As a very hands on management team we are big fans of the reporting and openness of Resman!

Pros

The rent, renewals, increases, exposure, expirations, etc, all the best we've seen! Invoices are stored neatly.

Cons

Collections don't seem to be fully integrated with our bank account (may be due to low income housing/recording of housing deposits?)

Onboarding didn’t cover what we needed and our account rep and support is a steady disappointment.

Pros

The dashboard is simple.

Cons

They don’t offer an open API. The reports cost extra to pull exactly what you need.

Hi Allyson. I'm really sorry to read your feedback about ResMan. I know about your specific experience and can commit to you that the onboarding and support issues you experienced are behind us. We're growing rapidly. Every now and then there are hiccups. We've identified the issues and put in place the right people and processes to ensure that what happened to you doesn't happen again, to any customer.

We do offer an open API, and for the sake of our entire customer base we require that it is responsibly used. That requires a nominal screening, approval, and terms of use agreement for each integration.

On the reporting side of things, ResMan includes hundreds of standard reports; each are widely used by hundreds of customers and covers most reporting needs for most of our users. A custom report does have an additional cost, unless we hear the same report request from multiple customers.

Great Full-Featur Program and Easy to Learn/Use

With managing almost 350 units, we were swimming in Work Order and Maintenance information that was hard to keep track of.

Pros

We now have all of our property management documentation in one place from Tenant files to Maintenance to Affordable Housing reporting information.

Cons

We know we can find a solution but our Management Company is growing so fast right now, we are tackling getting our new units into ResMan and then will get back to solving the Tax Credit Compliance reporting piece.

Overall in a nut shell, the system is pretty awesome and is adequately equipped with all the necessary features like Accounting/Finance, Reporting requirements, Operations necessities and Administration & Management.

Pros

This software is very user friendly and offers a variety of features required to manage any property size efficiently and . The Dashboard is pretty awesome with respect to have features available right infront of you for rapid data analysis and quick decision making.

Cons

Needs to have its own Screening software. Pay lease and Rent dynamics may be considered to be made direct part of ResMan main page.

Pros

From its comprehensive operations features, including empowering end users to make unlimited resident corrections, customizable dashboards, intuitive document storage, cross browser/platform support, and seamless open RESTful API industry integrations to a powerful accounting GL back end (loved by our entire very demanding accounting team) and included resident portal, it's the most elegant solution in the industry currently.

Cons

Presently, there is no custom report writer, but they are very close to releasing one.

An Accountant's Perspective

Other software companies on the market focus on managing tenants but lack proper accounting making us, as the accountants, use to QBO or Xero.

Pros

It is a full service tenant management program along with a full service back-end accounting program.

Cons

We have also found implementation glitches when we are not involved directly with the clients implementation process.

We use Resman as our Property Management software for our community of 282 apartments.

Pros

It looks much more advanced than other property management software I've used prior.

Cons

I feel like this software isn't easy to pull specific reports. It could just be a training issue, but some reports I used to be able to access immediately are more difficult to find.

Pros

Training was also great and they work to get all your information imported into their system.

Cons

You have to have separate contracts for background, collections, lease generation, website, etc. This leads to very high cost for the software.

Great Software for Multi-family Housing

As the Assistant Property Manager of a large community of over 500 units, Resman makes my tasks of communicating with residents much easier and less time consuming.

Pros

I can easily and quickly send out text alerts to all residents about emergencies, events, etc.

Cons

There is not anything I can think of that I am unhappy with at this time. Resman is very user friendly and also has training videos that you can watch if you need assistance.
