buildium is providing you value. We're also open to feedback. Let us know what you'd like to see for interface updates by going to the "Suggest a feature" page in your Help & Support menu.

Read this before making the mistake we did !

Reviewed 8 years ago

This is the 2nd review we have posted on lack of customer services and the unwillingness of this company to assist their clients. Instead of writing a descriptive review we have decided that we will just copy and past section from the last email communication with the companies supposed "Stevie Award Winning" Customer "dis-service rep" Jeana Pndelli. You as the consumer should decide if you would...

Pros

Nothing really.

Cons

Lack of customer service. Armature accounting and reports. Unwillingness to listen to their clients. Horrendous file management system. Not for HOA management .

Great value in a property management Swiss Army Knife

Reviewed 6 months ago

I would say that Buildium has turned what was a loathed but necessary process into one that is 95% smooth and enjoyable. The ease of calling up specific internal Reports and making them available to appropriate audiences is a breeze, and it's accomplished with visual touches that add a lot of professionalism to the presentation. For those who are not familiar with it, your stock will go up as people will be amazed at how fast you can provide relevant responses. Inquiries that used to take weeks to wend their way through a CPA and his staff, can now be generated in five minutes and sent back to the inquirer. We have cut our external accounting costs significantly by doing internally what used to be sent out for routine addressing...knowledge is power.

Pros

It is a comprehensive set of tools that can handle, to a greater or lesser extent, whatever you throw at it. I would not dream of managing the property I do if it meant returning to the former ad hoc, cobbled together process. Buildium shows the net benefit of having an integrated, systematic handler that does not require having to trouble shoot different resource modules or integrate app functionality, the things that can drive you to distraction instead of providing efficiencies. It is obviously a tool that has had thoughtful design at its core, with ongoing updates and expansion of functionality as feedback on it is digested.

Cons

The thing that makes Buildium so good is the thing that trips it up, at least a bit, in making it compliant and compatible in accounting function. As software, it was, by far, the best integrated accounting tool that was part of a larger management tool. But because it is not specific to accounting, we had to do a rain dance for awhile to bring it and our accounting firm's approach into cohabitation....

Vendor response

Thank you so much for such a thoughtful and thorough review, Wayne. The fact that Buildium is making things more enjoyable is supremely gratifying to know.

Buildium makes my work life easier

Reviewed a year ago

The overall experience has been very easy because we had so much customer service assistance. The switch has been a lot easier than we thought. We’re going on a year now and we couldn’t be happier. This is our first tax accounting season using the Buildium program from what I heard it’s been very easy to do

Pros

I work with maintenance daily and I love how easy it is for me to use for all aspects of maintenance from work orders to vendor payments. I love being able to track tenants payments in real time and explain to them if and Why something is the way it is without having to pull out files and do a lot of intense research because it’s all right in front of you. I like being able to look up vendors payments, and total cost of repairs for certain jobs. I also like the ease of billing tenants for their repairs and adding to the lease ledger. I enjoy our office staff can all see what’s going on with the repair over the tenant with ease.

Cons

I don’t know that much about the accounting aspect, which I blame myself for. I need to take some buildium academy accounting classes as I really don’t work that much on that end of the business.

Vendor response

Hi Patricia Lynn, Thank you so much for your review. Seeing that Buildium is helping you so much is super-satisfying. Definitely check out Buildium Academy when you've got the time, because it's got some thorough accounting lessons. I hope Buildium is helping make your first tax season with us quick and easy. Poor Website

Reviewed a year ago

Software it great, easy to use and navigate. Website is not great and limited in customizing or changing.

Pros

Easy of use from the user end. What I like about the company is the always are trying to improve in areas that need it.

Cons

I don't like the website. It looks old and not professional. Other software companies allow the use the ability to have a website made for them for a cost and buildium does not. As my company has grown it would be nice to show how we are professional and a good management company with a modern more professional website.

Vendor response

Thanks for such a thorough and thoughtful review! We love to see that you are finding the software easy to both use and navigate. Buildium is the Best

Reviewed 2 years ago
Pros

The system is very user friendly, the partner integrations add value that wasn't there before, reports are easy to read, and the Resident Center is a great way to communicate with the tenants.

Cons

I would like to be able to transfer tenants within the community, or to sister properties, without moving out and moving back in and I'd also like the record deposit screen to have a filter function (by property, by unit number, and by amount). A move-out/move-in report would be nice too, and the ability to run the Vacancy report within a specific time frame.

Vendor response

Thanks for your review, Aleta! Glad to see that the Marketplace is bringing you some value. Sounds like you've got some good suggestions. Have you tried submitting them to our developers through the "Suggest a feature" option in your Help & Support menu? - Charlie

Review

Reviewed 3 years ago

Overall to date after use of this product for 3+ years or so, it has been positive and for the most part appreciated. However, I would suggest being cautious and calculating when considering the new module roll outs vs their related cost increases for users especially considering the user demographics of the product as currently Buildium has a solid thing going right now in terms of their appreciation and overall responsiveness in terms of product module updates/new feature rollouts in response to their immediate user's feedback and needs in running their businesses.

Pros

Initially, its low cost and welcoming feel towards the smaller property management and investor teams which given all the recent price increases that has slowly faded and now feels almost as if price targeting is trending similar to Appfolio which was the primary reason we initially chose Buildium vs Appfolio upon start up. That said, I still do love the open request and feedback solicitation from...

Cons

Still feed as if the different key modules of Buildium are too scattered about and not as either user friendly as needed and most significantly how those same critical modules do not do the best of jobs of being interconnected in the sense of communicating with one another to make processes streamlined and just less redundant throughout the Buildium suite overall. For example, there still could be plenty of improvement between the Rent Roll and Expiring Leases modules in addition to the same being said for the overall Accounting/Financial reporting modules themselves as those 2 specifically could use some vast improvements to help make them much more robust and professional.

Definitely Worth a Try

Reviewed 4 years ago

Overall, I think Buildium is a good company and I think they are struggling with the fast growth process, as many companies do. The cost of their program is less than Appfolio and the folks that work for them are better at helping out with issues. I found Appfolio's phone support to be mostly snarky know-it-alls and patronizing 20-somethings with an attitude who seemed to be bothered by my questions . Buildium support has never come across that way.

Pros

The set up process and assistance in doing it was quite seamless. The ongoing support is there if you need it and the tutorials, although not great or always up to date, do help you figure things out without having to call in.

Cons

The close-out of a tenant can be awkward and not intuitive. The return of security deposits with interest and charging of fees is clunky. Also, when a lease runs out, the system doesn't roll them over to month-to-month. It simply just closes out the lease on line and makes it look like the tenant doesn't live there anymore or owe any rent. This is both frustrating and stressful because if a tenant owes money and decides not to declare that, they could potentially get away without paying rent. There needs to be a change in the rollover of the leases in the system so we don't miss collecting rent.

Pro's and Con's 22 month customer

It is not a five star product because of the support they "don't give. The support staff are educators not problem solvers. The software is cheaper than the competitors and it works well. I would buy it again, but that doesn't mean they shouldn't fix the problems.

Pros

When you call support you do not have to wait on hold, they will call you back. Reporting is very nice. The system actually works. Price is fair.

Cons

Release communication: When the release breaks something and the accounts get messed up (like they did a upgrade for lease renewals that had a bug where the leases did not renew with the correct rent amount), the communication is horrible and they fix the problem going forward but not the messed up accounts. Phone support is lacking. When the error cannot be resolved immediately (by telling me what...

Property Management Software - works very well for non accounting backgrounds

Reviewed 5 years ago

Automation is HUGE! online payment is HUGE! It's connecting my tenant/client requests with my staff and subsequently my vendors - less mess to sort through!

Pros

I don't have to have a degree in accounting, between features, FAQ's and support, I've always been able to resolve issues. Love that it streamlines my processes into one central place and that I have a good overall place for myself, my assistant, my clients and tenants to look at things. Love online payments and ability to pay out to owners and vendors online as well! Software has fantastic capability to shift easily with the changing needs of business (growth or even if we were to pull back a bit - affordable and seamless transition!)

Cons

The vendor/owner portals are difficult and messy. Also, my vendors can see ALL work orders, not just their own for a property they have access to. They have to go under maintenance just to find work orders (not intuitive). Would be awesome if they could just reply to the emails the system sends and have those replies/files be uploaded as communication on the work order. Loading pictures is ok but...

The Cadillac of HOA/Condo/Property Management

Reviewed 6 years ago

I have searched far and wide and Buildium is the best available for HOA/property management. I use it for all my monthly paying accounts, and find that the professional statements which are easily generated make managing the finances uncomplicated. Overall, Buildium is super customer friendly and has always met my expectations in the five years that I have been with them.

Pros

This software is mandatory if you have monthly payments for properties. It accepts EFT/Debit/Credit Cards and has a very user friendly approach to keeping financial records on individual homeowners in perfect shape. They also allow easy access for homeowners to both their own account and payments, and to governing documents, minutes, etc at any time. Imputing the payments and checks etc is easy...

Cons

The non-bending method of making payments - where they require the vendor to log in and invoice directly vs just allowing me to make quick payments to say the lawn guy or other vendors who wouldn't know a computer if it smacked them in the face. I do not use this portion of the software. I have also asked them repeatedly to sell a 'lite' version of the subscription. One where they charge less for seasonal payments. I have several HOAs that only pay once a year, and can't use Buildium because it is cost prohibitive to have an account open for 12 months that only has one payment per year. They need to have a Florida/AZ/Seasonal version at a lower rate that has limited payments.

Vendor response

Hi Monique, Thank you so much for your review! We're so thrilled we've been able to help meet a lot of your management needs over the past 5 years. We've made a note of your feedback regarding vendor payments and Buildium "Lite", and will pass it along to our product team! Best, The Buildium Team

We have been using Buildium for just over two years now and I could not love it more!

Reviewed 6 years ago

I had been using a DOS based management program for nearly 20 years and had to go online due to the changes in technology. It was a very stressful time trying to find a program that could do what we needed and was affordable and that I could manage on my own. Buildium has been the answer. We LOVE the online payment option for our tenants and landlord. We LOVE all the reports and the way the accounting process is set up. Most of all, we LOVE the excellent customer support we recieve from the Buildium team. The whole experience has been outstanding.

Pros

The customer service is OUTSTANDING! There is no way to be able to solve all the problems of transitioning to a new program on your own; I tried that with another program, using the excellent documentation they had provided but was never able to overcome some of the posting problems I encountered. I ended up frustrated and stressed out from being unable to understand how the program wanted me to do...

Cons

The ONLY thing I can think of that I don't like about this program is that one of the report sorts I use is done by the owner first name, instead of last name and the security depsoit breakdown report is done by Owner name, instead of the Tenant Name. Other than that, I can not think of a single thing to complain about. It is a great company!

My overall impression is that this is a good product for small to medium size residential property management firms (10-100 units). If you have fewer than 10, this product is overkill. I have a few minor quibbles with Jim’s review, but he’s mostly right. While you can invoice an owner for repairs, it’s not as easy as it should be. Jim’s also right about our reports; we provide most of the reports people expect, but you can’t customize them and trying to manipulate them in Excel is a pain. That’s something we plan to tackle in a future release. It’s also way too hard to find what you’re looking for in the current release, but that’s changing with the new global search feature due out in the next few weeks. You still won’t be able to search for a missing check, but that’s on our roadmap too.

Buildium is a "must have" for all property management companies

Reviewed 2 years ago

Honestly, it has helped our business out tremendously. The way it tracks financials for all associations and clients are able to pay online and also the apartment residents. Really glad this program allows the accounting part of any business along with the management of all properties in one program. It took the place of our "quickbooks" very easily. i love it

Pros

I was a little "iffy" at first with this program and didn't think it was worth the cost, but boy was I wrong. Great program and very easy to use, even for the "not so computer savy' people. I am glad I gave the program a try. Invaluable to property management.

Cons

The only thing I can say the program could improve is to be able to re-email a payment receipt. If for example and error was made posting the payment and edited the payment. Would like to be able to re-email payment receipts if edited.

Bank integration

Reviewed 3 years ago

From 2017 to late 2019 we were very happy with them. They were bought by RealPage in 2019. My guess is this has something to do with the issues we are facing now.

Pros

Mostly user friendly and easy to use when the bank integration worked.

Cons

No longer lets us reconcile with the bank link. States specifically this is a feature of their software but we are told by Buildium that we will have to manually reconcile. This was a PRIMARY reason we chose Buildium. The answers we get as to why are inconsistent from each person we speak with. Now we are being told that our subscription price is being raised. Would be nice if they were accountable for their issues but it's a constant passing of the blame.

Vendor response

With auto-reconciliation, we rely on compatibility with the banks and their login requirements. Recently, an issue has been identified with banks that have multi-factor authentication as part of their log-in process; this includes receiving a code via text or an authentication app. I hope this provides more background for you around this functionality.

Pros

Developed specifically for my industry and ability for tenants to pay rent & view ledger online. I like that software updates are typically helpful with increased automation and improved end-to-end workflow.

Cons

Support has increasingly become distant and vague. 6+ years ago I could call or email and contact someone who I could show the problem I was having. Buildium - Easy to Use, Improving on Features

Reviewed 5 years ago

I know Property Managers trying to manage properties using spreadsheets. I can't imaging trying to run 41 units on a spreadsheet so I love the ability to compartmentalize all the components of Property Management. I love the ability to receive all payments, including cash, electronically without having to run a deposit to the bank. While I think your Customer Tech Support is great, there are times that I am able to figure out how something works and why it works that way, faster than Tech Support and sometimes they can't figure it out, I have to tell them the logic behind how it works.

Pros

User friendly, accounting functions easy to adapt and correct. Great tech support. Integration of application information porting to Tenant ledger is improving. Like the auto transactions to move Pre-paid rents to actual rents.

Cons

Inability to edit a task description. Inability to run a "snapshot" report for some GL accounts (which always pick up the current balance instead of selecting the balance as of a given date, lazy programming). Appfolio features integrated leases as a basic feature, not an additional service for elease, which is cumbersome and expensive for smaller companies. Appfolio also provides a scheduling feature at no additional charge. However, Buildium's accounting/office backend is vastly superior to Appfolio. Overall, I like Buildium and its'user-friendly platform.

Excellent software that is constantly looking to improve itself and its value

Reviewed 5 years ago

We have loved being users of Buildium and have continue for almost 10 years. The value, quality, and efficiency it adds to our business is truly worth its subscription price.

Pros

We love that Buildium is constantly looking to ways to add value to our daily work. We have integrated Happy Inspector into our protocols due to its ease of use and integration into Buildium. The work orders and online portal are phenomenal additions as well.

Cons

We find it very difficult to manage accounts with many tenants. Sororities and fraternities with multiple payers must be divided out via a spreadsheet to truly see where the payments are being made.

Like Buildium so much!

Reviewed 10 years ago
Pros

We're a somewhat small Property Management company in California with about 140 units, and I like a lot of things about Buildium. The customer service reps are helpful and polite, which is so noticeable today. They know what they are talking about, and I understand their explanations; they speak clearly and in good English, especially with accounting questions, as accounting is so confusing to me....

Cons

The system slows down sometimes around 4 or 5PM Pacific time, but I'm not sure that it's Buildium's fault. We're in California, and customer service phone help ends at 2:00 PM Pacific Time, and it seems that when I occasionally want to call, it's after 2:00 PM, which is a little frustrating. The reports are great, but there is just one report which I used to run on my old program that isn't available on Buildium in the same format. Otherwise, I've found all the reports so far that I need. I really can't think of anything else of significance that Buildium doesn't offer.

Affordable, solution oriented PM

Reviewed 3 years ago

Excellent.. great product, user friendly, easy set up, reliable and convenient! Great for any size business!

Pros

Easy and use friendly! The online payment system and space to store lease, pm agreements, insurance docs, bills, etc makes this the best source for our managers, landlords and tenants!!

Cons

The online work order and maintenance features are not the best. Having this all in one place for tenants to post can cause misunderstandings and gives tenants a place to complain before discussion with manager to resolve the issues.

Overall Great Product

Reviewed 3 years ago

Overall, Buildium has streamlined my 30 Associations management, my staff, and books. The ease of use is the best feature. I would recommend it.

Pros

Ease of Use, clients love Resident Center. We have 850 units. Call in to add more units, customer service is quick and helpful. I love that Buildium started with me when I only had 35 units. No other software would. My customized pricing is competetive.

Cons

When entering payables, it's easy to pay bills twice, as they do not track invoice numbers and alert you "this has already been paid" like Yardi does. Financials, I wish they had more reports for receivables, more detailed reporting. Lastly, EPAY applications are taking up to 2 weeks to approve. It's simply too long.
